In my opinion work on dha phase 7. Some where 200 house already built there and tentatively 250 house under construction. Very good infrastructure. It is silently building up and price may rise soon. It is part of phase 6 in my eye view close to Lahore ring road .liver kidneys center. Foreign universities. Hospital. Commercial areas. Attached with barki and bedian road. Phase 6 is now quite filled up and next is the turn of phase 7 and the best thing is it is in your budget.
Lets see what @ Chaudhry Muhammad yasin CMY advice or the representative from @ LRE Team says. I am too wondering and waiting for their reply

Thank you for your reply it seems you endorsing the opinion of Mr Shoaib Hafeez. Taking into account the factor of inflation in Pakistan and increasing construction cost by 15 to 20 percent per year I rather say do it now than latter. Well how much wait is required for prism possession and can a good location be bought in 15 million in dha phase 7 ?

for Prism, please explore this page, CMY recently shared latest situation
in Prism prices are within good range and you can buy very good location in 125-135 lacs

but after 3 years ( possession) Prism will surpass Phase 7

Some information if you want to build a house.

1. Best place to build a house is Phase 6 now.
2. Only place where you can build a house in phase 7 and start living now is S block and Upper T block. May be in couple years W and Upper U block become livable. Good thing about phase 7 is that plots are mostly leveled.
3. Phase 8 will never be populated. Plots are very deep and in some cases reaching upto 30 feet.
4. Prism will take minimum 15-20 years to become livable based on previous DHA history. In prism, you buy something for your next generation. There are mostly investors in prism as of now.

Also there is a very large supply of plots, may be enough for next 25 years. You stand in any new phase, you see blocks and blocks of emplty plots.

Areas of phase 8 which are not deep will be populated. Otherwise tell me how to build a house in 20, 30 feet deep pit and cost about it.

Prism is larger in size compared to combined size of phase 6,7,8. These phases started around 15 years ago and still being built. As of now DHA is building the first community center in phase 6. Just one school in DHA 6. Please explain that how the prism will be livable in 5 years.

There are no deep pits in phase 8 like 20 to 30 feet deep. there are deep pits but DHA designed there commercial areas. and where there are deep deep pits its as large park of 148 kanal under development which the DHA is refilling and it will take some time to be ready.
i agree that there are some plots deep but not that deep the construction is impossible. these are very few plots and can be constructed with basement.
phase 8 will be the phase where once construction activity started then it will be filled up in days infact it will be more populated than phase 6 in very little time period. and it will be the first phase where the 1 kanal plot touch 4 crore barrier as per the property gurus.

Hi prism is one of the largest phase and it will take 5 to 7 years or may be more for possession.
Dha phase 6 is very good for living now and after couple of years phase 7 will be quite populated just like phase 6 and will be considered a part of phase 6.
Dha phase 8 some plots are deep but even though we will soon see construction activity and it will be populated before prism.
Thats my view.
What really gonna happen God knows.

please check the latest DHA phase 09 prism images,
It can be clearly seen that prism is becoming in shape and even some smaller roads in block K, E, N, C, etc. are visible and main roads are almost in shape now.

I hope you have gone through the above video regarding PRISM of CMY. That explain a lot to you as well as Market directions audio from CMY
Secondly
Commercials are always good gainers than Residentials.
But By selling Residentials in Prism & buying Commercial in 7 should not be a good move in my opinion. You should be more vigilant to make that move by consulting CMY. In my opinion if you plan to buy a Commericial you should consider PRISM Commercial in the current senerio. If I have to make that move I will certainely adopt the following choices according to my budget in order of priorty.
1. Commercial of Zone 1 in PRISM
2. Commercial of oval complex inner circle PRISM
3. Commecial of 9 town.
But hopefully for Investment purpose if you have same value of Residentials in PRISM depending upon location may be my choice will be to retain these Residentials till their maturity. But if my Ultimate goal is Rental Income than my priorty will be different.

My idea for selling Prism residentals and buying 1 Phase 7 commercial was based on Phase 7 commercial file current price.
I don't have budget to buy commercial in prism.
We have 1 good location 1 K and 1 avg location 1 K plots in prism.
We can only buy commercial file in phase 7 due to budget constraint as you said yourself, commercial are always good gainer as compared to residentals.
But Phase 7 location is not ideal if we compare with other phase like 6,8, prism or even 9 town and that's make me indecisive.

So What do you think which one would be better from future growth point of view?

Keeping in view your current circumstances I would suggest you to hold your good location in PRISM & try to convert your average into good location if you can
