@ Aseem bhai saw your both the plots in map of PRISM. Congratulate on your best available
location of N block near park 7.77 kanal & at back of 150ft road worth at least 1 crore plus at the moment.
Your plot in J block is also an average location plot but looking into your circumstances i will suggest you to hold N block plot for your Future & sell your J block to meet Installments of N block timely in order to avoid penalty by DHA.
Best time to sell your J block is after or near inauguration of Ring road which is timely & fastly on track of its completion on 14 August 2016.*(if you can hold till that time)
"In shaa ALLAH" by the Grace of ALLAH you will see visible growth on your Investments in few months.

yes dispose j block plot even before ring road inauguration and cash the charm of ring road news because a stop on
prices in j will be near after inauguration and invest in future hit block R ten marla , you can pay n block installment plus can buy 10 marla and can pay all develop charges along with it , from remaining spend some investment from plot to get another job and update your car , if you like kanal size plot than d.h.a multan another good option . you r lucky u have these plots .

bro who asked above that he wants to sell d.h.a multan file at 45 and think prism 5 marla , bro please stick with d.h.a multan kanal , i remembered my prism plot was 26-28 lac and d.h.a multan file with transfer costing me 30 , i was praying that time if somehow prism rise 2 lac and i can grasp d.h.a multan but not happened in my case . so be wise , stick with one investment few years do not shuffle .

dha Gujranwala is best in your budget you can also consider Rahber sadoki 5 marla. But files are always tricky business try to be vigilant after buying any file be in touch with the market on daily bases.

And above all, Development works in PRISM are at its peak. Thirdly transaction percentage in dha office of Prism is increasing day by day. Kindly visit Prism yourself. Prism is attached to badian road & Askari 11 via 9 town. On the other end Aashiyana interchage is at its full swing on the Ring road on feroze pur road side.

L block has a disadvantage of Buller village avoid to buy near village . If you have plot on 150ft road or its back or near park thats fine to hold "In shaa ALLAH". I always suggest & Emphesis on good locations in PRISM. You can't find them after the payment of development charges. This the time to grab one or chance to get one. Or
By exchanging Good into Excellent.
Average in to Good &
Bad into Average.

You put me state of confusion. Both are equally good at the moment i can't say which one is best only but "ALLAH" knows.
But "ln shaa ALLAH" both has good chance to grow accoding to market trends. My advice for you is if you buy Rahber ext try to buy sadoki file. If you want to exit in short term sell it before or near ballot. In my eyes may be some people don't agree here I know. 10 marla Gujranwala has more potential than 10 marla
dha Multan if introduced in near future.
Try your level best and think hard to invest your hard earnings.

I don't live in Pakistan and looking to invest for 3 years, i don't like short terms as it gets difficult for me to sell and invest that money somewhere else again. but i will definately pay attention the fact you mentioned that buy Rahber (Sadoki) and sell it before or near to ballot. i even spoke to CMY sb today and he also recommended me Rahber.

As per CMY,
DHA Multan is still high return & less risk investment and a best buy at current rates for the genuine investors who can wait for some time. It will give 100% profit in next 3 years.

In my view time to exit is for short term hunters and bouncing balls.

If
DHA multan is launched it would definately touch 50. After launch the main point would be the price of plot on installments and number of available plots. If smaller plots are offered in good number then it may affect the growth of 1K as many investors will go for smaller plots.
In January 2018, the price will largely depend if the plot are allocated or not. In my opinon the master stroke of the last year was switching from prism to multan and the next master stroke may be the reverse. I am thinking what time would be suitable for that.

House contruction

Sorry this is a bit off topic, I am constructing a house at the moment we are putting in the foundations , its time to put in the pipes. We are putting in dadex pipes....what will be total cost of piping for the whole house of 12000 sq ft.

Plus would like to know the cost of wood work and tiles ...can anyone help?

For one kanal house 5000 sqft, as per my personal experience, PPR & PVC pipes (Popular) cost close to 240,000/- ±3%. Dadex i guess cost more, but you can have an idea from my cost.

What do you mean by woodwork ? Woodwork includes many items, doors, kitchen, cupboards, cabinets. Are you asking labor rate or material cost ? There are different rates for different items.

Same goes for tiles, flooring & washroom tiles labor rate is Rs. 22-30 / sqft.
For a 2 kanal house roughly labor rate should be close to Rs. 650,000/-

It depends a Lot on the Plan and quality of wood work, Now New MDF Wood work is cheaper and good Looking, Roughly wood work cost you 250 to 400 per foot
Pipes should be of best quality in long run it will not make more than 50000 Difference than others

Waseem/Jameel not labour rate but rather cost in terms of putting in fixtures and doors. I will have 11 rooms in the house so around 45 doors and Chogats , plus another 3 kitchens and a few cabinets. I have budgeted about 40 lacs....do you think that would be enough with labour.

Simiarly budgeted about 36lac for tiles at a rate of 220 sq ft * 15000 +/- some


He is projecting around 60 ton of steel of 12000 sq ft house and says around 6000 bags of cement for the same do you think that is right? I feel its a alot ...he say he will use 26.5 ton in basement alone and 1800 bags in the basement with foundation, jaal and walls and pillars....if that is the case would the remaining be enough ie 33.5 ton and 4200 for the other 2 floors

Few questions more questions :

- The contractor says we will need 64 ton of steel with 26.5 ton being used in the basement along with double jaal and retention walls, does that make sense
- Cement he says 6300 bags isnt that alot?
- Using blocks, how many blocks will be needed any idea
- I am budgeting and I have kept the following for
- Tiles (without labour) = 36 lacs
- Wood (with labour) = 43 lacs

Toles without Labor 36 Lac is Lot Tiles Alone will not Cost that Much Tiles are just 1500 Rs Per Meter or 10 Sq Feet [Medium quality China which you see in almost all shops Gourmet Banks etc]
Similarly I could not Understand wood work 43 Lac You mean Wood Doors etc with Material? That should be more than enough too.
Cement estimate is OK as basement is there otherwise would be 30 Percent Less
You can save bit of Sarya, if you design grid by some experienced Architect, But again I will Tell you Steel and Cement should not be Compromised, Spending 2,3 Lac More gives you lot of extra life to your house and saves you from earth quake Cracks
When you complete all estimate ls share with us hous much yo spent in total

Your architect can tell you how much steel is needed. 64 tons seems to be on the higher side. 1 kanal house without basement uses 10-14 tonnes of steel & cement bags approx 2000 bags, so your house with basement 6300 bags seems okay. Basement will eat lots of money because of concrete base & walls.

Tiles budget depends upon tiles price you select & same goes for woodwork. You must allocate budget for each item separately, like budget for tiles for each bathroom, similarly for doors, kitchens, & cabinets separately. Visit the market & gauge the
prices for tiles & if you have size of each bath & room, you can calculate your rough budget.

read some Local Book about construction as suggested by others it will give you good insight, When I was teenager may Father Constructed Couple of Houses and ten myself did renovation of a house hence I have some Basic idea.

I Have a budget of 2.5 m to 3.0.i can go for something with installments also if the price is bit high, ideally would like to invest for 3 years. i discussed with couple of agents and shortlisted few places. it would be very nice if the experts can share their ideas/views.

(1). DHA Gujranwala 10 Marla
(2). DHA Bahawalpur 1 Kanal
(3). Bahria Orchard Phase 4 New Deal

If anybody knows better than these options.
