I am in Pakistan, a student, just received a US check of about 10,000 USD. I am a freelancer and worked online to earn money. Now this is the payout. Check arrived to me directly from Seattle, Washington.

Banks are asking me to open foreign currency account but require business proof or salary slip. I have my online freelance slips and statements, but they say they are not accepted and you cannot have an account opened.

I am left high and dry and these local banks are literally asking me to dispose of that check and much hard earned money of about a million rupees. Ridiculous.

Please someone have a solution guide me. PLEASE.

Setup a small business account and obtain a trade license and open your account in Pakistan. Simple!!!

Banks are asking only because Blood Sucker like Ishaq Dar MUNSHI and others can take their BOTI.

It's not as simple as you stated, sir. As I said I am a student, full time that. Really don't even know what these trade license things are. Setting a business, small or big, is no different for me.

Just these requirements by these banks. I mean, it's my money, in my name, earned by me, why should they even have any issues?

I used to get checks from Google and faced the same problem. What I did, I gave my checks to a person in local bank, he gave me 1 rupee less from normal exchange rate. I was doing it for nearly 1 year. I am not sure, how he was cashing my checks.

Goto some private bank in posh busy area Like Gulberg etc, and Open a Foreign Currency account with minimum balance US Dollars. KYC [Know Your Customer] Is the the Rule but you just need declaration that I work so and so like self employed , Don't Deposit this Cheque right away, Once Account is Functional you may deposit this cheque with necessary documents, To Curb the terrorism and money Laundering this formality is needed.
Govt Banks will be least interested in Opening new FC accounts as it adds a lot of their botheration.

Have your trusted relative who has a job open a joint us dollar account with you. Once the account is opened deposit the check. Will take several months to clear. When cleared, withdraw the money.

Banks in DHA open foreign accounts very easily. Especially if you go there with some one already doing lots of business with bank. Like some one above said dont deposit check right away at opening account. Wait for account to be functional.

Also check with some bank employee You should be able to endorse check in name of some other trusted account holder.

Rule is that you have to gift me this money. In USA upto $14000 can be gifted to any one from any one tax free. Without declaring gift this amount will be taxable income to person receiving it in USA. Also make sure 100% check is from authentic online business. Too much fraud online and checked issued online. Check return fee is as high as $35 and also messes up persons critically needed credit history.

I have used allied bank and meezan bank to directly deposit checks from freelance site I past. It was seamless but the amount was not greater than 1000 USD.

Some times we can not prove what we have. You need to improve your general appearance. Satisfy your Banker, he is sitting to help you n guide.

This matter can very easily n SUCCESSFULLY resolved but you need little time to get your money in your a/C as there is a process.

@Aslam bhai Yes, most of my income is from Google. Can you please tell me name of that bank or branch? Maybe that works for me too.

@Mughal sir Well, there is the issue self employed. These banks are bluntly telling me that we are not accepting freelancers. Proof of income or proof of business needed.

@User All of my income is from the biggest tech company in the world, Google. And talk about taxes, this is infact my tax refund check. CMY sir would know more about the form w8 ben. I kept working as a freelancer for years and kept paying taxes to the IRS. Now this is my tax refund from IRS, I am sure CMY sir knows about this stuff.

@CMY Sir: I wish I could gift, but the check is under my full registered name. Is it still possible to gift.

And yes, legal income, proofs available, this check has been mailed to me by IRS itself, after a lot of hard work you know. It took me 1 year just to obtain my ITIN. I am sure you are getting the idea what it is, and how it has been done so far. I even have all the records and documents sent to me by IRS.

Lastly, CMY sir if I do get it deposited here in Pakistan, ye FBR waalon ko koi khaas takleef to nai ho gi. As you know even telling these people what online earning is, can be a mighty might task.

Also CMY sir, while sitting here, can I have an account opened in US. Even any small bank would do. I have asked banks in UK and US, they tell me that if you hold an account here, you can mail the check to someone in US or UK. I can post to you if thats the case, and then that person has to deposit the check to that bank in person. So, is there any way I can open an account in my name sitting here.

I have done lot of freelancer work back in 2013 and 2014, I received my money through paypal or clients directly send to my account after conversion. I never had any problem, please speak to the clients, normally they are supportive in terms of transferring the funds.

Just go any bank and deposit the check in normal account. Thore nakhare karen ghe!. I used to do this for cheques from liveperson and deposit it in HBL UET branch. you will have your money in 3 weeks.

The Task is Not Going to be that easy for excise. To Houses they can throw Challan Forms and then Owner goes to office and bargain with them, Plots they cant find Owners especially outside Housing societies areas, some of the owners have died 100 years ago and still family did not do inheritance division.
From Regulated residential societies they can get record of Owners and Postal address and issue Challans,
One can wait one or two years Max you will have to pay together with some 20% Fine, But whole issue is so sketchy that it may roll back.
I will wait some time till some notice arrives, any way in regulated housing areas wrong ownership entry cant be issued.
However I will eqest the valued forum members to keep updating

Yes, this is not easy but without excise & tax NOC, one will be able to sell posassion plot after few months. That means one has to clear dues before selling plot.

Nothing else than a new avenue for corruption. I recently did a transfer in LDA Av-1 and was asked to bring NOC before receiving the transfer letter. Excise people are receiving anything between 3K and 12K for a small piece of paper called clearance certificate. I had to pay 5K. They are jumping in excitement as it has opened a big avenue for "extra income" for them. So far, no record checking, no verification, just negotiate the amount and you get the paper in 5 minutes. I am not sure it it ill bring any extra revenues to the govt but it will definitely bring a lot of revenues to people working n excise dept. Just sharing my experience.

Remittances high in August

KARACHI: Overseas Pakistani workers remitted $1,761 million in August 2016, which is 15.3% higher compared with the amount sent home in the same month of the previous year, according to data released by the State Bank of Pakistan (SBP) on Friday.

This is in sharp contrast to what happened in July 2016, in which remittances dropped by a significant 20.2% compared with the same month of the previous fiscal year, prompting some analysts to warn of an imminent balance of payment crisis if the trend continued in coming months.

Most Pakistanis living abroad try to spend Eid in Pakistan and of course bring with them especially living in Middle East countries so no point of getting happy. Little buy / sell also can been seen for the same reason. Just wait till October and things would cool down further.

Paksitan or Dubai: Where is more potential for future gain?

Pakistan is Resilient. Dubai is Vulnerable.

Dubai developers are delaying delivery of previously launched projects to prevent market from crashing due to oversupply. But still they keep launching 100 times bigger new projects. Who will buy those in future from the people buying now.

Unlike before Dubai property in recent years has seen many competitors throughout the world. Dubai is very vulnerable to even a single terror attack (God Forbid, but imagine what will happen to property there just in case), and any financial crisis in Europe or elsewhere. Dubai does not have resources like Pakistan. It's multi level marketing (MLM) Pyramid scheme. Only new influx of foolish investors feeds to the existing ones already conned in to it. When new influx of money slows or stops, investors will go bust or bankrupt. Pakistani property and economy has seen a lot of troubles and has proven to be resilient. Pakistan has a lot more potential compared with Dubai.

Most of these properties people are buying now in Dubai will go to minus due to the continuous over supply. Only the vested interests of Dubai give you rosy picture about Dubai property. All independent sources in the world are predicting imminent crash anytime soon.

If you compare the charts of Dubai and Paksitani Stock markets, you can see future outlook, and the growth potential very crystal clear. Just do some research and find out why companies in Dubai are laying off their staff like crazy overnight. They know what's coming their way.

Most of the logic presented in favour of Dubai investment is flawed. For example, someone mentioned here that Dubai is good place for people to retire. What a joke that is. Dubai is probably one of the worst places to retire with its extremely hot weather, very high cost of living and half cooked hypocritical laws and rules. How often do you see any old people in Dubai. You mostly just see the exploited young labour or working class everywhere. There are a lot of much better retirement destinations around the world with great weather and reasonable cost of living and rules/laws.

DUBAI: “But where’s my property?”

The many who bought into the great off-plan launches Dubai realty saw from 2012 are starting to ask this question of their developers … and probably not getting much by way of a reply.

For them, the long wait continues for their properties to be delivered.

It is widely estimated that only 60 per cent or so of these launches have gone through the handover process.

And it’s starting to tell on the annual supply of newly completed homes in Dubai. This year, the market would be lucky to see another 8,000 odd units get delivered.

In the first seven months only 18 per cent (4,769 units) of the estimated 27,000 units have been handed over, according to data from Reidin-GCP.

Clearly, Dubai’s developers — especially in the private sector — are in no rush to see off their existing projects.

Delays, obligations unmet

Worse, they could be slipping back into the habit of project delays and giving not much of a heed to meeting their obligations to buyers.

For the greater good of the marketplace, this tactic is not much of a help.

“Supply numbers have consistently come in below projections over the last three years — and this year are expected to be the lowest in four years,” said Sameer Lakhani, Managing Director at Global Capital Partners.

“It appears that H2-16 will have the same to slightly lower deliveries as during H1 (4,700 units plus).

“In contrast, 2014 saw roughly 18,000 delivered and, in 2015, it was slightly over 11,000 units.”

But, according to developers, controlling supply is the only way they can respond to the tightness that took hold of the property market since mid-2014. Their contention is that limiting supply will ensure property values will not soften too quickly. Also, with their cash positions under stress, there will be a natural impact on project schedules.

Again, this is not indicative of the whole market, as the consultancy Core Savills notes in its latest update on the Dubai situation. “… a few top developers delivering key flagship projects have stayed relatively on track to their delivery timelines,” it states.

Also, developer concerns over excess supply destroying values do not seem to hold water. The market has seen a softening in values and not a crash as was the case in 2009-10. All of the established locations — Palm, Dubai Marina and Downtown — can take these corrections in their stride. And existing investors there have not hit the panic buttons.

Not just that, developers — government-owned and private — are still launching. It’s been just days since Nakheel announced the Palm 360 hotel and residences, and where the apartments — including 12,000 square feet penthouses — will carry a super-premium tag.

And then there is the construction giant Shapoorji Pallonji, which is marking its entry into real estate development with an upscale residential offering at the Downtown. If these players were so concerned about market response, they wouldn’t be launching now.

And how long will buyers in the older off-plan projects be willing to listen to the reasoning about prevailing market softness and developer cash flows?

Whatever be the state of the market, these investors will still need to make the payment obligations to the developer/mortgage lender.

And when delays creep in, it means their chances of recouping those investments get put back by so many years.

At some point, these investors could lose patience and put up complaints/file cases with the relevant authorities. And unlike in 2008-12, buyers have laws that do take care of their interests.

Penalties for delay

“The introduction of delay penalties, a practice prevalent in many international markets, may provide some relief to buyers — albeit, further impacting developer margins and their ability to align stock with demand,” states the Core Savills report.

For private developers, the situation is thus loaded with consequences. They could also find that the next wave of buyers would give their attention — and funds — to government-owned developers and their launches or ongoing projects.

Such a consolidation of buyer interest on a handful of big developers can cause havoc in private developer ranks.

They will only have themselves to blame if they insist on stretching the handful of projects way beyond four to five years.

The next time Dubai’s property market heads for an upturn, they could be the ones left well and truly behind.

Dubai property is in constant cycles of boom and slump and all are extreme. This I am watching from 1999, Reason of Boom is you can dump as much black money as you want and no one will ask you the source, and Crash is because all market is artificial, UAE Could do better than any part of the world if they guarantee some sort of residence visa with property. So I am seeing one million property goes to 1.7 Million then 0.7 Million, then 1.4 Million and again at 1 Million after 12 years.
Property in pakistan Never Looks Back Like This in long term.

Bahria Orchard related

Can any knows the legitimate status of Bahira orchard OLC-B 327. Today I was checking the google maps and it shows fileds in parts of OLC A and OLC B. Is this old image or Bahira has not acquired this land.
I would be a favor if some can guide about possibilities. I paid last installment in 2013 and I can hold it for 10-15 years if con construction penalities are not issue.

Non construction penality charges arises only for develed plots which pass a maturety tenure of pocession minimum 3 years. Regarding the non developed areas, Mr. AWAN can share with you latest updates.

There are a few patches of land in A and B blocks which are still to be acquired by Bahria town.Non possession plots in LCO and OlC are still far away of penalities category,especially if you do n't apply for possession of your plot.You can hold it 5 to 10 years easily.But do n't apply for possession to hold it more.Do n't worry.

FAA. Awan, As per my Confirmed information if possession is available in your Block in Bahria But you don't take Pssession, still You are liable to pay no Construction penalty, This has Been clarified in many Circulars of Bahria, Bahria also does not give 3 years period as given by DHA but in some cases one year after possession they start charging No Construction penalty at lower rate which Continue increasing, At 5 year onwards there is maximum penalty.
I will request Hussain Kisarani Sahib To Clarify this point as he has Explained in detail many times.

I heard from an agent and also from bahria customer services that they dont charge non construction penalties until you dont take possession of developed plot.If you apply for possession than you ll have 3 years to build house otherwise you pay non construction penalties.
They only charge about Rs 700 on developed plots for cleaning and maintaing services.

Dear Jameel sb,three years time is given after filling your possession forms.But if you are unable to construct house within this period,then there will be penality. As I have my personal experiences,my brother bought a 5m plot in Bahria Nasheman on installments in 2011,he did not apply for possession.He is still paying only Rs.750. per month as maintaince charges.There are strong chances to be applied same method on LCO blocks .In 2015, Bahria town canal road charged penality to selected plots because of certain reasons.Bahria cannot disturb its customers for nothing by applying day to day penalities.

Yes, checked this with guru Hussain Kaisrani sb earlier as had the same question. It's 3 years from time society announces possession. Nothing to do with applying for possession. And charges are very high in Bahria,better do your research.

I was looking for a Plot in AWT and the Plot was 300 feet from Nalllah and was 10 Lac cheaper than Market, As there are not many plots on sale in Suigas and same Nallah is Passing through the center of Sui gas2 so I could Not verify.

Will request one of the gurus to do a feature on Roohi Nala and it's tributaries that pass through the various socities, when they get some time. Since many buyers spend their lifetime income buying a plot, such advice will be very welcome.

Personally I know in past that the affects near Valancia some sectors affected the air conditioners of houses. I also travelled on it near Dream Gardens on Defence Road and the smell is horrendous and made me Ill as apparently the sludge is being deposited right from the factories into it.

Not sure about it's effects near Prism and Phase 7 Y block

naala is passing along 150 ft road coming from awt at the boundaries between blocks B & D and A & E. there was not much flow although smell was there but upto 50 - 100 feet area only.
