Prism A block entry access through 9Town only

Dear All,

I am extremely confused with a ground reality unless I am wrong and mis calculated. Prism most prime and expensive block A has only have a access entry from 9Town block D which is the most underpriced block of whole of DHA. I am failed to understand how this can be possible that people are not realising the importance of 9town blocks?

That is the reason u will c H ,G and F going up now. LRR direct entry to these blocks will take them up.As for A block DHA will do some thing otherwise entering thru Town is not a good option at all.

Brexit Impact on Lahore Real Estate Market?

Many concerned friend from UK Europe are keep asking me impact of Brexit on Lahore property market?


Yes billions of black money sitting in people houses in Pakistan or in overseas in Euro/Pounds will will go to work in Pakistani property market especially in Lahore as once again Karachi is getting dangerous to live.

You could also see major selling pressure in local UK and EU countries from expatriates Pakistanis and other nationals. Pakistani will prefer to invest that at home where especially Lahore where currently 300 billions are being spent on infrastructure improvement.

In Pakistan only two places to make money are left now. One is property investing and other is buying and holding foreign currency for gains expecting Pakistai rupee collapse due to massive loans taken by Govt. Rich people people bought foreign currency in large amounts especially after tax imposed on cash withdrawals from banks etc. They are keeping $ pounds Euros hidden. Now after clearly seeing that Euro/ Pounds and other EU currencies will be under selling pressure in future with each EU country walking away. Money will be cashed and put to work in property only. Gold too high not easy to trade ( Bagumaat wont let you do it :)

What about Stock market?

After inclusion in EM , PSX is in limelight of foreign investor.

VERY high risk investment in stocks, not for everyone, one needs to be smart and know the fundamentals and technicals before investing any money in the stock market.

But third option for investment is STOCKS. I LOVE IT and maybe i am biased towards it.

one fact is that lahore property already rising from many months and out of reach of common man now , no matter the 300 billion govt spending or whatever happening sharp increases in property over short time naturally invite slump . so be careful specially when someone suggest you that karachi becoming violent , people have black money in homes and will invest etc now as currencies of eu falling , if u look at property history in many good times even plots get posession but
prices remain undervalue this what slump brings , and slump do not need factor it's property rule and key for property to move in phases else it wont work

Thanks CMY for elaborating Brexit effect if any on Pak real estate.
One of my friend lived in UK for 30 years, now he in UAE all family is UK national They are having 5 Flats in UK, still he Bought 2 Kanal Plot in Pakistan and Told me still he thinks Pakistan is his home. He is deeply concerned about Brexit. He thinks none of his properties gained in UK for last 4 Years where as back home price have gone up 4 Fold. I am astonished I am in UAE for long but thought the Pakistani national in UK and US feel fully secured which is not the case.

I'm in USA since since last 13 years but still consider Lahore my dream town to live again after a few years. Nothing like homeland where we all spent our childhood and grew up and eventually went to different countries to earn a living. Secondly our country has cash economy and people buy on cash without any banks involved so no matter what happens in Europe or elsewhere, the real estate in Pakistan will never take a dip, it could slow down but never collapse.

Yes you are right Ahson, i am living in KSA but life is better in Lahore as compare to here, We can earn money here but Life ka maza nahee hy, Lahore property is best, if you have 2 three properties in lahore u dont need to live abroad.

CMY I agree with your statement but in general what happens in such cases on shorter run is that investors pull their money from all the investment locations markets real estate etc. to close the books and reinvest after some time that brings temporary slump in each sector and same might still happen in Lahore once Big Fish try to hide in Pond water for breathing.

Very good analysis by RaviaGIk but forgot one thing that Pakistan own political situation is not good. After Eid will be big show down.If you look at the interest rate chart for Pakistan since last 15 years and you will see crash of 2005 and 2016 are almost same. Back in 2005 same time interest rate was 6 % and started going up and realestate went down.I am thinking that interest rate will be going up very soon or may be next year..my two cents..

Brexit is going to prove a disaster for the investors in England. Already the currency is down 10%+ hence the property
prices are down 10% just on hedge w/o considering the actual capital losses due to foreseen lack of demand.
International investors pulling out will now be looking at underpriced properties in Cyprus, Portugal, Dubai, Canada etc.
Pakistani and Indian investors (that make up 40% of the UK property market) will be looking at their respective countries (and Dubai) in addition to the international options mentioned above.
I see a big boom in Pakistan property in 2016 especially around Eid al Adha.

Investment in Grand Avenue & Central Park

As majority of us agree on a fact that investment in underprice socities yield better returns. Secondly, ground realities change with the passage of time as we have witnessed growth in many societies on raiwind road and also on Ferozpur road. As per the current situation, in my opinion Central park is still very underprice and as I mentioned before it is growing due to many factors such as rapid house construction,gated community and easy access on main Ferozpur road. The average location 1 kanal possession plot is avialbale in the range of 65 to 75 lacs which is underprice and it has full potential to fetch another 20 lacs plus in a short term as trend of buying by genuine buyers is growing there. I agree it was neglected by investors but now it is a very attractive society with all the facilities and management is also pouring money on its beautification.

Now, another highly underprice socirty is Grand Avenue. The rate of a plot in near possession and possession range from 32 lacs to 45 lacs. They did alot of development during last few months. It has the best location on Ferozpur road and quality of development is also good.I did investment here based on ground relaities as now the construction has also started there. The following are the positive and Neghative aspects:

1) Ideal Location on main ferozpur road around 2.5 KM before Central Park on opposite side

2) Highly underprice as Bahria NAsheman 5 marls plot is 35-38 lac and the access is nt on main ferozpur road.(around 800 Meters inside).

3) 70 % Development complete in A block and 50 % in B block

4) It is very close to DHA phase 9 Extension if you look at the map.

5) They inaugrated the mosque there

6) Dealers are now active in buying as I recieved calls from Pakistan by few dealers with an offer.

7) Visit the website or visit by yourself then u will realise that perception differs from reality.

Negative:

1) Perception that it is not good

2) Issue with LDA but then it is also with Bahria but they got approval before 2012 from TMA and their case is with LDA and it is expected to get an approval.

It has a huge a potential to gain particularly in 1 kanal with minimum risk of might be bit delay in development.

Conclusion: In my opinion Central Park has alots of potential and price will keep increasing ,similarly Grand Avenue may get a good jump in a short term as 1 kanal in range of 35 lacs easily bring lods of gain. Do some research and observe the growing number of ads in the jang newspaper from dealers who are in need of plots there.

Again, its my observation and I suggest everyone to do a sound research before any decision.

Extremely glad to see a post like this, for obvious reasons that I too invested in GA. I was interested in CP, but
prices went out of range. Here is my analysis as well:

1. CP good location plots were easily available for 3 million about 4 months ago, and the same are now 4.5 million. I had a budget of 3 million, so I went for GA possession plot 10 Marla.

2. The only thing I find about GA is, the trend. I mean, we can get a top location 1 kanal in GA for 4.5 million, but people would still go for 4.5 million 10 marla in CP. I don't understand things like these. People don't pay much attention to realities, more to trend.

3. I called LDA myself, even though I didn't get a clear answer, but they said "GA is interested in getting an approval from us". Now that can mean a few things.

4. No doubt CP is well developed, but for some reason I find GA more attractive. The greenery, the curvy main boulevard, well, I like the overall look of the society. Obviously it's a personal preference but I find it better than CP. Possession has been granted in A block, so why not people go for GA insted of CP, with an average price difference of about 2 million.

5. Yes, since I like GA, but I am only concerned when that trend thing will turn here. I hope it does, sooner rather than later.

6. Also I must say, CP an underpriced society, but not so anymore. I have personally observed a massive jump in prices over the past 6 months. Yes I thing it can grow even further (especially when compare to Raiwind side), but I think the high time of investment has gone.

7. In my view, GA has to post significant gains. Highly underpriced. It is nearly half priced as compared to it's neighbors like CP, Bahria Nasheman and Bahria EMC, still has the best location among all it's neighbors.

where one should buy in grand avenue a or b block and what are rates of 5 and 10 marla there.

as LRE do not deal there, any reputed dealer to get plot there?
