Keeping in view the prices of commercial plots in DHA it will be good to know how many deals are accomplished for commercial plots in a month. Because I think if one wanted to sell plot and need money it is easy to sell residential plot as compared to commercial plot.

These prices are the last instances of when a buyer and a seller agreed at a transaction price. For example the last instance when a buyer agreed to buy a seller's 4 marla commercial Phase 7 file was at 190 lacs. So this is the market price today. If for a similar file the buyer and seller agree tomorrow at 195, the price will rise to 195. But if a transaction takes place at 185, the price will drop to 185.

Affordable brand name investments have the highest level of turnover. There are more low to medium level investors in comparison to rich investors (Maybe 1 in 100 if not more). So a hot 5 marla residential DHA plot should be easier to sell in comparison to a hot 4 marla commercial. However, there are a lot less 4 marla commercials than 5 marla residential plots so the the ratio of 1 to 100 might not be very precise. Still, smaller investments are easier to sell.

Assumption here is that both the small and the large investment belong to the same locality. One can't compare a bad small investment to a large good investment.

My personal experience is that I have found DHA commercial much more liquid as compared to residential even when commercial is priced much higher as compared to residential. I don't know if it is because of DHA brand name or the number or percentage of commercial transactions as compared to the residential transactions but somehow people with larger budgets are also able to buy or sell more rapidly. Others are also welcome to share their experiences as liquidity is one concern that every investor should have

H and J blocks would be a big commercial hub of Bahria Orchard in coming few years. Recently an agreement was done between Bahria and a well reputed firm for construction of Safari Mall and Jimnasium at public building of block H. A theme park is also under observation in Orchard
