Salam to everyone, Please answer my query. I am residing in UK. I am selling my plot which is prism phase 9. Agent ask me to sign some papers so he can get NDC (NOC) which will save time while I am in UK. Could you please give me advice how does this whole procedure works.
While I will be in Pakistan I will not be having much time the maximum I will stay there ( Pakistan ) for a week. Is this all will be possible in a week time. Please your advice will really help me to plan my whole visit. And also while i will be in Pakistan I want to purchase few files in defence Multan. Is it possible doing or managing everything in a week or 10 days time. Please give me realistic advice. Thanks

@ZAK. As per my experience it is possible if NDC applied few days before you travel and you agreed to sale your prism plot at certain price and token has been collected on your behalf then LRE or other agents can fix a transfer date with DHA Lahore and if the transfer done in your first day. You will deposit draft to your bank which will take 2 days to be credit the amount. In the mean while for DHA Multan the paperwork has to be started before you travel to Pakistan, and you have to give token for DHA Multan to LRE or other agent. On fix date get prepared the draft for DHA Multan then you can travel to Multan for transfer into your name on the same day while after 3 days you can also collect the allocation letter from Multan as well. If you could not get the allocation letter from Multan then no problem on your next visit you can get the letter from DHA Multan. don't worry no body can collect this letter but only you. (So if every thing happen in smoothly and as per schedule then possible). Call to LRE or your any other agent for further detail.

After affidavit transfers an intimation letter tells you that you can collect your allocation letter on a certain days wait. You receive your allocation letter or not your file is included in ballot.

Development charges intimation letter only tells you what plot number you are allotted and how much money and at what dates it will have to be paid.

DHA allow transfers without development charges with an affidavit from buyer that he is aware when development charges will be announced they will be paid by buyer.

A seller must travel to Pakistan to sell plot. Power of attorney transfer possible but takes 3 months. No buyers accept this much wait for transfer to complete after making full payment. No seller willing to complete transfer without getting paid first so this type of deal never happens.

Dear Friends,

From real estate point of view, if we see number of changes have occurred or are occurring in Pakistan which are mostly positive. Some of these are

1. Law & Order/ Security situation in the country has improved drastically over last one and half years.

2. After JC Report, political stability is expected to improve in a positive way.

3. Local bodies elections are also a positive step going to take place in near future.

4. Economic Corridor is going to boost Pak economy in a big way.

5. Civil-Military relations are all time good.

6. Economic Capital of Pakistan ie Karachi is being cleaned very soon which is likely to boost the economic situation further.

7. Energy situation is likely to improve by end 2017 thereby further strengthening the economic situation in the country.

8. China has promised to establish number of industrial zones in the country which will increase the buying power of common man.

Keeping in view above obvious factors, one can easily say that there is expected huge escalation in real estate market. So probably this is right time to invest for max benefits during price hike in real estate mkt.

Call LRE for current price. Lock file price and transfer date by sending 1 to 2 lacs token money to LRE. Provide two pictures CNIC copy of purchaser to LRE. Make demand draft(Also called pay order) for seller and provide copy of pay order to LRE. Buyer or buyers representative in Pakistan will travel to Multan on transfer day with LRE staff or alone to have transfer inside DHA Multan office. Transfer papers are submitted in DHA Multan office in 1st half of the day. On same day in couple of hours buyer or buyer representative will receive intimation letter from DHA Multan transfer officer and after receiving intimation letter a demand draft is handed over to seller.

Buyer can now wait for 2 days and receive his allocation from DHA Multan office. If buyer is outside Pakistan he will receive it any time in future when he visits Pakistan.

During all transfer buyer is fully protected by LRE. LRE will be responsible for token money and full payment is handed over to seller ONLY after buyer or his rep actually gets his intimation letter from DHA Multan office.
