Dear CMY, LRE,

I hold a DHA 9 Town File and have been waiting for it's ballot for over 2 years now. Please suggest what is the expected time for ballot and whats the expected rise in price should I get a reasonable location plot?

Please comment!

No firm date is officially announced yet. DHA administrator on Prism ballot day said they intend to hold DHA town ballot in mid to end of July 2015

What would be the trend of dha town as the possesion is here
more over phase 7 commercial file is a Gud investment or not and why phase 7 residential prices going up so much and what would be thw fate of it

Look at the price of 5 marla DHA town file; it is touching 40 lacs. By comparison, the plot rates 45-57 lac somehow seem outdated. Any
update on the plot prices in DAH town after possession????

Yes it is going up as ppl are holding plots I just wonder what will
happen when some bye will build house as a very bad
location in phase six
d block five Marla touching 75 macs dha town main plots will hit seventy mark and backsixty five and average plot wWil be fifty five and sixty bracket

DHA phase 11 Halloki Gardens

Just to change the topic, and share some interesting phenomenon about this.

Halloki gardens is proper DHA 11.

It is not developed but Taken over by DHA for long time

Development is Complete. Very nicely developed

Possession available

Price of 8 Merla only 30 to 32 lac Lac

it is Just on the Back of DA Rahber Phase 2

This Society will also benefited if LRR have some interchange near

Cons are
Very Small, Currently isolated Just on Hadiara drain so most plots are near that. After 1 year of possession there is not much construction activity.

But it is Pure DHA brand, Not bad option in this price

Lahore had a much needed rain today to break the heat cycle. Witnessed this today via Skype. It was Awesome!

I believe by now most of our brothers and sisters in Pakistan are in deep sleep and folks from US/Canada are online (chilling) to finish off the weekend, getting reading to face next 5 busy days.

Moreover; what about development charges schedule?

Dear Brothers, I was allotted an alternative plot in LDA Avenue 1 because my original plot was in litigation. Its been two months and I have been to LDA office 7-8 times so far to get the Chalan to deposit outstanding fees and get possession of my plot. I live in Sialkot and every time I come to LDA office only to listen comeback in 2-3 days again. No one seems interested in doing anything. Last time I complained to Director complains without any success. Any suggestions?

Yes, I have. Every time I go, there is new mystery. Last time I was told my application which they accepted two weeks ago is wrong. Some language needed changing. Which I did and resubmitted again. I was told to come back again for chalaan. I went there yesterday and was told chalaans are not ready yet and come back in 2 days.

Don't worry Iftikhar Bhai , this is routine here, u should give receipt to someone in Lahore so that he will keep in touch , LDA is very slow in official process even they were unable to send exchange intimation letters to people.and yet a lot of steps still left to be completed

Bothers,
I am an expat living in USA and have a plot in Ivy Green Z4-35. Strange that there is no discussion on this forum for Ivy Green, so I have no idea what's going on there.
I am thinking about selling this plot in Ivy Green. Can anyone give me a realistic evaluation? How much should I be asking for and also is this a right time to sell this or should I hold for some time? I am not in a crunch for money so can hold.
I guess I have 3 questions.
1. Evaluation of Ivy Green Z4-35.
2. Should I see it or hold?
3. If I sell it, should I go for 1K Prism or 4 Marla Commercial in Phase 7?

hello..
i am also holding a plot in ivy green.. and also i have 1 plot in prism.. to be very honest with you, i could see development of ivy green much quicker than prism.. no one is discussing ivy green, because its a public forum and people love to talk what they have. and most of these people are holding phase 9
files. moreover, ivy green havent nothing much to discuss.. whereas, prism have so much pros and cons.
as i am also holding ivy green. i strongly recommend to wait for atleast 2017 end. i know the location and facilities it have.. it will become a very good place to live

Ivy greens is very good investment this is first gated project hopefully development work start soon as 75 % boundary wall is now completed.

Your plot # 35 in Z4 current market worth is 74 to 75 lacs with out Dev charges.

10-15 million commercial plot options

Dear Experts/Jameel bai and Habib bai

Please suggest commercial plot option within a budget of 10-15 million as well as your thoughts and analysis on commercial investment as compared to residential.

in this budget phase 7 commercial file can be the only option in DHA.obviously commercial in DHA will gain more value with the passage of time compared to residential but only in long term.
