Dear Memebrs

If I want to check that there are no outstanding fines or charges on my plot in DHA, do I need to apply for 'Clearence Certificate' or is there any otherway procedure for this.

May I know, how do you evaluate Dha Valley Islamabad in next 5 Years?

Should I go for investment in 8 marla plots for another 5 Years?

Yesterday i met with Malik Riaz Sahib in Mall of Lahore and request him to complete the project on time. He assured me and all the effecties that in next 6- 8 months a major improvement will be observed in development and meanwhile
prices will be raise to 3 times more then current prices.In next 2 years this project will be a great success and prices have already started to shoot up.

dear Experts i want to ask you what is the future of Phase 8 right now its stable !! ? when ur seeing its possession & what will be worth of plots after possession ?

First All Phase 7 will get Possession and Then it will be phase 8, Proper Looks at least 3 years or May be 4 years Counting from Current pace. Any way None of Phase 5,6,7 Got POosession in Less than 9 years so it is no surprise. Ballot date was April 2010 and this areas is extremely expensive to develop due to many deep pits in the land

I am surprised by ur assessment regarding possession of phase-8. I visited the area a couple of months back and found development in its final stage. I think possession would be within or less than a year's time.
Local experts may shed some light on it.

My estimate is 3 to 5 years from Now, I reviewed the Google images, on 10/3/2015 roads are not carpeted and there is not a single overhead tanks, Now If you go to historical Imagery You see Carpeted roads and Overhead tanks in DHA phase 7 in 2009. If they start every thing at past pace even then they will handover first Block in 3 years and Last Block may be in 5 years.
With the slow pace of development it looks that 10 Lac per Kanal development charges had not been enough that is why DHA is taking extra Caution before declaring DHA phase 9 development charges and asking for tenders earlier. It is quite Possible that some of financial burden of development be shifted to phase 9.

A Guy posted the pictures of DHA 7 in google I will request him if he can post recent pictures of development of Phase 8 as well.

investment advice needed in DHA Lahore

CAN ANYONE GUIDE WITH A SINCERE ADVICE??/
i have 5 million to invest for only one year from now to mid of 2016, what is the best option for me to invest in DHA to gain max profit of 15 to 20 lacs?? PLEASE GUIDE ME I AM NOT A REGULAR INVESTOR I NEED SOME MONEY SO INVESTING IN PROPERTY for the time being??? :h

Out of 10 best investment of today 8 can give to loss of 1,2 Lac in 2016. I mean loss of transfer charges buying and selling difference and Commission etc.
So keep money with you and remain in touch when a good option will come all will know.

i remember in Sui gas phase 1 , 1 kanal price was around 55 to 60 lacs before ring road became operational. it stayed at this level although interchange was there and construction going on. only after ring road became operational and people started travelling, the
prices started to rise. so may be try and invest in someother place till ring road takes shape and once yu feel that its near completion, invest in societies on raiwind road

in my humble opinion,, if already invested then wait till LRR is on the way because flipping properties too soon only is beneficial for dealers earning commission.plus yu have to bear the brunt of buying/selling difference+ transfer fees, taxes etc plus there are no immidiate return avenues in my eyes. but those who want to invest now might consider DHA phase 7 or 9 ahead of south lahore societies

Dear Brother's,

I have invested a huge part of my savings in Golf View Residencia. I invested in this project in 2013 and bought the residential
files at a high premium.

I accept that all investments carry a degree of risk however.it will be beyond reason if Bahria has not given a serious thought to the LRR route well in advance.

If this is the case then it will be a lapse of judgement and planning, on part of the Bahria town management, of the most grave nature indeed.

I therefore personally believe that Bahria Town management have a plan B and that they will not pass on their responsibility and consequences of poor planning on to their investors.

If LRR results into losses for their investors then they are morally as well as legally bound to compensate them according to market price prior to the effect on prices resulting from the announcement of the LRR.

This is my personal take on the matter. It will be appreciated if you would contribute further to this discussion. Thank you
