150 Feet Road NFC Phase 2

Need expert advice on 150 Feet road of NFC Phase-2. As per my view there will be a great need of 1 Kanal
commercial plots near Bahria Town and between big societies. Where Bahria Town 5 Marla Commercial plot is cost 200 lacs to 850 Lacs.

It will be used to access LRR interchange and
Bahria Town Sector F is getting connected with Multan Road by same road.

1. Is it a good investment under the assumption of future Commercial Road?
2. How much time will it take to earn profits?
3. Can it serve major Commercial purpose?

1 What will be route of LRR exactly
2 Will it have a good Intercahnge in Bahria itself
3 will there be Continuation of amin road from Bahria to NFC [ Looks Likely]
4 Most important is will they allow the residential to use as commercial, Dont take is granted None of Societies allowed free Use of Main Boulevard Plots for Commercial. As Commercials are sold @ Big rates, the owners of commercial Object to it. Even In Jubilee Town Main plots Cant be Converted in Commercial. Previously it happened in LDA areas. But Now they are sending Notices to these People. One of My Friend was using its Kanal house for Commercial activities LDA officials came and sealed it. Later they told Convert it into Commercial by Paying fees 140 Lac, There was some Loop hole he paid one Lac "Token" [To LDA posing that I am starting process of Convertion] with some Bribe they temporarily opened the seal.

I don't think it will an serious issue to convert main road plots to commercial though government leaves will be imposed. There are exceptions like Bahria and DHA where the conversation might not be allowed.

NFC2 150 road will have great potential as this road may connect multinational road, canal bank road and Bahria sector F along with LRR.

CMY please shed some light on this.

NTN for Overseas Pakistanis

Dear experts,
Can overseas Pakistanis get NTN or file tax returns despite having no income in Pakistan?
Because it seems that non filers will have to pay extra at bank transactions, car registration, advance property tax etc.

In next Visit Fill up the form and Submit to Tax authorities on approval you will get number , You will Declare all your assets Bank accounts etc . And will have to file each year.

Sure guys.. i have a plan to cover rest of phase 7 tomorrow. To me its a classic case of mispricing. Phase 8 is atleast two years behind where phase 7 lower cutting is right now... particularly for T, U and X. Phase 7 is probably the only phase so far having its own proper Drain. Its not the naala, its proper drain covered and shaped as footpath to deal with heavy rain water which is now the requirement of every society. Ground level is even better than phase 6. In phase 6, b blocks, some areas are as deep as 10, to 12 feet. The mos beautiful block is w, right behind raya. Once the village of V is gone, V and S would be at par with W. P has its own advantage being the only block on Main blvd. U is the perfect for a house, located between cca3 and cca4, has main community club, largest play ground largest school and no village. X is mainly for elites with majority of two kanal. I will post my comments about other blocks when i will actually visit them. To me it is destined to be the next phase 6 as burki road is being expanded to a 4 lane road t least and will be c9mpleted hopefully in next 4 to 5 months. Once it is done there will be two entrance to phase 7 from burki road. Q, and T(cca4) and i an surprized that it is even cheaper than many non dha societies. Last lane of phase 7 is hardly two mins and 1.5 km away from raya and at max 4 km to phase 6 main blvd. My only comment is that people should visit it instead of listening dealers.

i had similiar views after visiting the area and bought a plot in T block lower cutting (as my budget only allowed that) last year during my visit to Pakistan with anticipation that its the NEXT BIG THING. but the
prices stuck to the same level and even sofetened a bit only recently to pick up again. I think phase 7 is under pressure from Prism phase 9 as I think dealers are giving extra ordinary hype to Prism and ignoring Phase 7. i too bought against the advice of my dealer as he was more inclined towards phase 8 or 9 but i made this decision based on above mentioned observations by mr kriz...

DHA-9 Development Charges

Dear DHA-9 Plot Holders :flg

Brother CMY has given an idea of development charges for DHA-9 plot which seems way more then it should be. It was 10 Lacs in DHA-8 just 4 years ago and now more then double of DHA-8, Why and how it can be justified. I am sure DHA is thinking and noting plot holders reaction otherwise there is NO need to delay and not to announcing these charges.

DHA-8 have already kept around 8000 good location plot and allotted rest of plot to general public and now imposing ridicules cost as Development Charges is un fair and big question mark of their name.

Raise your noise before this gets too late. I am not convinced either to guess high price in stead of realistic.
