My dealer sent me this sms today.

Phase5. Block D. 581. 5 marla. Dem# 9000000

After reading sms I feel good about my 5 marla plot in prism.

That is the Point in long term it will gain much more than people expectation, 20 years Back when DHA 5 was balloted it was also dirt cheap and remained low next 10 years, 2003 when It was ready for Possession and few Houses were also there no one liked the
Location, The people were saying sorry CMY but "DHA 5 is Pind". Still you can see these discussions in 2005 pages. Initial 5 years Construction was very slow even slower than phase 6. But now you can see the prices after development and Population. Sabar Ka Phal Meetha Hota hai.
Stick to the time line and gain will be there. in 17 to 18 years years DHA phase 9 will be where DHA 5 is today

Prices I cant say but House in 7 years impossible,
It is interesting to see the stages of DHA Phase 5 in Google earth Historical imgery, even in 2000 DHA phase 5 was quite developed and you can see lines of roads. see every year change, see How Land was acquired and Litigation patches were removed slowly, in 2001, 2002 DHA 5 was standing here DHA phase 8 proper is today. In 2006 when Google earth was widely available we were discussing that this Block of Phase 5 have 10 houses that Block 8 houses etc etc, like the discussion we have today about Phase 7. In 5 years DHA phase 7 will be best for living, In 10 years Phase 8 will be best for making home, and in 17 years DHA phase 9.
Keep 10 years Possession time line 2,3 years for slow pace of Construction and Next 2,3 years for fast Construction phase as DHA 5 was in 2013.

Jameel, You are the sanest, most level-headed person I have come across on this forum. You rock!! Keep on educating the masses brother. Hopefully you will make a difference. I have been a DHA investor and reader of this site since 2006, and have similar understanding of timelines.

My brother I cant tell you what will happens in Phase 9, but I can tell what happened in phase 5 and the phase 6 and then Phase 7 and now phase 8. The optimistic people have always been arguing even at that time but it never changed life cycle.
However I agree that investment point of view money making can be possible at any stage, 15 years before DHA phase phase 8 would be ready to hand over people have made millions in phase 8 and exited in 2004. At that time too promise was also 2,3 years.
My points are only for those who want to "Own" a plot in Phase 9

DHA Phase 5 development was delayed (along with balloting of other phases)from because of the global recession. We might see a few recessions along the way but global recessions of such level happen once in 50 years. Last occured in the 1940s.

I think Phase 9 Prism with the absence of such global recessions, a much MUCH better army leadership will be livable in 8-10 years.
Prices will sky rocket 5-6 years from now.

Historical comparative analysis is always great as we need to learn from history. But we need to normalize the situation by excluding global recessions or mishaps like a Zardari government.

I have a 3.5 marla plot and I want to start construction on it.Experts please mention the estimated price on constructing 3.5 marla plot.
I am thinking in two ways please mention which is right one and if any other suggestion then also please share that.

1.construct house on thakka but material will be provided by me.I want to know the labour cost as well as product cost like cenement,paints,wood work,plaster etc

2.Do construction on per square feet basis and material will be included in that.I want to know the complete cost.

Which one is better in term of selling a plot after construction as my land cost is around 17 lac.how much will be construction cost and in how much I would be able to sale that plot easily.

for single story 3.5 Marla normal finishing , marble floor will be around 15 lac including every thing.

Tax on immovable property - Walton cantonment

Pls can somebody let me know about tax on immovable property (TIP) in DHA payable to Walton cantonment. is it payable by seller or buyer.
Is it also payable on plots only for phase 1-5.
