File vs plots
There is huge difference between
files and Plots, and I will try to explain that why
prices of files fluctuate more than Plots
In files there a big element of speculation, the rumors make them swing up and down the most important are when ballot what
location how will be map what access Points etc. , the rumors are released by players and based on that files swing up and down sometimes to unrealistic level
The Bulk file holders mostly jatt [farmers] Have hundreds of files with them mostly these people want to sell files in bulk when they come in market due to some personal needs the prices go down.
Plots are traded in huge transfer charges but affidavit files are transferred with minimal transfer charges. Most of dealers or investor attached to dealers buy affidavit files which have clear land as per their own inside information, They Buy the files at some discount from Jatt and get it transferred to their name in month time when these are converted to allocation they find an overseas or other buyer who are looking for allocation file they transfer the file to him, even if File price is same they get 1 to 2 Lac margin. These short term traders are in hurry when market moves down as their margin is being killed.
In my experience of plots the prices don’t fluctuate widely as rumors can’t affect them, the ground realities are well known once map is out. Once a trend is set that prevails for quite some time and if price gains there it also continues for some time. Plots are not traded that fast as files are, as Plot are kept mostly by holders who are willing to keep them no matter market crashes. Usually plots are with 3rd generation of buyers and homes are made by fourth generation of buyers.
