I have been told that the plot allotted to me is P1065 which from map appears very nearly a right angle triangular. The plot appears good location and corner with the largest side nearly 134 feet long and the other two sides 100 and 90 feet in length. Would the experts please give their honest opinion about the future prospects of this plot. Should I retain it and for how long. Thanks

Would like to know from someone who is knowledgeable about rules for setbacks for odd sized plots. A plot with such dimensions should enable good designs particularly if it a corner with the largest side being over 130 feet. Its demand should be also high. However I have a feeling that refinement of the phase 9 map may make it non triangular in the future.
By the way I see many odd shaped plots in phase 9. Why?

You need to talk to DHA people for special setbacks.However this plot attracts me due its
location,Would love designing for this. Believe this should fetch higher gain for the owner.
Such odd shaped plots normally have more area.

In my personal opinion (may be wrong), with a huge supply of material (20,000 plots), lack of actual buyer's support and near future addition of further plots will the push the prices downwards.

It is difficult to manipulate and play with prices of such a large supply without substantial real buyers support where almost 90% are traders and very less numbers of actual buyers. Every balloting is just adding more traders looking for profit.

Prices of all phases may come down due to the same reasons mentioned above.

Above all, any political crises (due to judicial commission or any other reason) will make things worst. I have been observing the prices since 2011 and noticed the major change (200 to 500% increase, bubble) just after NS came into power.

This is just my humble opinion and if anyone is saying that plot prices never came down he is not well aware of the history. One should see what happened near 2007.

CMY Sb and experts.

I need your advise.

Mr and my husband have send approx $90,000 in US dollars to send my son to USA for higher education.

We plan to send him after two years.

As the dollar is rising day by day [not good for our country] today it is at Rs 103.40

I was thinking to cash this and invest in REAL estate. Can you kindly please advise where we can invest which will be 100% safe and the return can much higher so when the time comes after two years this investment has increased in may folds and the cost of education will be much more for a four year university in USA.

Please advise the safest investment with the highest return.

I would agree with Raza for many reasons especially if you can find something commercial however please know that property like most other investments is risky business and there are ups and downs on the way.

Dont Send him to USA, Get Education from PK, Better, save money and Live Happy life with ur son, He will spend 90,000 doller in USA, After education he will earn money but he required 4 to 5 years to earn this money again, so After 8 years the result will be zero, no saving, U will loose 8 years of time.

Dear aunty :
Mashallah it's good to spend money on education ; infact worth investment. But before investing consider couple of things
Firstly : do u have a backup in case u spending all that money .
Secondly : Pakistans local political and economic situation , u never know anything can happen there , it's so uncertain . Pakistan China project can have impact on dollar , but it's very unlikely Pakistans economy will improve due to current situations . Buy foreign currency other than dollar or gold to be on safe side . Rest good luck .

Too bad in Pakistan there is not much choice when investing. Real estate is the only avenue it appears. But property investing is highly illiquid. It would take time to convert property into cash and one loses 2-4 lac in cvt, tax and commissions. It is also subject to rapid fluctuations from market forces, as seen with all the hoopla with phase 9 ballot.

Two years until funds are needed is not a long time. I would not risk investing it for fear of untimely dip in the market. I personally have saved all my life for my kids' education. Risky high risk high reward investments (U.S. Stocks and mutual funds) up until hey were 12 and gradually becoming conservative by investing in bonds and U.S. Treasuries when it is close to university time.
