I have two plots in dha phase 9, sector R, 1791 and 2443, what is the expected value of both separately.

Should i sell plot # 1791 and buy 10 marla in Bismillah housing society on main GT Road, near manawaan police station?

Kindly advise at your earliest.

Infact my plan was to buy 10 marla now in bismila housing soceity and after two years sell another dha phase-9 5 marla plot SO THAT i can build the house of 10 marla BECAUSE I HAVE ONLY THESE 2 5MARLA PLOTS IN MY LIFE i.e. my total assets are these two plots SIRs!

Noman sb, I understand your point of view. Not a bad idea at all to keep yourself on safe side. Sell One phase-9 plot now and buy 10-Marla plot in Bismillah Society. After 3-4 years, sell the other phase-9 plot and construct your home. Its safe and practical.

Obviously when people waited so long to see plots after balloting with a hope to get better location but now they are unable to sell at reasonable prices after balloting, they will start thinking of other societies where can get buying/selling price atleast.
Tell me anyone bought 5 marla or 10marla average located plots even at files rates?
DHA treated 5marla and 10marla holders as Step Children by locating 80-90% plots at bad/worst locations.

By the way I know A Lot about Bismillah Housing, This was Launched only 3 years back and intial Offer was 1.5 Lac per Merla, I made a plan to buy 3, 4 Merla Plots Plan to buy in 6 months and transferred some money in 2013 But Found that Prices crossed 2.25 Lac, I dropped the idea, In March 2014 that money I first time invested in DHA file and got 11 Lac Profit in one year. [Guess which File?]
I Dont Know what are prices now in Bismillah, Noman can you update

By The Way Bisnmialla is Non LDA approved areas It is transferred By Registry Intqal and Very Close LRR GT road Interchange well Pouplated surrounding and few houses there now.

These are on Main Road, But good bargain is Possible. Go for 6 Merla Only, There are no By Laws you can easily make 2 Portions of 2 Bed each. this society is not for 10 merla Kanal Type Houses, it will be difficult to resell.
So it means had I invested at time even gain would be like DHA.

Dear ksal, if constructing home is dumb thinking then you can say it. else i know DHA is DHA but making home in DHA is very easier for rich persons but not for middle class people who are salaried persons! Obviously living style of DHA requires some extra financial resources which is too difficult for salaried person! I just put question if i got attention it's my luck! is it?

In the long run, undoubtedly phase-9 will give good return after 5-6 years but in short run it will pass through massive selling pressure which will drag the prices further downward.

Paying Development charges in installments is way different then paying it lump sum. With 20 lacks development charges payable in 3.5 years a plot owner will get atleast 6 lacks of discount with 13% interest rate.

@Block B, getting plot today for construction is way different than getting plot after 5-6 years. Can you imagine the prices of those plots after 6-years where construction is going on today? How many % profit will be there?

Sacha-Admi Wishes come true when you act wisely. Learn from people who bought Phase 9 kanal files in 30 lacks and even at worst locations they have doubled their money in less than 3 years. Alhamdulillah . No one said you to buy a file last day in 63 lacks.
But ,it is never too late. Learn from your bad decisions. Buy a file after doing some anaylsis and not on people recommendations. Btw buy sensibly in Lake View Now. You might end up buying a plot on LRR :)

Phase-9 itself is block buster phase of DHA. Why does it need to connect with Phase-5 proper which is not connected to its own M-block.

I am not sure what you want to Display, You mean it will be Flyover of Underpass In Both cases you need 300 Feet Place in Phase 5 side to accomodate that where houses are already built. And Road Planned on Phase 5 side is not ready to accomoadate this Connection,
I agree that every one have right to say what he want, but people should not mislead others just for their own benefit.
Just Hold your plot 10 years you will get good return but dont mislead others.

@Block B, I also heard Phase-5 will be connected with its M-Block with underpass in next 3-years perhaps. Practically, it would be possible or not, only time will prove it. I didn't say you make fake map. The other 100' road that you mentioned in the map looks strange to me through which you try to connect Phase-9 with Phase-5.

Block B, You just need to waitl, There will be many improvement of the map. If you will hold, there is no chance that you will not gain 3X at Maturity from today's price.

The person who were looking to sell with in 6 to 12 months only need to worry.
If I am myself investor in DHA 9 it is Not right time to enter, If a good plot will come to 50+20 Then definantely I will invest.
DHA 9 is all good all these things which we are seeing today we Know from day one,
Even I Knew in 2010 that DHA had Patchy land {As you see today in Block R,Q and B all Phase 9 was like this]. If search Fuction is enabled fully, you can go back and find my posts. To me Current map is Much better. All the delay we saw in DHA 9 Ballot was due to this reason. Had they thrown the ballot at that time DHA 9 would have faced Doom's day. Even Now there are some Pockets on main raods which are not shown by DHA Map. But I know eventually these will be cleared. That is the reason my estimate of developmet is 10 years.

I donot know where you guys take the discussions.I shared a Map which could give some insight to Phase 9 Plot owners and that is all. The map is published by Lahore Real Estate and not faked by me and now you start discussing about Phase 9 village and how long it will take to develop.... You can start your development threads and say whateve you feel like or discuss what is shared on that thread.

The map put up is older than even the ballot of phase 9. It might still hold true or perhaps Block B made a mistake, we should not all try to go on a witch-hunt straightaway :)

I dont know how it would be feasable though. It would need to either be an underpass which seems abit unlikely.

Most of people are asking this question to experts that "should I keep this or sell", They want comments about Block as whole and Location,
As a matter of fact both good and and bad locations gain price may be proportionately, the only issue is that Bad location are difficult to sell at any point and more so at maturity or when market have down turn.

The More important is what they will do this Money, will they invest in some part of real estate or they have some other attractive business option which can give them better return.

DHA 9 market goes up or down this is for sure that it needs very long holding this point is almost 100% clear.

I think to hold or sell should be personal decision.
