J block has following two best selling points (at-least)

1. Close to Ring Road
2. Close to populated area (not village or open space)
3. Close to Feroz Pur Road
4. Since Prism is a walled and gated phase of DHA, J Block enjoys three entrance gates. So I reckon mostly people like to stay at the start of societies i.e., not too far from the entry points.

Niazi saheb: J-3097 for 32-38 lakh at border line with factory, 697-J for 40-41 lakh near to Border, Rohi Nala and Usman Knitwear factory,
having pollution and smell, who will buy these 5 marla at so expensive at bad locations?
It is much much better to buy 5marla plot for 40-42 lakh in 9 Town at/near border.
Don't make wrong hope to plot owners.

Witness if you have Good Location Plot in DHA-9 Balloting.

Dear Friends :flg

Any one on this forum who had a very good location plot in current balloting from the allocation files.

I know dozen of friends who had average and below average but non of them had good location.

My gut feeling is all good location plots were kept for themselves and only below average were launched. If it is true you can understand what will be the end of us as nation.

After all DHA is most dignified organization :)

well, i am very unlucky for that matter. i got 2 1K at bad locations and my brother had 1 and he got it at great location. luck or something else. but i wont cry for sour grapes.

I am very much agreed with you, I am also having the bad location for 5 marla, I think the most of 5 marla file holder are unlucky peoples.

I am pretty much sure all those have good location plots having there links in DHA, a lot of questions on transparent balloting.

Might is Right and thats the reality.

In my opinion since PRISM 9 will be a walled phase with controlled entry/exit points and no passage for villagers etc, hence there may be less negative impact/decline in more prices of such plots,CMY request for your input please.

DHA Couldn't Stop villagers way and others who want to use DHA main approaches. You can see this in DHA Previous phases. Every one Can use DHA Commercial Broadway to come on bedian road. Phase 5 entrance on bedian road, Every Pakistani resident can use DHA roads. How is it possible such a big phase roads only for residents.

Brother all other phases are not walled.Secondly wall around Prism 9 is planned to restrict such movement and keep the prices low for acquiring more land for this phase in future and clearing pockets accordingly.

in case if you own village land, for each 4 Kanal land surrendered to DHA...you would get 1 kanal file... which would again go in balloting and one never knows where he/she would get plot

Dev Kalan is a old and big village. it is very difficult to adjust in DHA. Peoples are living there from centuries. They will get at least two paths in DHA on the basis of existing Government Roads.

Sister once wall erected all around phase 9, negative impact of village on your plot will very less as it has been with previous phases of DHA.

My allocation number for DHA phase 9 is H1244. Its a corner plot with some "unnumbered area" on left hand side.

DHA reserved area are those areas whih are still not been taken over by DHA, It means that if DHA will take this area Map will be reviased and few new Plots will be marked there.
The small triangular plot on your left side is a plot which may be numbered in Future it is still not numbered due to some plans and size will be too small cant be given to Kanal Owner usually these are numbered Like 1244A may be 10.12 Merla [ Though on Map Looks More but must be less than 18 merla]

Mr Habib, I have read your opinions before on this forum; which were quite logical and helpful indeed specially the one you drafted regarding UAE properties.

One of the estate agent was saying that DHA gives option to the plot holders to buy these type of "Leftover" plots at subsidised rates.

As I am not living in Pakistan what you recommend regarding this property (H1244).

I have never seen any example like this as there is no "specified rate" at which you can buy from DHA. But in case this plot is available in Property exchange in DHA Office then you can buy, Property exchange is a Place in DHA office where they sell few properties which are with DHA and Not alloted, only few options are there. You will have to track it. Normally the peoperties in DHA office are available when areas is fully developed and some times populated as well, their rates are always more than market.

It is a corner plot but facing the Deo Rice Mills. So that balances the godd and minus of the plot. But if you want to build your dream home, it is better to sell and move to a better location. That is my opinion though and experts can shed better light on this.
