Irfan bhai to date less than 1000 residential files of DHA 9 ext are allotted. Normally DHA commercial files come into market when DHA draws its master plan. Too early for that. We may have to wait a very long time for commercial files in DHA phase 9 ext.

Why the price of Dha Town file is not coming down and is still trading around 35 lacs? Is there any advantage of paying high price for town files? If not then the price of Phase 9 5 MARLA also seems likely to reach this figure before balloting. Your thoughts will be appreciated.

Hassan Khan Not 100% guaranteed but I think most 5 marla files and DHA town all files will be allotted in block next to currently developed DHA town Lahore block a B C D. Most dealers and people think same so you are seeing high price and demand of DHA Lahore phase 9 5 marla proper or DHA town files. They are currently hot cakes.

Under development plots in DHA town 5 marla plots today sell as high as 54 lacs for some locations (Price including development charges). so you are seeing DHA 9 Proper file at 27.5 but files still hard to get.

Not guaranteed here too but Its also very highly likely these blocks next to DHA town Lahore A b C D blocks where mostly people will have 5 or 10 marla plots will be developed 1st and given possession before 1 kanal plots in rest of DHA9 Prism. That will hel DHA marketing team to claim they have started to give possession before delivery time. Keep in mind Bahria town use these tricks and DHA is learning and have learned many things from Bahria.

DHA always had its marketing team in name of DHA property exchange but after moving they have hired highly educated team members after moving to larger better DHA Lahore phase 6 head office. That team will be responsible to sell houses and apartments in DHA 9 Prism phase and to build up image and prices of all phases. This team is closely watching prices of each block in each phase and also listening to complains from registered dealers for delay in possession and development etc and send daily prices and complaints report to DHA administrator.

Sir 9 town file price can go more high as CMY has mentioned in his previous post that Dha might ballot these files along phase 9 ballot on 15th May. If you looking to buy react fast. Rest God knows better.
Pls also note due to 9 Town possession announcement by CMY , plot prices will shoot up as well as possession only in next 60 days. So good luck to all 9 Town plot holders. Prices of good location plots can easily jump from 6 to 8 lacs,

so good time for small time investors to make money in 60 days only.

Before every file was called DHA 9/10. DHA renamed it to DHA 9. Part of DHA 9 or its first blocks A B C D were called DHA Town. Any files outside of old DHA 9/10 or DHA9 proper or DHA town and on other side of Hudaira drain are called DHA 9 extension to date. After ballot they will rename DHA 9 extension to DHA phase 10.


DHA 10 is in very very early stage with currently less than 1000 files. That will be next big thing for DHA Lahore proper.

If going for commercial must do before ballot. After ballot you may have to add or pay FULL development charges upfront at transfer. Same for files its better to buy it before ballot so you dont have to add development charges amount in you cost.

If prices of DHA9 reaches 153 Lacs in 5 years for its plot you will make 65 lacs with your current investment for next five for only 65 lacs. You will only get file transfers and will not pay any development charged til you sell.

Your investment cost for kanal including transfer costs is 65 lacs

Your fine amount for non payment development charges for 5 years about 4 lacs


To double your money you need 129 lacs. Buyer will pay development charges 19 lacs at sale price of plot at 153 and you will pay fine of 4 lacs. You will get net profit of Rs 65 lacs on only 65 lacs investment for next 5 years. That is 100% gain.

DHA administrator said on Z block ballot he is going to start 24 hours development work to complete in DHA8. A tender for fast track development work to complete it in less than 3 years from start of work to be given in news papers soon. Perhaps even before ballot. DHA Lahore now have formed their own marketing team under new administrator that is working hard to improve DHA Lahore image and marketing skills. They are going to offer houses and apartments on installment in DHA Lahore phase 9 so they need fast track development to make their job to sell those at best prices.


I am told he also told to people close to him he intend to award development contract for DHA9 on fast track basses and want to see work done 24 hours to complete it in record time. Max 3 years. But I will add 2 more years looking at slow pace in past phases.

Even if plot possession is not given its price will be above 153 lacs. if possession is give its price will be like DHA6 today at 200 crore. Keep in mind in five years inflation must be added to today's price of developed ready to build plot. DHA 6 plot then will be at 3.5 crore and DHA 7 at 2.50 crore in 5 years from today on day you will sell your DHA9.

Lahore Ring road southern loop will be complete by than. Even if not a single road is made in DHA9 after 5 years.


You will gain 100% in five years on only 65 lacs amount you will be locking today for DHA9 one kanal file.

Mr.CMY I partially agree with your future vision of Ph 9 but I dont agree that is the right time to buy a file... as per my opinion if you want to get the benefit from Ph 9 be patient i repeat BE PATIENT AND HOLD YOUR HORSES.... best time to buy a file would be 2-3 months after balloting as at that time there would be expected to be selling pressure in view of large quantity of plots and tendnecy to take profit....THUMP RULE FOR PROPERTY... Your Analysis is right according to the present conditions of the Country. I think even there is no place in world to give you such percentage of gain in few years.

I personaally observed with the passage of years even on worst conditions in country,the best Business in world is the real estate Business in Pak.

International politicswise, economically and geologically Pak is very important even its having lack of security.

Can someone imagine in this Situation you are gaining without any headach, what could you gain if conditions were as in europe and USA.

As Mr.CMY told everyone should think, see past 5 years records of Prices, and take Action, not just Keep thinking and thinking till you miss the Train.

ist said, " think before you speak". Its never said, "think before you quite".

If i don't mistake, The price of one Kanal of dha.9 was 15 lac and now 65 and so on........

It is good that we have positive discussion at this forum. I don't say you are wrong but please note buying file today would have a chance to get good location plot and after ballot it might be impossible to get good location plot at desired rate like Rs 65 lacs today.

i have a query about going out and again enter into DHA. Means after ballot of Phase 9, someone sale the plot and buy in dha multan or somewhere else for investment purpose. So will there by any chance to come back and buy in DHA-9.(with small investment). Like if i buy in DHA Multan 1 Kanal file...and wait for a while for enough profit. So is it possible that this 1 kanal give me such amount so that i can buy 5 or 10 marla plot in dha 9 after adding a little more amount ?

Development in DHA has always been and will be at its own pace. For evidence please check development timelines of all phases from 1 to 8 in DHA Lahore.

Just to narrate one incident in this regard. It was announced during Phase 7 balloting in 2007 i think that the phase will be developed very early, in fact there was a board in front of P block in phase 7 that stated time line for P block development as of May 2008 and that board remained there i think till 2010 or 2011 when it was removed.

To be fair development isn't easy and requires coordination, finances and processes and in public sector takes time. There is no way out of this as this fact could be observed in development timelines of all phase from 1 to 8 and phase 9 will also not be an exception.

DHA 7 was Balloted in 2006, In fact work was started quite early and timeline was 3 years. Phase 7 is all level Land and development was easy and Phase 6 was already developed I mean Line sewage main Blv in Phase 6 was ready.
Phase 9 will be from scratch. But every thing is possible.

Most of people are asking investment advice. My vision is bit different, now a days property market is like stock market it is very important to make correct decision the most important is when to enter and when to exit. May be me many will disagree but I believe that when market is going daily up and up and have gained certain mark [which can give you good profit] it is time to exit. I am very happy to see market trend today. Few months back i visited Pakistan and most of business was dull, and now there is move and i am feeling young like i felt 12 ys back when it was . But Do you remember in 2004 who lost?
More pleasant is that at the same time when there is hype there is dull market on certain areas as well with in Dha itself.

DHA 9 have already reached at good price, it is 62+19 = 81 if you enter now you can still have modest gain. But all will agree that it was better to buy DHA 9 when others were selling. More gain can be there but price have already reached the developed Kanal in DHA ,
Dha 8 proper have good price gain but most will agree that ground realities are it will not be ready for possession in coming many years. And as per many experts including CMY it will not gain in near future may shed some price in coming days. If you are investor only it is time to sell and move.
DHA town similar situation price will be stuck here as it has already gained a lot, there only difference is it will be ready passion in 3 months, further price gain will be minimal, should we off load it now, it is tricky if i want to make home of course answer is no. If i am investor only i will carefully see the map of DHA 9 after ballot, if all 5 merla and 10 merla have bad location near nallah { which is quite likely] then i will not sell it as after construction activity it will give me more gain.

Now come to Dha 7 very interesting situation here price is coming down due to 2 phenomenon, one thing is investor attention is diverted to Dha 9 and second thing is after possession there is profit taking. An investor like me will be interested to buy here as it is underpriced have better ground realities and market is coming slowly down so better bargain is possible. This is the same situation when in 2004, Dha 5 possession was available and people were interested to buy Dha 8 file in almost same price at which average location plots in Dha 5 could have been hunted [ of course taking into account development charges], i know the people who sold Dha 5 in cror and bought dha 8 file in 88 lac, the simple logic was as Dha 8 is growing few lacs every day but Dha 5 is coming down… [poor logic].

With in DHA IVY green is also cheap if option is small plots, again map will tell how good are DHA 9 10 Merla plots Located, Now both are related and Competitor, But I think Kanal will shed some price in IVY green still further.

Dear Fellows DHA 8 is at best Price at this time and is going to lose some price in Short term, The Pace Of developemnt is Slow and it will be ready with IVY green, after that Construction will be faster in Blocks at level Land and deep blocks will take more time, If you invest now in DHA 7, Like in Avenue 13, The Kanal plot Price is 80, it is Like 10 merla price in Avenue 14 72 to 80, There is no secret about DHA 7, it had same Location as before, 11 ys Back its file was 60 Called 6 Ext.
There can be very minimal risk but chances of gain are more.
But before selling pls visit the DHA 8 site site and your Block Progress. I just saw only generally 2 months back.
