Except few Pockets all, see the development before you purchase, If Roads are Straight and Carpeted then there is no Land issue buy, If you see that roads are left, or Interrupted then it is Land Acquisition issue, Stay away from that area or Buy at very good Bargain [ Better leave it]

Development in DHA has always been and will be at its own pace. For evidence please check development timelines of all phases from 1 to 8 in DHA Lahore.

Just to narrate one incident in this regard. It was announced during Phase 7 balloting in 2007 i think that the phase will be developed very early, in fact there was a board in front of P block in phase 7 that stated time line for P block development as of May 2008 and that board remained there i think till 2010 or 2011 when it was removed.

To be fair development isn't easy and requires coordination, finances and processes and in public sector takes time. There is no way out of this as this fact could be observed in development timelines of all phase from 1 to 8 and phase 9 will also not be an exception.

DHA 7 was Balloted in 2006, In fact work was started quite early and timeline was 3 years. Phase 7 is all level Land and development was easy and Phase 6 was already developed I mean Line sewage main Blv in Phase 6 was ready.
Phase 9 will be from scratch. But every thing is possible.

Also I need suggestion regarding Phase 9 5 marla plots. Do yu think it is the right time to sell it before the balloting or I should wait for the balloting. I understood that if I sell after the balloting then the development charges of roughly 6 lakh per plot will have to be paid before selling and the profit margin as it looks today with 27 lakh per plot may go down even if the plot price touches 30-31 lakh after balloting.

Most of people are asking investment advice. My vision is bit different, now a days property market is like stock market it is very important to make correct decision the most important is when to enter and when to exit. May be me many will disagree but I believe that when market is going daily up and up and have gained certain mark [which can give you good profit] it is time to exit. More pleasant is that at the same time when there is hype there is dull market on certain areas as well with in Dha itself.

DHA 9 have already reached at good price, it is 62+19 = 81 if you enter now you can still have modest gain. But all will agree that it was better to buy DHA 9 when others were selling. More gain can be there but price have already reached the developed Kanal in DHA ,
Dha 8 proper have good price gain but most will agree that ground realities are it will not be ready for possession in coming many years. And as per many experts including CMY it will not gain in near future may shed some price in coming days. If you are investor only it is time to sell and move.
DHA town similar situation price will be stuck here as it has already gained a lot, there only difference is it will be ready passion in 3 months, further price gain will be minimal, should we off load it now, it is tricky if i want to make home of course answer is no. If i am investor only i will carefully see the map of DHA 9 after ballot, if all 5 merla and 10 merla have bad location near nallah { which is quite likely] then i will not sell it as after construction activity it will give me more gain.

Now come to Dha 7 very interesting situation here price is coming down due to 2 phenomenon, one thing is investor attention is diverted to Dha 9 and second thing is after possession there is profit taking. An investor like me will be interested to buy here as it is underpriced have better ground realities and market is coming slowly down so better bargain is possible. This is the same situation when in 2004, Dha 5 possession was available and people were interested to buy Dha 8 file in almost same price at which average location plots in Dha 5 could have been hunted [ of course taking into account development charges], i know the people who sold Dha 5 in cror and bought dha 8 file in 88 lac, the simple logic was as Dha 8 is growing few lacs every day but Dha 5 is coming down… [poor logic].

With in DHA IVY green is also cheap if option is small plots, again map will tell how good are DHA 9 10 Merla plots Located, Now both are related and Competitor, But I think Kanal will shed some price in IVY green still further.
IF DHA 9 File will lose 2 Lacs at this price then it will go further down as there are many Committed sellers.

Dear Fellows DHA 8 is at best Price at this time and is going to lose some price in Short term, The Pace Of developemnt is Slow and it will be ready with IVY green, after that Construction will be faster in Blocks at level Land and deep blocks will take more time, If you invest now in DHA 7, Like in Avenue 13, The Kanal plot Price is 80, it is Like 10 merla price in Avenue 14 72 to 80, There is no secret about DHA 7, it had same Location as before, 11 ys Back its file was 60 Called 6 Ext.
There can be very minimal risk but chances of gain are more.
But before selling pls visit the DHA 8 site site and your Block Progress. I just saw only generally 2 months back.

I dont think, people blindly put any amount just because CMY has asked

CMY sb gives market direction. It does not mean an exact straight line. there might be some diversions but one gets overall market direction.

Also CMY has helped to educate people on the factors to look for once we search for property.

One day DHA-9 would be available for possession and people would still say be careful.

Who does not have any interest everyone, but I am agreed with with Salman that although CMY have his own interest cuz he is not in welfare or charity business, but more than that he is educating to all of us by giving directions and vision and today we know the A,B,C of property and how to/where to buy.

I myself had 10 millions in 2008, the dealer never advised me to invest in PH-8 instead he told me to buy PH9 file which I had to hold for long time but I am still happy, alas I had knowledge of LRE web site and now I hardly pay attention to those dealers cuz they are again asking me to sell before balloting.

I read your post regarding the Phase 9 Balloting, some of the users were asking the balloting of 9 Town remaining files, i couldn't find any suitable answer to those queries.

I myself have bought a couple of Files in DHA 9 Town @ 3.5M Each recently.

So am just curios when the balloting is gonna happen on these files, will it be held with phase 9 or not?

Dear as CMY has mentioned that Dha administrator has confirm 9 town possession in next 60 days so please trust the gentleman. There were different stories about phase 9 balloting so see here it is on 15th May. So just chill and see 9 town plots prices flying high day after day. 9 town still better option for next 2 to 3 years investment as all development complete and on ground plots. No offense but phase 9 will only be on map unless 75% development complete and then only you can see on ground plots. God willingly 9 town 5 marla will be above 60 lacs in next 2 to 3 weeks time. Dear if I am not wrong CMY has mentioned in his previous comments that chances are that 9 town files will be balloted along with phase 9 . There is still a doubt for 9 town block D as still work is going there so Dha might delay its possession for some time, rest ABC block will get possession in last week of June 2015. Pls note lot of overseas will be in Pakistan due to Eid approaching so market of 9 Town will be Hot Buns...

Why Phase 9 ballot news is not on the official website of DHA.

What is the use of DHA official website, if it does not announce such a major news on its website.

Phase 9 ballot is not even advertised on any major newspaper. The ad only appeared in less circulated newspaper. Is this ad from DHA official authority.

Please don't take me wrong, I am not doubting intensions of anyone, I am just asking questions.

Phase 6 and 9 will be the best phases of DHA in my view. Yes there will be some selling pressure in the beginning but eventually Phase 9 prices will catch up to Phase 6's. Mr. CMY can explain much better. My best is Phase 9 in one year will gain at least 20%.
