I have around Rupees 180 lacs budget. Objective is long term investment gain. Please provide your comments on the following options:

1. 1x 4M commercial file
2. 3x 1K residential files & 1x 10M residential file

Which option will give maximum gain in 3 years time? How much will be 1K file is expected in 3 years and 4M commercial file?

Also, what are transfer charges (total) for the commercial file and residential 1K and 10M files?
