I am agreed with jk DHA does not need more and more commercial hub for shoping purposes and expect only the local population of DHA will boost up the enough revenue to satisfy the invested money by the shopkeepers or the owners. Every commercial site can not become like a "Y" block commercial or fortress stadium market. I live in DHA but still go to fortress I dont know why?

why u goes to fortress it is a matter of surpires. i think there r many marktets in between y block and fortress.secondly, dha having no policy about phase-9 as its look like a lengthy project might take a decade or more before decide.so personally i feel no inspiration to think seriously about dha phase 9,better to look ferozepure road which future looks more bright keeping in view the facilities going on in that area

Capital Development Authority Islamabad

ISLAMABAD - Tuesday was the day full of dramatic developments in the Capital Development Authority. The authority not only got its second chairman within a single day but also the former chairman Farkhand Iqbal in a defiance move challenged his transfer orders in the court of law, terming it “an effort tantamount to political interference”.
Rumours continue to circulate throughout the day among officials and officers of the Authority, giving an unprecedented rise to uncertainty and speculations. Officers remained busy to get-in-touch with the officials of the Establishment Division and other informed quarters while some kept trying to save their postings in the authority.
Around 2:00pm, the Establishment Division notified the appointment of Syed Tahir Shahbaz - a BS-21 officer of Pakistan Administrative Service - as Chairman of the Capital Development Authority. Without any delay, Shahbaz assumed the charge.
While, Javed Iqbal Awan, who was appointed as CDA Chairman a day before yesterday (Monday) was posted as Chairman National Highway Authority (NHA).
Question arises what is the factor, which persuaded authority concerned to make appointments in such haste.
Engineer Farkhand Iqbal, former Chairman of the authority who has been directed to report to his parent department, Planning and Development Division, on Tuesday morning moved the court against his transfer.
In his writ petition, Farkhand Iqbal made as respondent the chairman CDA Javed Iqbal Awan, besides Secretary Cabinet and Secretary Establishment Division.
He prayed the court to grant stay orders against his transfer. On Tuesday, Farkhand Iqbal preformed his duties as Chairman CDA and according to sources made over a dozen appointments in back dates, besides clearing outstanding bills of contractors.
As soon as the news regarding filing of petition and making appointee Javed Iqbal Awan as respondent by Farkhand Iqbal reached quarters concerned, they “promptly” assured the appointment of Syed Tahir Shahbaz as CDA Chairman.
Prior to this posting, Tahir Shahbaz was working as Additional Secretary, Prime Minister’s Secretariat. “Syed Tahir Shahbaz, a grade-21 officer of Pakistan Administrative Service has assumed the charge as new Chairman of the Capital Development Authority (CDA) after the Establishment Division has issued the notification to this effect with the approval of the Prime Minister of Pakistan, Raja Pervez Ashraf on Tuesday,” said a statement issued by CDA Public Relations directorate.
Sources said that Javed Iqbal Awan who was appointed as CDA Chairman on Monday was not interested in this posting. He had not assumed the charge till Tuesday morning, as he was present in Lahore and also he was made respondent in the writ petition.
Newly appointed CDA Chairman Syed Tahir Shahbaz has also served as Additional Secretary Cabinet Davison, Joint Secretary in Establishment and Cabinet Divisions and other ministries. He also remained the Deputy Commissioner Okara, Punjab, and District Coordination Officer Shikarpur, Sindh.
The 27th Chairman CDA, Syed Tahir Shahbaz had joined the Civil Service in 1983 after securing third position in the Central Superior Services (CSS) examination. Having the reputation of a talented, efficient and hardworking officer, Syed Tahir Shahbaz has a degree of LLM and M.Sc from reputed educational institutions.

Dear All,
i am working in uae for 15 years, now i am planning to go back to pakistan and start a business. I have my own home in lahore so no problem regarding house rent. my budget for starting a business is around 15 million rupees.
Need some sincere advice from all of you experienced people.
I am an engineer by profession, however i am not considering starting an engineering design firm as it does not seem viable with this much finance.
Considering a business which can give return for comfortable living of 4 people, 2 adults and 2 school going kids.

see, it is business. it takes time to sell some time and some sale while under construction. but why i gave this idea because a person coming from outside is always hesitant to take risk of general trading, which may end is money and double too.

You should start day-care for kids. It has a huge potential because these days more and more people are living in nuclear units and in majority of them both husband and wife are working. I feel its a very good business if you could start a chain of day-care centers for kids.

I would like to add, keeping in view of the hindrances by the way of approval from authorities (riswat, delays), labor issue, energy crisis, fluctuation in
prices and availability of Raw material. My advice is to go for trading business rather than manufacturing based. Try to import ready things and sell there, huge potential bcos of so many classes in our society; you can sell anything of any cost there.

The import business in Pakistan from china or other countries.

Before start you must consider the following:

1) Import duty on garments, Shoes, Toys, and mobile accessories or the items you want to import?

2) The clearance procedure in Pakistan without paying under table means by paying full government duty and charges to avoid and future problem with custom and other deparmetns?

3)What is the credit terms in Pakistana Whole sale and Retail market as far as i know credit recovery is very difficult and tough in pakistan?

4) In China mostly manufacturer they are asking 30% advance payment and balance 70% upon after shipping or L/C at site. The prodution time for most of items are 15-30 days after the advance payment and than sailing time depends upon port of shipping to port of destination and later on clearing time at the clearing port.

5) Minimum if you import 20ft container the values variries from US $ depends what type of products you import.

6) You must need to open retail outlet by yourself in order to generate cash on daily cash sale. As on whole sale once you will sale all of your imported material than you need to wait from payment collection from market like 30-60 days or more. you need to maintain regular import Cycle to continue market supply you must have suffcient money like 3-5 containers order cycle.

7) The profit for whole sale will not be more than 15-20% on good quality product and if you do retail than accumilative will be between 25-35%.

8) Regarding Garments and sports shoes: Indonesian Garments quality is far better than China and sports shoes from vitenam.

As now days lots of material is allowed to import from India so also see possiblity what you can import from india like steel products, auto parts, live stock etc. and vice versa you can export from pakistan.

The key is in import business before order your check your product landed cost with local market whole sale
prices as in china similar product having lots of prices variation as per the quality and either your buyin direct from manufacturer or through agent. In china mostly trading companies are exporting and they charge minmum 10% profit on top of the manufacturer prices and some charge more.

Lots of con traders are in china they ship low quality products or some time less quantity or weight, they took advance payment and balance payment before the container reach to your warehouse, in this case buyer can't do anything.

I just give you all the information based on my 15 years personal import experience in Saudi Arabia from china and other part of the world.

Please do proper study before start any business by yourself don't do any thing in rush, think 100 times before you invest your hard earned money.

Dear friends,, points of xyz are valid... But you should know that every item in pakistan not coming in 1 way.. Like many small items come via carrriage services .. On which people in china take goods from you and serve at your door in pakistan.. They charge per kg like now many doing in uae to pakistan as well. But it is illegal way and many doing it because you cant be competitive other than this..

Profit on chinese products are same as xyz and more as well. But people having cycle iof import lose more. Import a product and sale it in cash to shop keepers at lower
prices than other importers. Make import cycle fast.
2nd way is branding your import. So u make brand slowly like in pakistan many brands of chinese products already grown HKT, AT Alpha, Q mobile, club, machinery brands, appliances etc.

Just remeber 1 golden rule, "quality sells, may b it take some time for you to stand in market but once stand then you can go longway due to good quality.

I still say 10-15 lakh are good for business from china in start.. Can give good returns and experience but need proper plan.. I had started in 2004 with 9000$ ( i was B-com student that time) and today i stand more than 100 million rupees, because i never left my field, many loses, profits but kept trying n trying and found my way... Be honest to your customer and your business. U will win ultimately.

Mr. P. Paki having import and sales experience in Pakistan. He can give better informaiton than me or other people sitting abrod about business in Pakistan.

But as Mr. P.Pakis said import through carriage or small cargo providing door to door delivery can be do on a very small scale in this case profit and business growth chance will be very less and as Mr. P.paki said it is illegal too.

I am not in favour to do any business that having some illegality as illegal thing will not last long and also ethically and religiously it is wrong.

What info i share with you is for a medium size trading co. where someone can earn reasonable income at the beigning and grow gradually.

To avoid lose in business do proper study of local market like whole sale and retail price & demand, the only chance of lose is that if the imported items/goods are not good quality or the market requirment change. Otherwise chance of lose is very rare may be some time the profit drop a little bit.

I am dealing in Building material products that having less demand in Pakistan and I have no import experience in Pakistan. I can help you to tell the import procedure in KSA and other middle east countries and their local market delings procedure.

The success key for any business is honesty and fairness. Deal with your cusotmers with honestly and fairly. You will gain trust of people and will get more business.

This is the only thing lacking in Pakistan: Regret to say in pakistan every one is try to cheat (robe) the customer from top to bottom both government and private sector.

You people do not understand the process. It is not that simple to sell files allocated to the military personal right away. This is their benefit and not quick/ready cash awarded to them.

The military persons are not allowed to sell their phase 9 files without prior NOC (No Objection Certificate) from GHQ. It is clearly mentioned on the allocation letters that they are receiving these days. This NOC from GHQ is on case to case basis (e.g. if there is some urgent need like daughter's marriage) and this NOC can take from a few months to more than a year. Very few NOCs are given in the first 3 years after the allocation. It is very tedious process.

This is to ensure that they never sell in panic and hold their valuable files for more future gains and mostly they sell when these become plots if they do not intend to live there.

Once file gets plot number add 1.5to2million in it.past history phase 5ext before ballot file was 38/40.the day ballot done next day plot worth 55/60 did u see the diffrance.good luck

dha-8 file was around 40 lack before balloting and I believe DHA-9 will be diffidently be not less then 40 lack therefore price of DHA-9 file has potential to go high in coming days.

Don't take it personal but I don't think u know that phase 5ext is not better actually it is in phase 9. Means cross ring road in phase 9. Just look at the map please.then you will know.after eid this file 35up.good luck

@ Dear Shahid DHA-9 file has almost doubled in one year time and if you have missed the opportunity you should look for some other business. Banging head against the increase of DHA-9 file is not boldness but sign of thick head. I do not know what are your objective. I feel it is frustration in stead of accepting the reality.

DHA-9 is still best buy of the market and will gain 30% more from here in less then a year.

prices of Both DHA 7 and 8 came Down, But it all depends on the Market sentiment.
The Prices are Temporarily Low Because there is excessive supply of For Sale plot. And Many Holder dont want to pay more in installmensts
If You Take into account DHA 5 ext Now called M block there prices of an average plot are Marginnaly Better than File [Taking into account developemnt charges]

Floor plan help needed

Salam o Aliekum Brothers,

I found this forum very helpfull and thought of asking something that I need help with.

I have a plot in bahria town, rather odd shaped 11 marla with the front starting from around 32f
and ending at the back with around 42f, this is all hand measured :P

I have tried drawing a floor plan, with what I liked to have, I am aware of that I need an architect
to go through but just thought of drawing something that I can then disscuss with Architect.

Coud you all please with wealth of knowledge have a look at this layman effort and let me know
how can this be improved.

I have uploaded / attached some floor plans that I made (with no experience of architecting etc).


All flaws / improvements / suggestions are welcome

parking for 2 cars is important dont under estimate it.
ur front is narrow but you wasted lo of space at enterence.
living room is too narrow.
looks it is corner try to make a garage at back

You should have atleast 02 beds at ground floor and car parking for 02 cars. Yr tv lounge is too big, over all this is not a good plan, plesae spend some money and go to a good architect.

@Jameel Sahib: Jazak Allah for valueable inputs, yes very well spotted! it is a corner plot, some how I skipped to mentioned that in original post. I am already planning to have parking space at back so this would have x2 car parking.

also well spoted narrow living room as well...How can living / family room be imporved (width wise) without disturbing much on the left of it i.e. Kitchen and Master bedroom on ground floor with also keeping in mind the structure that I would like t have on first floor ? (first floor plan is attached in another post as mentioned, just clicked my name on left and you will see other post by me)

@Rizwan bhai: Why I "Should" have x2 rooms on ground? :) it would just make rooms / other area's feel small and I want to feel it like spaceious :)

In my opinion your kitchen is very far away from the dining room. If possible, please shift the place with bed room. Moreover, tv lounge is too long and narrow with too many doors. I would suggest to re-consider it.

Shift the kitchen next to dinning so that you have a good square living area.
