LRR - Go from state life to Bund Road non-stop

LRR - is totally open now with markings on the road.
I reached from Phase 5-6 (badian road) to Airport in less than 2 minutes (checked my watch) at 120 km/h. With badian road under construction it is very good news for Shuhada town and Pace woodlands etc.

Badian is not being widened though (no two-way with divider in the middlea) :(

Would be thankful if you could update about the status of DHA Phase8 (installment plots)? When they will be handed over? I am outside of Lahore and DHA has not courtesy to inform us about the latest status of the plots? (though we regularly send handsome money to DHA!)

Khan replied on Monday, February 27, 2012 02:35 PM PST

What kind of courtesy you demand ? You pay nothing to LRE yet you are demanding something from them. It is kind of strange mind set. If you are a visitor of this site you should be pretty much updated. Also visit the web site of DHA and see what is going on there. They do not post a daily progress report but post whatever they feel important for their clients from DHA point of view. You may post your views and comments there.

But please keeps your nerves cool. Good luck. I am another Khan.

Mubeen Khan replied on Monday, February 27, 2012 04:20 PM PST

For Mr. another Khan,
Please don't comment on any one's request until you are asked.

Pls. mind your own B. and let the people post their requests with no fair of your kind.

Kocha replied on Monday, February 27, 2012 05:09 PM PST

@ Khan 2

The gentleman did not comment about LRE he is enoyed with DHA and he is paying membership fee to them owning full right to comment what he feels is correct. Why are you using so taunting behaviour? Such replies form your side are evident from your number of posts. As an advice, please try to get yourself educated a bit in terms of dealing with others.

Apologize in advance for being little tough!

Khan replied on Tuesday, February 28, 2012 05:58 AM PST

Its been a long time, there was no Islamabad related discussion on this platform. So here is what I observed during my recent visit to D-12 sector Islamabad.

I wish I could be optimistic, but sadly speaking, that’s what I saw. This sector is a clear example of CDA’s intentional ignorance. The moment you enter the sector, it gives you a look of a barren and deserted place. You see animals herding all over, some uneven, broken roads, huge sanitary pipes here and there, perhaps left by developers in fear of villagers’ attacks or lack of funds. No trees, no footpaths at all.

There is some construction work going on as well, but no one lives in those houses. I guess it might be investors doing so, but not sure about it. Living there is unimaginable since there is no proper link road to this sector and its completely isolated. First and foremost security is a huge issue.

Irony is that the prices of plots in D-12 are sky rocketing. In fact, prices of 25x40 to 60x90 size plots are 15 to 60 lacks higher then what they should be (based on my brief survey). I must say that the prices are not close to actual market prices and artificially increased by ‘agents’. So buyers must be aware.

atiq raja. replied on Monday, February 27, 2012 05:17 PM PST

what about e/11 and e/12.

khanzada replied on Tuesday, February 28, 2012 03:39 AM PST

waseem malik sab whats your opinion about dha phase2 ext.is there any development activity?

Waseem Malik replied on Tuesday, February 28, 2012 02:55 PM PST

E-12 landscape is superb. Just few ‘katcha houses’ but mainly plain land, ideal and easier for CDA to develop. I would say if CDA willing, this sector can be developed in few months, but I must say that CDA’s corrupt mangers are the main hurdle in making E-12 and D-12 development a priority. Also, as I said in my posting that agents (Islamabad property dealers) have artificially raised D-12 plot
prices. Their asking prices absolutely don’t reflect ground realities.

E-11 has multiple pockets. Some of them are fully developed and give a look of mature sub-sector, whereas some of them are complete reflection of a village life. Construction work is going in all societies and it has good perspectives (only selective areas, not all of the E-11).

Atiq bhai, your property is a ship, based on ‘nako nak’ concept. Looks cool!

prices of 25x40,40x80 & 60x90 plots pls in D-12.

Declration of assets

Hi,
I would Like To Clarify, what is process of declation of Assets for taxation pupose. Are these assests filed for Couples seprately or Jointly. Is there any Texation benefit If 1/2 of assessts are in name of wife and 1/2 in Name of Houband or it stays same??
Examples from other countries are also welcome but my question is basically Focused to Pakistan.

JJ replied on Sunday, February 26, 2012 05:22 PM PST

Habib Sahib, There is no wealth tax in Pakistan at the moment so it doesn't matter if assets are on person's name of jointly owned. You may need to file a wealth statement with income tax return only if you have income in Pakistan. If you don't have income in Pakistan, no need to file any return but CBR some times send notices for new assets purchased to some people when they purchase any new car or plot ect. and in that case you just need to prove the source of Income for the purchase of that asset.
Hope it is clear.

Habib replied on Monday, February 27, 2012 12:00 PM PST

My question is specifically for the overseas Pakistani, who will be repatriating in few years with assessts of 6+ Cror. Most of assessts will be realestate. At arrival he will deinately start job and will have to pay and file income Tax and declare assests.
wealth Tax is not payable at this stage but is definitely coming in few years time and will be approximately one Percent.
Syaying abroad 6,7 Lac annual tax Look s easy to pay but styaing in Pakistan it will be difficult, So one will have no option but to liquidate the property.

masifjamil replied on Monday, February 27, 2012 01:35 PM PST

Dear Mr. Habib, It doesn't matter in tax law if the property is owned in one name (husband) or two names but one has to prove his source of income. In case of foreign remittance from abroad, you must take care that the funds are transmitted in your Pak Rupee in Pakistan through Banking channel only. Its the only legitimate way to remit funds legally. Your income tax return would be filed in due course (September each year) and assets automatically would be declared at that time. Your spouse assets have to be merged in your wealth statement (part of income tax return).

JJ replied on Monday, February 27, 2012 05:12 PM PST

Habib Sahib, There is no wealth tax I believe since last 9/10 years. At that time when wealth tax was implemented and paid, still assets purchased from foreign remittance were exempt for a number of years from wealth tax levy.

Don't worry and take your decision as it suits you for the distribution of assets in your name or your wife's name but as far as your question about wealth tax in concerned, it will not effect your decision.

Brick blast

Can you please guide me, what is the use of putting brick blast on first floor concrete slab. instead of putting 1:2:4 conc. direct on top conc. slab and then marble/tiles etc.

BRICKS BALLAST CAN BE USED TO REDUCE FLOOR VIBRATIONS

Anybody replied on Sunday, February 26, 2012 05:22 PM PST

Brick Ballast is Used to Cover the Gap from Conc. slab and First floor Tiles/Marble to reduce the weight on roof and decrease the price. In between the Conc.Slab and Brick Blast put 3" sand as insulator to reduce the noice from first floor.

Jameel replied on Monday, February 27, 2012 05:58 AM PST

cheap
helps in leveling
lighter due to gaps
insulation from heat
reduces sound
Does not settle down

in old houses earth and a layer of sand was used instead, the most imp issue is leveling the floor, the labor is traditionally comfortable with that, I have seen some low cost houses where Concrete slab [lanter] is directly plastered, in that case special casting materials[kalab material] is used.
with new advent of false ceiling some Thekedars are not plastering inner side of ceiling

Baba replied on Monday, February 27, 2012 12:16 PM PST

Mr. Iqbal, Anybody and Mr. Jameel. thanks for your useful info. regarding my issue.
