I would like to know any news about Bahria Enclave Project in Islamabad ?
Does anyone know about the location of new plots (5 & 8 Marla) ?
What about the master plan of the project ?
How do you see the future of this project ?

Future of this project is bleak. Location is not cleared to even Bahria as they keep on changing the location in their advertisements. Better stay away or invest and wait for next 10 years for plot possession like Phase 9 of Bahria islamabad.

Refund of Money DHA Ballot
Dear CMY,

I would appreciate if you could let the forum know how DHA will refund the money of unsuccessful applications in the recent ballot. Would they send drafts to the addresses or the applicants will need to collect the drafts from the banks where application was deposited.

Normally DHA send pay orders via courier service to a mailing address on applications form (In Pakistan or in or other countries) . I dont know what are their plans this time. I dont know what exchange rate they will give you.

Asim bhai I think I should stay away from giving any possible ballot dates. Its a good investment no matter when they ballot it.

DHA have all land and is doing town planning. When they do a ballot? When town planning is complete. DH could ballot any time after a final map is ready. We are getting very close to actual ballot of DHA 9 one kanal but I dont have a correct answer about when?

Some days back I witnessed discussion on this forum regarding last installment of DHA Valley Plots. Being an overseas Pakistani, I would like to know / confirm that if it is true that the last installments has been postponed until further notice. Please advice. As per DHAI last installment was deferred for only DHAI members in Pakistan who have paid all 11 installments on time. This does not apply to overseas sector DYO, as they still need to pay 14 installments.

I am affraid there is not much good to write on DHA Valley. Perhaps this is the worst project DHA have ever launched with looting intention as well. I am not molvie other wise would have suggested you to consider though you have paid Zakat on this Ramzan to these elite who are infect Dacus and looting their own countrymen in the name of DHA

I know that you are a resourceful person and have insight of DHAI maters.
Can we request you to give us info of these DHA Home distance from Islamabad highway?
One of my friends got coordinates of this township but then later on these figures did not serve anything as they were some funny numbers from the Survey of Pakistan not in a normal Longitude/Latitude format.
I checked with my architect and came to know that those numbers are only useful if we get the “Reference Number” which was not given by the DHAI office? I know that DHA homes are coming up at a fast speed but their distance from Islamabad highway is still a secret.
Now having said that, if they are as close to Islamabad highway is it being said by DHAI, then having a brand new 8 Marla house in just Rs. 42 lacs is a real luxury, situated just 8 KM from the highway plus a 6 lane wide expressway to approach them.
I heard that DHAI is announcing the phase two of DHA homes and upon having known their conformed location; it could prove as a good investment.
One thing is for sure that DHAI will complete them in time to get their installments resumed from the valley customers. A township of some 3500 homes will sure change the situation in valley and also in extension. If we could get the coordinates of Homes then it is very easy to draw a line, on Google maps, from highway to get the distance even in inches!
I do not want to believe that DHAI & BT are lying about DHA home distance from the highway but then others are saying differently about this matter and your are the only hope for expats who cannot go and confirm about this!

DHA Expressway is not complete & we cannot measure distance right now. (I think Bahria and DHA are lying about distance).
If distance of DHA Valley from main Islamabad Expressway is 20 km even then it is near Islamabad Zone-I as compare to Bahria Phase 8 Rawalpindi.
At present DHA Homes are accessible from Kalar Syedan Road.
In my opinion future of DHA Homes and Valley is good.
If we assume that only 500 Homes are handed over next year and DHA Expressway is complete the place will surely be live able.
New buyers are free to decide but those booked plots or homes are advised to wait till Dec 2013 because 5 years is reasonable time for completion or near completion of a project.
CDA in their NOC to private societies and Towns gives 7 years time for completion of project.
