Any particular reason to buy in this Law wasir society.
Naval Anchorage is almost still from the last 10 years and even getting worst. It is way out of high way and not on safe access road. Bharia is much better and lively to live, having much better infrastructure.

If you are determent to buy and construct in Navel Anchorage, it is a different story.I know this society when it was having access from Japan road and my recent visit to anchorage was about 3 weeks back and observation on this society was even worst.

My recommendation is whole heartedly but the choice is your’s

The fact is this is a horrible place to live. I lived in this society for 6 month and now put on my house on sale and no buyer. It is far off from road no transport no marker school around and no social life. In simple it is full of horror to live in anchorage

I visited it also 2-3 months back, it dont like it at all, it is far away from Main highway, very limited commercial area, parks maybe there but i didnot noticed any which means.... no major school, no transport, etc... Road were kind of OK but nothng compared to what Bahria and DHA is.

It your choice, but you should better visit by your self to observe that it is waste of money.

Earth Quake Safe Building Design.

I own a 5 Marla commercial plot in Sector "C" of Bahria Town Lahore where construction of 3 stories (G+2) & a basement is allowed. Permitted heights of Basement & Upper building are 12 ft & 40 ft respectively.
To make the building safe against earth quake I intend to go for Frame Structure instead of Load bearing walls design.
I will be obliged if some expert brother could kindly advise on the difference in cost of construction of Frame Structure & Load Bearing Walls or advise some other cost effective method of construction which is safe against earth quake.
I have limited budget but What bothers me the most is loss of life in earth quake.

To share wid u all, I did the same back in 2009 & now i am in the middle of constructing my dream home there in the SuiGas Society Ph 1.
. Its a gated community with all the facilities of DHA.
. LRR interchange is also coming up near the main gates of the society.
. Limited plots with option of getting odd-sized plot & design it to ur requirements.
. Good development & cooperative stance of the society's management.
. Reasonably good neighbourhood as many of my relatives are already living there.

location Plot in upper cut of T or P Block, DHA 7 might take little more time to hand over but the way Construction has started in DHA 6 it looks it will be very well populated in 2 yaers at that time these upeer cuts will be actually apart of DHA 6 ,

It seems your comments carry some weight but exxagerating & to some extent, insulting despite I did not personally said against you or anybody. Life is not that simple & everyone cannot live in the DHA but we should not insult those living in all sorts of areas. Alhamdulillah, Allah has awarded me with His Blessings I pray for the prosperity for everyone, including yourself.

Coming to the points, the smell is there for those plots situated near the drain. But you missed the point that the the drain does not vanishes after that, it continues, mind you that drain goes into the DHA ph 5 block, L K & so on even it extends towards the LUMS. 1K plot in K block is costing 80-90 lacs now.
The Chief Engineer of the Suigas Society, Mr. Ashfaq is personally known to me & I can help you if you or any of my friend is personally interest to know more about the Suigas Society.
Your temptation to undermine others comments went beyond exxageration when you said 24hr traffic at the LRR, evidently you must not have seen the place by yourself, please reconsider your opinion about the LRR as it is crossing from many areas of DHA as well. Infact plots are never situated on or under the LRR, it meant a good approach.
These samosa plots give a better covered area because of relaxed rules apply. What about 5,000 sq.ft. covered area over a 14marla plot? Do your maths.
Infact, my answer is directly connected to the original question of 35-40 lacs plot.

Solar for Homes

I guess this is still economically not feasible for domestic use....As capital cost/Equipment cost and Maintenance cost is too high.
I heard, some people in Karachi have installed already for domestic use.
Furthermore , Eden is launching a new scheme and introducing Solar Cells for domestic use. But i am not sure whether they will install each plant (cell) on each house or will install MEGA Unit for distribution.

P.S. : Eden's reliability and commitment is still a question Mark :)

It is good idea but without proper design it is not very efficient.

Dear MKS, I am building a home in Islamabad area. Given out current electric shortage in Pakistan and a personal desire to contribute towards a 'greener' environment, I am thinking of setting up a major Solar solution for my home. When I say major, I am talking about 1+ KW of electric generation for home use. Do you recommend any company in Pakistan and any tips? I am at the initial stage of talking to one company and am looking for more to bid on the project. I do understand it is expensive and I may be an early adapter, however I do take risks and believe in leading vs getting in the line where ever one see a 'maj-ma'

Full fledge indpendent stand-alone installation is very expenive. The Capital cost will recover at least after ten years of use. However, its usage as back-up supply is highly recommended by experts.

This is not the matter of Risk, though the matter of Vision , feasibility and affordability.
If you can afford and want to install at any cost , then do it. But if you are thinking to get financial benefits in long run then dont jump blindly, think twice, review your decision and feasibility again

First consider the equation of cost vs benefit of solar system. I don't think so its feasible, at least presently. Solar system will be economical in near future as the cost per watt is reducing due to improved silicon battries and production of more effecient PV cells at a cost decreasing gradually.

Lahore Property News: CM lays foundation stone of Aashiyana
Punjab Chief Minister Muhammad Shahbaz Sharif has said that low-cost housing scheme, Aashiyana, will be the first residential scheme where low-income people and laborers will have the same basic facilities as are available to the elite, and that the scheme will be comparable with the best housing schemes of the country.

He was addressing the foundation stone laying ceremony of Aashiyana Housing Project at Suae Asal here on Saturday.

Punjab Land Development Company chairman and Member Provincial Assembly Sheikh Allauddin, different Members Provincial Assembly, the Planning & Development chairman, the Senior Member Board of Revenue, the Lahore commissioner, Director General National Logistics Cell, General Manager Sui Gas, Chief Engineer LESCO and other officers concerned were also present.

The chief minister that he would personally monitor the project for the welfare of the poor, ensure its early completion. He said that a comprehensive program had been evolved for the provision of residential facilities as well as generation of job opportunities in the first Aashiyana Housing Scheme at Suae Asal. Separate land had been specified for cottage industry so that the labourers could have job opportunities near their homes, he added.

The chief minister said that launching of low-cost housing scheme in the province was a revolutionary step of the government which would help the poor realise their dream of having their own house. He said that Aashiyana Housing Project would be the first residential scheme for the common man, adding that it would have not only a high standard construction work but also schools, dispensaries, playgrounds for cricket, hockey and other sports as well as all necessary facilities.

To a question if the housing scheme would continue in case of a political change in the country, the CM said that he was not a clairvoyant but he was not seeing any such change in the country.

According to a handout here on Saturday, he said that, if given a chance by Allah Almighty, he would complete the housing scheme, for the poor and the laborers under his own supervision.

Lauds law enforcers: The chief minister said that the maintenance of law and order during Ashura in the present circumstances was a challenge but, due to cooperation of law enforcement forces, the administration, Ulema, elected representatives and the general public, peace and tranquility prevailed in the province and no untoward incident was reported.

He said that all institutions which performed duties with regard to maintenance of law and order, religious harmony and brotherhood during Muharram-ul-Haram deserved credit for their performance.

He also commended the efforts of the cabinet committee headed by Sardar Zulfiqar Ali Khan Khosa and its members, including Senior Provincial Minister Raja Riaz Ahmad, Minister for Law Rana Sanaullah Khan, Chief Secretary Nasir Mehmood Khan Khosa, Home Secretary Shahid Khan and Inspector General Police Tariq Saleem for making effective security arrangements.
