location 18 to 22 lac for kanal plot in e-16
and 10 to 14 lac for 10 marla plot prices depending on location.
people can ask 30 lac per kanal after construction started this year. so its the best place and time to invest.

Best plots on
location wise in E-16/3 are in street 2,3 & 4 but the problem is all the plots are in the 40 ft wide street, only the few best levelled plots from n0.21-27 are in the best location of 100 ft wide road main boulevard. Once the construction started, the price will go up to 50-60 lacs in two years time. I think this is the best time to invest.

DHA 8

In fact I went to Lahore before March 20th To buy a file in DHA 8, but almost all dealers advised me that forecast of DHA 8 Plots is very low. Hence I did not buy. I shall highlight few observations which were astonishing for me.
1.Still we don't know DHA 8 development charges I went to DHA office to ask them and they told very clearly that it is not decided yet.
2. You can see most of Landscape of DHA 8 while passing through Broadway and level in 1/3 of area is about 10 to 18 feet Below Road level. This is big Concern even if DHA may do some filling it will take too much time in development and 2ndly on soft Soil foundations may sink., I am sure they will not level the area because they did not do so in broadway commercial. In such area the the speed of Construction will also be slow. Construction cost is big concern these days [Recently you may buy a good Plot in 40 Lac and Construction is Costing 80 Lac.]
3.The prices in Broadway commercial are about 40% Low than what asked in DHA 8. As Broadway commercial in on the Neck of DHA 6,7,8 should be most expensive area. So I think "Winners" of commercial Plots will lose 1/2 of money straight forward.

CMY Posted a map showing the rates of DHA 8 residential Plots if that is true then an average winner of Plot will lose minimum 10 to 12 Lac. Only time will prove that. If it happens so then DHA 7 and 6 will also shed some price.
It is nature of overseas investors that they like property directly from developer and think it will be risk and dispute free. No matter same thing is available in open market in substantial discount.

Yes, we can have a clear example below is a plot for sale in that area is in about 42 lac which exactly match the price range map given by CMY.

I sent you email amd message also regarding recent ballot of Ph-8 and as a result of which I got 4 plots 1 kanal each.. surprisingly all in Block-S...S-79, S-139, S-601 and S-609 Its manipulation or chance but i am totally disappointed. Seeking your brotherly advice. By the way these all are under installment catagory. I want to get rid of them all. your advice pls.

Sheikh Sahib you have not taken a wise step by applying for 4 plots at the same time. Where were your sincere friends who are in this field or who have vision or you should have taken advice from property gurus like CMY. May be you thought at the time of applying that at least one plot will be in the successful list - that way good. It has transpired after ballot that there were not large number of applicants for 1 kanal plots. Almost everybody has got plot who had applied for 1 kanal. My sincere advice keep one and dispose of rest of the 3 plots, but I am doubtful that there will be no buyer at the price you purchased and there is a chance you will lose handsome. Only 5,8,10 marla residential plots and 2 marla successfuls will have own or profit. Good luck!

Looking for expert advise for investment in Al Ghurair Giga Project

I am looking for advise from the property expert in Islamabad about Al Ghurair Giga Project in Islamabad which they have joint business with DHAI.They two major project called Gold crest towers and world trade center. Location is opposite of DHAI-Phase 2.
Is this save investment for future for 5 to 6 years . I m interested commercial and residence property.
Sincere advice will be very much appreciated.

Hi Ayaz

I will share my personal experience with you.

In July 2007, I bought a residential apartment from them on installments. The payment plan was based on three's quarterly installements. They promised to given possession of my apartment in July 2010.

But seven months ago, they sent a letter stating that they will not able to meet the timelines and they are now focusing on two buildings only, Lingam and Gulmohar. They offerred me either I should wait till the work on the building where my apartment is located is restarted or they can move me to either of the two buildings. They now say that the work on these two buildings will be completed in Jan 2011.

You can check the progress of construction from their websites. The grey structure of the two buildings is almost completed.

But I have asked to refund the money as I will rather buy a plot and construct my own home in DHAI. This is becuase if you go in DHAI, you will see that it's a huge project and it is not even 1% populated. Who will buy the apartment when the house is also available in the similar or slightly more cost?

However, I leave it up to you to decide as it all depends on personal preferrences.

Ayaz Sahib as per my knowledge the work on Al Ghurar Giga Project is presently stopped, reason not known. I know One of my friend who has booked a shop with them on their initial booking price desire to sell the same due to his personal financial requirements. You may satisfy yourself and if still desire to invest in the same project, then can be nogotiated with that gentleman. Wish you best of luck
