Why price difference in PHASE 8 file price?

CMY and others,

Why is the Phase 8 file price cheaper at the DHA website than what CMY is reporting?

If you look at Phase 7
prices in this link the Min is 23 lac and max is 45 lac and for Phase 6 the Min is 34 lacs and max is 60 lacs. I think these rates are mostly correct except the very good location ones. I think the DHA dealers are hiding these prices. I remember I was told by a LRE staff member 3 months ago that the min rate of Phase 7 is 25 lac and when I said this on this website the LRE denied it and now the rates are openly displayed at 25 las for many plots on this site. I think as is the case for the 23 lac ones.

Continuation of Post # 42541 (DHA 8 Ballot)

DHA is losing it's reputation by not only delaying the ballot of Phase 8 but also not being able to finish the development of their previous phases on time. Even though DHA claims to have developed many blocks of phase 6 but the basic life necessities are not in place in all of them. DHA 6 has several houses under construction but the fact is, it is still not livable. Water tower has not been completed in all but two blocks, sewage system is not in place, gas is probably years away. There is no mosque or shop under construction. I feel by delaying on all these critical factors, DHA is purposly discouraging people from populating Phase 6.

Mr. CMY, being authorized dealer of DHA and leading promoter of this society, should use his good offices to highlight this issue to DHA society officials and try to have them concentrate on "tail" while the "elephant" has already passed through.

I think CMY and other DHA dealers are too busy making good profits from
files and plots to even mention such a thing to DHA Management. I remember a CMY who no matter what would tell both the pros and cons of a society, but now he only discusses the property market not the societies them selves where as the main problem is the societies them selves. We should know what goes on in every society. I guess Money changes people.

I have read similar news on GEO tele-tape and feel that it will be a disaster for property dealers and real estate
prices. Mr. CMY is requested ask like minded dealers to approach the Minister and try to talk him out of this.

Govt. should encourage investment in all sectors for the good of country's econonmy and should avoid taking steps which would force people to hold on to their money rather than investing it.

I am totally disagree with the figure only 5% pay taxes. Its only 15% pay income taxes, other yet pay taxes such as GST, W.H, Surcharges, Import Export Taxes & so o on.. & at the moment everyone pay around 40-60 of their whole expenditure only on the tax. But yes those who are paying income tax are less.. just for example, at the moment all pakistani who have transport paid around more then 350% (i am not counting current increase), similarly, every person who use telecom pays 36% tax, every person who just buy general daily use utilities he pay around 15+6% tax.. We have to demand from the government.. also, have u seen our government cabinet 81 ministers (excluding PA, Assts, Secties etc) just imagine even a country like USA don't have that huge cabinet. Similarly we have nazims, as well as civil government for every district, and pakistan has around 144 districts, so just imagine how many they absorb..

WaqarBhai, you are right, there are many sorts of hidden taxes in Pakistan. In USA and other european countreis, if public pay taxes in reward they also get facilitis. I am not against paying tax, but our tax departmens need lot of reforms to be updated. I further agree with Waqar we do'nt need too many ministers, secrectires, nazims, and useless civil servants without their positive output.

Practically, full fledge on ground development has not started yet. Contract has been awarded, and some pieces of machinery have been moved on site.

The members expect full fledge development which is not seen yet.

The increase in rates will depend largely on the pace of development and increase in
prices elsewhere, especially DHA and Bahria Town Lahore.

And for your information
prices in Bahria are falling and not rising. Sector C on ground plots have gone down more than 20% in last 2 months since BT moved their office to raiwind road.

Ooh Nabeel bhai I dont really care if you buy in BT or not. I sagest you go for DHA and hope to double your money in 1 year. I am sticking with BT. I have almost doubled my investemnt in 2.4 years in BT where as the people who bought in aany phase and file of DHA are back to squar one. Why dont you find out how much a Secotr C commarcal plot cost 2.4 years ago and how much it is now. Why dont you find out how much a 10 marla plot cost in Sector B 3 years ago and how much it is now. You know the if 2.5 years ago I couldn't afford to by the worst
location plot in Phase 7 then which was for 33 lac, and I only had 30 lac. Few months ago rates of on ground plots in Jasmine block were 13 to 15 lakh with 10 installment paid. Now rates of same plots are 11 to 13 lakh.

Price was rising before but since last few months
prices have been going down and that is a fact which can be verified from independent sources. I do not need to lie. I was just correcting this person who was saying rates are rising in BT.

I have no problem if the rates rise there. In fact I wish so. But the fact is since BT moved their office to raiwind project new people seldom come to visit BT lahore old location and so the interest of buyers is less than before. That is the main reason behind this fall which may be temporary but no honest person can deny that BT prices have gone down in last few months from their peak few months ago.

The rise and fall you are talking about happen last March and April. At that time the rates went up to 16 lac W/O development chargers and after September the rates fell back to the ones you mentioned. Now due to the on growing population in Sector C the rates have started to rise again. I don't understand what you mean by Moving of the Office. The only reason they moved the office is to promote there Raiwand road project, they know no one would come to see it other wise due to its distance and BT's Previous reputation. Who cares where the office is. The main thing is the plot which is developed and ready will all facilities.

Yes Jeddah is the right airport. Take a taxi from the airport or u may enjoy a free commuter service from the airport as well for Unmrah.

Its better to find accomodation urself, there are so many hotels around, as per ur pocket instead of booking it ahead & then u may find it expensive or away from the Haram. Its always advisable to live closer to the Haram. Now-a-days umrah visas have just been opened but it is still not the peak season so u can find good residence at the back of Makkah towers or near the Pakistan House there.

Preparations before Umrah:

Prepare urself in an excellent manner b4 ahram.

U can wear ahram from Dammam to avoid difficulty in between. Make neeyah & offer two rakah nawafil for ahram; neeyah is prefered to make when you reach Meeqat. Compulsion of Ahram are well known. Start Talbeeh till u reach there. Remember Talbeeh is the best prayer before u reach there.

Its prefered to find ur accomodation, put ur luggage safely, refresh ur ablution, even take proper meal so that u can begin ur everlasting spiritual journey without any break.

Go straight into the the Haram, preferable lower you gaze so that you will see Ka'aba when you reach exactly in front of it right in Mataf (place where tawaf is performed) concentrating to what you are going to have. On the first sight at Ka'aba every dua will be accepted.

A hadith-e-Nabwi means that what about a person who has travelled all the way to Ka'Aba having put the dust of the journey on his cloths & on his head and pleading to Allah while he holds ghilaf-e-Ka'aba o! Allah o! Allah while his food is haram his dress is made from haram income ...

Now the Umrah process:

Start your Tawaf from Hajr-e Aswad with neeyah 7 rounds of the Ka'aba anticlock-wise with your right shoulder exposed. Start it with takbeer & raising hands towards the Hajr-e-aswad & repeat the same takbeer in all 7 rounds at the same spot. Kissing the Hajr-e-aswad is sunnah. After the completion of Tawaf offer two rakah nawafil of tawaf prefereably behind Muqam-e-Ibrahim. Drink Zamzam as much as u can.
Start your Sa'ee with neeyah from Safa mount & complete 7 (one-way)treads to Marwah mount. Thus your Sa'ee as well as your Umrah will be completed when your reach Marwah by the end of 7th.

Remember ur ahram is still on till the time you do not have your hair halaq or Qasr.

I have tried to explain it simple & brief. Your duas & prosrations will make it more lively & blessed; don't forget us in your dua.

Last year my uncle was wearing ahram & i went to take my car from the parking when the airport administration guided him to go to the first floor parking of South terminal (Saudi Airlines terminal) from where he was diven to Makkah. An other option is to reach Bab Makkah (Makkah gate, a place here in Jeddah) from where taxi takes SR 10 per head all the way to haram.

If you can bring your car, this is the best option as u can move around economically both in makkah & in Madina & also within 45 minutes u can reach Jeddah for shopping, if u like.

Dear Brother
From Dammam also you can travel in bus. Bus starts every wednesday either for Makkah or Madinah only or both cities together.Last year I travelled by these buses twice,while I was on visit visa from Sharjah.Really its wonderful experince, cheap,convenient & door to door service. No need to go Jeddah airport & to bother for hotel booking (all inclusive).Package price SR=110/- for Wednesday to Saturday.
