Dear Arshad,

I was in the same boat as you but found overseas enclave to be too pricy. If you buy from Bahria directly I recall it was around $70K. Phase 8 is right next to it and pretty much the same with 1/3rd the price. My brotherly advice is to buy in phase 8 but it is your call of course

you can get a 1k plot in Phase 8 around 18-20K. For overseas block, it cost us 35K. Obviously Phase 8 and overseas block are not same. In Overseas block there are quite few outstanding feature:

- the largest man made lake in Pakistan , the Eden Lake ; spanning the area of 13,000 kanal has also started

Mosques
Restaurants
Market
Soan Square with motif paving pattern, water features, perimeter landscape, gathering areas, landscape furniture & adequate lighting

Dear CMY Thanks a lot for the time and effort uploading pis for the developmental status of DHA new phases, I feel these are best Investment Options at this time I fell DHA 7 is remarkeably cheap like in 30 to 36 Lac you can get DHA plot on ground, Honesly it too costly the type of develoment DHA is doing as a whole in that area, start from front of Air port and reach phase 7, You will see billons of rupees development underway.
The sentiment of market as awhole is low so it is best chance for them who want to divesify their portfolio to reaestate sector.

Dear Jameel, I totaly agree with you that prices at present are dirt cheap, with a plot on ground in Lahore foravg. 35 lacs is beyond belief but unfortunately is reality.
Even though there is an immense ammount of work being carried out in Defence phase 7 the economic downturn over powers this bringing the price down.
I would like to get your views on whether prices have a chance to rise in short term or are we still lokking at prices depreciating to further depths. I have a few questions on which i'd like your opinion.

(1) Do you expect the prices of phase 7 plots to rise immensly after pocession?

(2) When do you expect pocession to be given for blocks R,S,P blocks?

(3) Comparing the prices of DHA 6 the prices never increased by much when pocession was given do you expect this to be the same for phase 7 ?

(4) Once complete will phase 6 be a better location to live or will phase 7?

(5) Installments have arrived to be paid for plots but prices are continuing to depreciate your comments?

I am grateful for your quick response and advice.
On this web page information is constantly provided that DHA 7 pocession will be handed over by July 2009, looking at the pictures I would say it is very difficult to meet this date. (not to say i'm an expert on this matter)
Prices are undervalued because of market sentiment which is the same story throughout the world, the dilema I have is whether to sell my plots in DHA and purchase property in UK.
Property prices are depreciating rapidly and I believe it is a chance to purchase property in UK at bargain prices and maximum return in future.
Now that Eid has come hopefully we might see some increase in price I would like for you to value plots that I hold in DHA Q and S blocks.

I am assuming that prices will increase by 25 % in 2 years which is not a very great ammount. Please advice whether I should hold or not considering the sterling and rupee value.
