Well, after wishing him good luck on his nomination, I have few suggestions:-

- Keep the size of cabinet reasonable. Make all the members subject to an open accountability before including them in the cabinet and keep a close watch on their performance and use of government resources.
- Travel in Suzuki Mehran instead of BMWs and Mercedes. It is a shame when President, prime minister and officials travel all over the world on a begging spree but in the country use imported luxury cars to go to the airport You may convert Suzuki Mehran into a bullet proof vehicle to address your security concerns. Pakistan has already been manufacturing armored vehicles, so the technology is available in the country.
- If you still have to go on a begging mission due to unavoidable circumstances, please do not take 100 people with you. Where possible invite them to come to your country. Leaders of other countries would not mind if you tell them upfront that country was short of funds and you were cutting on expenses.
- Do not keep personal assets outside of the country. Publish information about personal assets and annual income tax returns of all of the political appointees and top bureaucrats every year.
- Make it mandatory for the officials to lead Friday prayers in their respective areas, if they are Muslims. The should stay in touch with the daily life of a common person.

It is my suggestion that IF Mr.CMY becomes the president he should include Mr. Imran Khan as the Prime Minister of Pakistan. I wish our prayers could be heard one day. D-12 Update

Friends,

I recently visited D-12 and wanted interested parties to update you on what I saw.

1. Underground electric work was in full progress.I saw more then a dozen people working.
2. Sewege was previously completed for most area but I saw more pipes. I assume they were for the area that was illegally occupied earlier and now vacated.
3. A lot of yellow pipes were delivered that were not there just last month. Not sure what those yellow pipes are.
4. A lot of ground was dug for utilities that was not there just a month ago according to a local.

Therefore it appears that all utilities work are well underway and 'appears' to be promising. Hopefully the contractor is pushing to complete the work by April 2009 as agreed bewtween CDA and contractor.

Dear ZB,

From my understanding the completion date agreed between CDA and contractor is April 2009. I have also heard July 2009 at the latest for us to get the possesion. CDA has setup a committee to provide a weekly status report.

During my this trip to Pakistan I was ready to sell my plot in D-12 and buy something BT or DHA, but after seeing the progress I am willing to wait for possibly the best sector in the capital.

With sewege in place for most of the sector, and electric, and gas work in progress I am hopeful that the roads will be finalized early next year. Hopefully that is it for us to start construction.

I have also heard news that CDA/Govt is considering postponing new sector work untill the existing sectors such as D-12 are completed first.

If my assumptions are right I won't be surprised that the plot proces will double in D12 as soon as we get the possesion especially since realestate in Dubai, USA, and other places (including rest of the Pakistan) are taking a big hit. But please use your own judgement when investing. I am not suggestion anyone to invest in D-12.

Future of NFC Phase 2 (Cont. Post 40901)

An underhand deal of Malik sb with NFC management can not be overlooked.If NFC phase 2 development starts right now (even one or two blocks though),it would be a big blow to Bahria as development of Sector C is far from completion and people would definitely rush from Bahria to NFC phase 2. If this theory is assumed to be true, then one should forget about the development of NFC phase 2 for another couple of years.

NFC is a cooperative society as compare to Bahria Town that is a private developer.
In a cooperative society management is not an owner, they are just an elected person (elected by members of society, in other words elected by plot owners) that are responsible for running the society affairs with the consent of plot owners. Elections are held, I believe every year, for the management.

On the other hand BT is a private developer which has an owner (Malik Riaz, NOT an elected person). BT has open hands to make all deals as they wish, but NFC management can't do anything without the consent of members.

So your concern of underhand deal of Malik sb with NFC management is totally wrong.
If there is going to be any deal between NFC and BT, it will be with the consent of plot holders (nothing underhand), and I am sure NFC plot owner won’t approve any deal with BT unless it is beneficial to NFC plot holders.

Please give me your best advice my budget is up to 50 lakh planning to buy the one kanal plot or file in DHA Phase 7 or 8 & I will build the home in 5 to 7 years.

One of my uncles who living in Bahiria town Lahore has advised me to buy two kanla plot in Gulbahar Block sector C which will cost as same as one kanal in DHA.

My elder brother and few cousins also have bought plots in BT so I am confused now where should I buy.

DHA7 is a bargain price. I would say buy 1 DHA7 in around 35 lakhs and a DHA9/10 file for 15 lakhs (both for investment). Once you are ready for your house, sell them and buy at your desired place.

prices of DHA 7 and 9/10 have been going up and down from the same leveles. I think this practice will continue for a few more years. He should buy where there is a physical existence of the plot and construction is going on. I would advise you to take take a plot in Phase 7 P, Q or S Blocks, You should get average plots in these Blocks in 32,40,38 Lac respectively In my assessment in 7 years the construction activity will be almost same as of DHA phase 5 today.
And Fix rest of money in Sharia Comliant Bank Like Mezan Bank, or Buy shares some underpriced good Portfolio Company, 9,10 can give you return only if Prperties will Click again in 5,7 ys period which looks likely but not sure, I myself would go only for surest things. I hpoe in in 7 years time you will be able to add some more money accomplish construction.

one thing I have confirmed from a relative who is in a Managerial position in
DHA Lahore that the ballot of DHA 8 will take a lot more time then being stated here, second The demand for DHA 6 might increase but DHA 7 will remain dead for some time. Second, I bet that the rates of Valancia have not gone down in todays market where as DHA 6 and 7 have lost a lot of ground. I say only invest in societies where there is a strong possibility of possession and ongoing construction or very near development completion because those societies keep you and your capital safe. Societies like DHA 7 are for those people who want t invest for 7-10 years not for those who want to invest for 2-3 years because at the end they would be back where they stared because it is all game play by investors and simple people like us can not keep up with the fast and uncertain market of investors.

the only problem with investing in DHA 6 and 7 is that they keep on coming back t there previous
prices of 2 years, they are not staying in one place. There are many societies in Lahore who have not gone back to the 2006-07 price frame but have gone up tremendously.

If you want to live in DHA in coming 3, ys then try yo catch DHA phase 6, No matter C or D Block, If you can defer it to about 7 years the goto P and Q,S Block of Phase 7,

Dear CMY Saheb,

I have a budget ranging between 30 to 40 lakh Rupees only for a residential plot to make a home.The payment would be made lumpsum in cash.

I intend to buy at least one kanal (500 Yards) land in recently developed (or where the development is near completion in few months' time) in DHA lahore from Phase 5 till 8 for immediate construction.

I am interested in a plot not file.

Also the plot should be in possesion area.

The plot should not be near Graveyard or in front of Mosque or adjoining mosque but it should not be very far from Mosque. There is not any condition for street size but it should not fall in the narrowest street in that sector/block. The adjoining plots should be of same size and category i.e one canal.

Please identify which sector(s)/Block(s) of DHA Lahore fall in this price range of 30-40 Lakhs per canal.

Also please provide few options/offers with confirmed plot numbers and other details of sectors/blocks for my consideration.

u know in the US if we go to a 5 star hotel and order a cheese burger it costs from $20 to $30 and if we go to Macdonald's we get almost the same burger for 3 dollars, the same thing is happening in Pakistan. The
prices of plots moving artificially in small societies upsets us so much that we don't invest in them. DHA 7 is just like that but on a much bigger scale and is covered with icing sugar to make it more attractive to the poor people who get stuck in it.

DHA has its shares of evils, its just not stated or talked upon and thats why we are not aware of them like DHA dose not have full possession of land in Phase 7 and they are not conducting the ballot of 5 ext and DHA 8. people who bought DHA
files recently 6 months ago for 45 lac dha 8 and 20 lac 9/10, and if they had invested in a developed plot in any other society, if not anything the rates would have not gone down this much. If we talk about ready for construction phases like phase 6 there is and wont be any serious population for another 5 years and if DHA 6 was so strong and population friendly it rates would not have gone down with the same ratio of Phase 7. Just my thoughts :)

Also please confirm which blocks of phase 7 have not been possessed by the DHA so far and what are the hitches and causes for not having full possession in those pockets. How long it will take them to have full possession, eventaul development and final handing over to the owners for construction in various blocks.

I agree with your DHA approach. We have a family property in phase 3 Z block opposite pot puri and I have lived there for last 16 years. The bottom line is that the quality of life is just amazing there. You literally donot have to go to Fortrus/Liberty anymore if you chose to live in a developed area of DHA. I am in Sydney for last 4 years and also lived in States for 2 years, but I still say that I have enjoyed my life the most in Lahore and a lot of credit goes to DHA in that.
My suggestion to you according to your budget is to go for DHA-5 10 marla plots which is a developed phase and ready for possession. CMY suggest that too. You should be able to find a 10 marla plot in about 45 lac there. This would appreciate much quicker as compared to other phases and also developed first too which is your main concern so you can construct a house on it. My honest advice is that DONOT settle for 1 kanal in any other society because it took DHA good 25 years to produce the best commercial area in Lahore, can you imagine how much time will it take for anyother society to do the same what DHA did. Wish u all the best in your plot hunting. Also call CMY it is quicker than the forum. I do that all the time.

There has been an argument ging on between DHA and a very strong and influential family I think from Sahiwal foe 2 years. They still own pockets of 20-30 kanal in P, V, W and Q blocks of Phase 7. I do not know the status of development in Phase 7 right now but it should have developed quit a bit since my last visit. DHA is the best place to live in Lahore, only if you are building a house in a properly developed and populated Sector or Phase and for that due to budget problems we need to hold for a long time. I think 95% of the people living in Phase 3 bought there plot 10 years ago or even built there homes 10 years ago when the rates were very , only a handful of people actually bought these plots at these
prices for construction.

DHAI VALLEY going to be popular despite of dishearten advertised/bad investment. Still people in Pakistan and Overseas looking to buy the plot in DAH Valley.

One of my friend here in Duabi got 5 Plot. He applied two from Pakistan and three from here. One is sold in Pakistan with Rs 60000 Profit. and he has offer Dhs 5000 prifit. I think this is due to DAH Name and everyone considering safe investment for 8 to 10 years

Dear Mohsin.
Dubai has got a very strong market. Recession is only effecting new projects which are on papers only.
The projects which are ready or under constructon are very little effected. In other words it is droped down from its peak but still with good profit margin.
The recession is due to end in next 6 to 12 months. New airport in Jebel Ali is going to get construction signal in 2009. Metro rail will also be in operation next year. Lakes / Canals are being contructed which will attract more visitors.

Tahir, are the mega projects like burj dubai, old town commercial islands and others in the surrounding are running as per scedule.I heard that they are lagging far behind the schedule and may be delayed further due to recent recession.

Ready property with residential potetial will lose only about 25% to 50% value as we have seen in Lahore as well, the Projects in pipline will come to earth and people may lose lots of money in them, and later account for about 80% in Dubai and 95% in Ajman. The point of Bubble bust in Dubai is such that no one will be winner, Rents might come down marginnally because of some supply and winding up of Constuction activities [people losing Jobs and going back to their homes as in 1995], Had it been after completion of 50%+ projects you must have got chance to buy at very attractive rates, as happened in US where most of Projects got completed before market crashed.
The current sceinrio will put more strain on Banking and mortgage sector if projects are to be completed.
