1-Defense Saving Certificate(10 years)
2-Prize Bonds
3-Purchase Gold
4-invest in property

SSH replied on Monday, November 3, 2008 12:42 PM PST

Any investment may prove good provided it is not amalgamated with interest (Ribah / Sood). Just keep away from "Ribah". Rest is ok.

Mohsin replied on Monday, November 3, 2008 12:46 PM PST

Dear KSA,
1. Defence Saving Certificate are HARAM (RIBA)
2. Prize Bond are HARAM (RIBA)
3. Gold is valid investment if you have secure place to keep it
4. Invest in property and as Mr. Zero has said always invest 50% and keep the rest rescure for future needs. But you'll never get anything of 50% of your holding. Less expensive schemes like AWT in Lahore and Islamabad are suitable in this regard

@ KSA,

Start some kind of business, manufacturing / export. You are never going to loose.

Real Money replied on Tuesday, November 4, 2008 12:00 AM PST

Yes Property is very good if you invest wisely.
You can also purchase gold, time is good.
Just see if it comes at 500USD/OZ purchase. On the other hand
Wait the US election. watch the strenght of USD. It may remain on strong side after the election for some time. While USD goes up gold will be coming down. When the trend will be changed purchas the gold.
sell it at 100USD/OZ

KSA replied on Tuesday, November 4, 2008 12:47 PM PST

I am really thankful to all for their best input. Thanks a lot. God bless us all.

Living or Losing Money to BahriaTown Management ... from post 40731

Hussain Kaisrani Sb

Inspite of the fact we understood that u only write plus points & that are too related living there.

Living in any reasonable society is good or bad, it is a relative question of one's satisfaction level. Therefore, comfortable living at fraudulant price or delayed posession or unnecessary development & other charges is not advisable; especially targetting expats by the BT management. Please search your comments & see if they do attract investors to 40 odd km away from the Mall without telling the dark side of the malpractices of the society's management. We will appreciate if you mention both pros & cons while u share your living experience, a sitting with Malik R or when you knew that the map was changed by the management for the interest of the general public.

Hope you are taking it positively

abj replied on Monday, November 3, 2008 12:41 PM PST

This is not Kaisrani, but my friend, your comments seem pretty emotional, and offensive. Also, nobody begged the expat or the regular pat to buy from bahria or anyone else. You make your own choices and live with them, and is not advisable to call others names and fraud without knowing facts, sitting in Jeddah as Pardesi. If someone just tried to give you his experience, no need to put him on the spot. If you make decisions that are important to you from blogs alone, seems like your own problem. He seems a decent guy, and my reading is, he does not get a commision to convence anyone to buy there.

Hope you are taking it positively.

Rehman replied on Monday, November 3, 2008 02:01 PM PST

It is wrong to criticize Mr. Hussain. He just presents and writes what he has observed and give his point of view. Any one can disagree with him but its does not look good to criticize him.

Pardesi, Jeddah replied on Monday, November 3, 2008 02:48 PM PST

Dear Kaisrani

Allow me to thankyou. I really appreciate you can read the message even between the lines.

Believe you me earning abroad is not easy & when one loses his hard-earned money to the looters one may not imagine how much stress he has to go through. While sitting in Jeddah I am more than aware of Lahore than many of the Lahorites. That is all I can add for some of my friends' comments above ... it was not to criticise Mr. Kaisrani but Bahria Town.

Anwar KSA replied on Tuesday, November 4, 2008 03:13 AM PST

HK is 100% correct in relative terms when you compare Bahria Town with other developers. But the most important satisfaction which I have with BT is that upto now there land records pertaining to my property is intact, which is a most important single factor.
For a person like me residing abroad & interested in land as investment can be at peace if ownership records are in safe hand.
Land price increase or decrease according to circumstances & with the passage of time, but definitely it affects those who are serious in constructing their houses as construction cost increases. There is no excuse for BT not to meet their promises.

DHA Commercial Avenue Islamabad Commercial Plot

What do you guys think of the DHA Commercial Avenue Islamabad project? I am thinking of appling for the 8 Marla Commercial Plot (40Lakhs). It will be a long term investment (6 to 10 years). I know DHA phase 8 parkview files are a better option but i do not have that much money upfront. My only reason of going for DHA C-A is the installment plan. I am only 24 years only have started working 12 months back therefore i do not have enough saving to purchase a plot outright. I can VERY easily afford 30,000 RS per month. for 42 months. I would really appreciate a reply from CMY or any other informed person.

Regards,

Nadeem Mohamed replied on Sunday, November 2, 2008 06:09 PM PST

Hello,

You can buy a 1 kanal file in DHA-Islamabad Phase 2ext in 9.25 lac. If you don't have this much savings yet then you must be right. For you installment option will be better.

sbaig replied on Sunday, November 2, 2008 07:46 PM PST

It is realy funny as to how many times on this forum it has been argued about the viability of DHAI recent schemes but our brothers are obssessed with 'bher chaal'!

AN OVERSEAS PAKISTANI replied on Sunday, November 2, 2008 09:37 PM PST

Dear Brother HAC84,
I pray that Allah increase your income more than your present, its good that you can afford 30000/month for 42 years. But pls. think why you want to be stucked for long time, see all other options and try to get some thing on ground. God bless all of us and save from such powerful and evil genius robbers. I have lost a very big money trusting DHA. God give them right path or save us from them.
Regards

Rasheed Aghai replied on Sunday, November 2, 2008 10:38 PM PST

Really DHAI is very unprofessional, unorganized, unreallistic, unmannagable & unpredictive organization. They their self don,t know, how to mannage the things properly in a decent way.
Now we can understand why the peoples were saying from the very begining "that DHAI will loot the peoples especially overseas.
May God save all of us.

Banks' Lending - For Balanced Growth

Dear Friends, Salaam

There have been many good suggestions coming out from all sections to pull our country out of these crises. I also wish to put forth suggestions which will help, in the longer run, to take care of our FCY reserves not to be misused. Your healthy criticsm is welcome to refine my suggestions & will be beneficial for the nation's extravagant spending habit. I can further eloborate my view-point if required.

The process, put simply, goes on somewhat similar to below:

1. We receive revenue from Exports, remittances, aids & loans.
2. This revenue is then utilised for imports & budgeted spending.
3. Practically the inflow of money at stage 1 remains with the banks with which these banks increase their lending power under a process called 'credit creation'; and so on.

By experience it is learnt that misuse & embezzlement at many stages. A lot has now been discussed for the first two stages. No doubt expat Pakistanis & other investors are willing to bring their money back with the Parliament's act on place due to questions on credit-worthiness of the new Govt. Efficient utilisation is also in question but I wish to draw your particular attention to the third point specifically as this has given an open opportunity to the banks to lend their funds in whatever manner they like to their own benefit. In-fact commercial banks in Pakistan are enjoying more from their leasing business by whatever name they may call it while their statutory business was mainly trade & industry. With the connivance of some of the bankers & investors, artificial shortage of FCY is also created.

For the last 6-8 years commercial banks are mainly engaged in extending consumer loans creating a bubble of finance for the community while their role should be to focus on all sectors of the economy including, health, education , agriculture, etc. To cut-short, I suggest that their should be a legal binding on the banks guiding them how much to lend to which sector of the economy, funds which in-fact belong to the nation. The enclosed schedule is an initial attempt towards the direction I am pointing out. Of course that can be fine-tuned to the desired sub-level & can be further extended to other dimensions as well.

In a nutshell, the schedule suggests to diversify the lending exposure of the banks to the different sectors, under legal binding, of the economy for balanced growth so that we will not fall in the same ditch of consumer-oriented society again.

A Mon'min cannot be bitten from the same whole twice. (Al-Hadeeth)
