I am currently visiting Islamabad and have visited this sector in detail for the past few days. There are around 10-12 homes under construction in sector D-12/1 and 2. There are no homes under construction in sub sector 3 that I can see and only one small home in sub sector 4. Grid station is 100% complete and I wrote earlier. Sewage pipes and completed. Electric cables are laid out in most streets of sub sector 1 & 2. I don't know about 3 & 4. Road work is visible but choppy and inconsistent. You can see many main roads being doubled and inner roads partially leveled and material for the roads on the side, though I have not seen too many developer workers in the last two days. May be they all left for EID earlier than expected  To be very honest if you are looking for a 'flashy' development in a sector such as nice carpeted roads, foot paths, landscaping and lighting poles, you won't see them in this sector yet. Development does not appear on surface to the same standards as other nice developments such as Bahria, Zaraj and DHA. What this area offers is close proximity to proper Islamabad, wider roads, green designated areas, Margala view, pollution free air, minimal trough traffic from other Islamabad sector etc. There is no doubt in my mind that it will be a reasonably livable place in about one to two years and an amazing sector in about five to seven years. I meet two other owners here who are waiting to build their homes as soon as they get the electric connections, which if I were to guess will happen within two to three months; perhaps even less, but who knows? I also meet a Chaiman of a very important government department who is building a home in D-12/2 and he said that he expected hundred homes under construction in one year and that owners are now simply waiting for the electric connection. If you have posses a long term vision and patience for this sector to develop, I highly recommend buying here. Building a home in Pindi in developments mentioned above is also good and is cheaper. I am not too familiar or crazy about G sectors but perhaps those are good too. One kanal plot is around 1.5 caror in this sector even in these conditions. Once developed it could be much higher. Please do your own research and do NOT invest because any of our recommendations or opinions. The investment is not cheap and like everything else, risk and rewards are also very high. It could go either ways. Historically my investment track record is not good though for this one I fee strong :-) Good luck. |
