DHA Valley 5 Marla plot Query,

Asalam-o-Alaikum Everyone,

I have a 5 marla plot in DHA Valley Islamabad and I had paid 3 installments and currently they are charging me surcharge on daily basis. The amount of surcharge is currently around Rs-85,000.

I need suggestions and advise from you people that what should I do with this plot? Either should I sale it out (is it possible)?
Or is it possible that after paying out all the installments, I can request for waive off of my surcharge?

Secondly, need information about JINNAH TOWN ADIALA ROAD RAWALPINDI, either Jinnah town is a properly registered town or is it a non-registered one without any noc?

My sincere suggestion. Get rid of any DHA Valley plot. This scheme was planned with dishonest approach. They are charging you surcharge while DHA is not developing any thing of DHA valley. Stay away from any new DHA venture in ISB/Pindi area.

Dear Zain,

As per current market price, the plots are going in negative to the paid amount. My advice would be to get sell it as soon as possible and recover as much from it as you can.

DHA valley is a long term investment. when i bought a file in bahria phase 8. everybody was saying the same thing about bahria phase 8, that it will never develop. It is developed now and possession is given. if you can hold for next 6 years then dha valley is good otherwise not.

DHA valley was a huge project and people invested their hard earned money on this project only because of DHA name tag. DHA Valley project got all messed up after the involvement of Bahria Town. Please watch Dawn TV program Reporter regarding DHA Valley issue. Malik Riaz made a deal with DHA and according to that deal all the payments in DHA valley account is transferred to Bahria Town account in three working days.

Jinnah Town is too far if you have to travel to Islamabad frequently. No information is available on RDA website.

As per investigation reports which was broadcasted on Dawn news, DHA signed contract with Malik Riaz for land acquisition for DHA Valley projects. As per the contract, BT and HRL has to develop the Valley project and acquire land from local villages.

The Element of Fraud from DHA Authorities

Many people believe that the whole project is a fraud. It is known that DHA has only purchased 10% of the land required to complete the project. Whereas, according to the land laws of Pakistan government, they need to buy at least 85% of the land beforehand starting the project and taking money from them. The local land-owners of the area, after knowing that their land is worthy, rejected the offers from DHA to sell their land. It means that the project will never be completed and the town planning shown to the people will never happen. There is another serious problem to the execution of the project. DHA needs to surrender around 2,300 acres of land to local government authorities because this was the land previously decided to build a dam upon it.[6]Punjab government has decided to recover this land from the three big organizations i.e., Defence Housing Authority, Bahria Town and Habib Rafiq Ltd in Kahuta and Kallar Syedaan tehsils for the construction of Dhadhocha Dam to meet the water needs mainly of Rawalpindi and to some extent of Islamabad. This will severely affect the town planning and in-fact the whole project.
[edit]Concerns about DHA Homes

There are several concerns about DHA Homes. First, the whole construction is relocated to the edge of DHA valley, while in the initial maps, was shown right in the center of DHA valley. This shows that DHA authorities are facing difficulties in getting the land from local residents. Also it flashes the concern that the whole valley will be relocated, further far away from Rawalpindi/Islamabad. Second, the company which was constructing the homes, AREAA, has dropped the project from the list of their ongoing projects, which shows the lack of interest, or possibly, drop of the whole DHA Homes agreement. Till now DHA authorities are unable to clarify any concern communicated by the members of this community.

Check out below URL of AREAA Construction company which was awarded contract for building DHA homes. Their site does not show DHA Homes in their ongoing project list which is of serious concern for all allottess who have paid millions of rupees to DHA.
