Property Market Outlook

The property market of Pakistan is going through a rough patch from past 2 years mainly due to political instability and highest ever inflation resorting people to buy gold, dollar or dollar denominated assets.
People have lost over 50% or more in term of dollars equivalent in past 2 years and property outside Lahore depreciated significantly more especially in Quetta, Multan and Bahawalpur.
There are some positive developments recently. For example, stability of dollar @ 280, deal with IMF and support from China and Gulf. The rampant growth in the stock market of Pakistan also felt like a cool gentle breeze.
The period from Sep 24 to Sep 25 seems a period of turbulence in terms of political stability will therefore inhibit the growth of property market. The country may go through an election/selection process during this period. So, chaos, protest is possible however, with declining inflation and policy rate things could be under control.
The period from Sep 25 to Sep 26 seems a period of stability after a rough patch can layout a platform for solid growth the policy rate will reach in single digital below 10% in Sep 26
The period from Sep 26 to Sep 27 will be year of growth for property market, prices will peak again more than 50% to that of in start of year 2022, the growth rate is expected beyond 5% with policy rate in the range of 6%-7%.
The worst for property market is over. No matter the situation is there is a lot of hope and growth potential in Pakistan in times to come.

Phase 7: 5M @30.5 and 10M @105 (10M is 3.5 times than 5M)
Phase 9: 5M @37 and 10M @94 (10M is 2.54 times than 5M)
Phase 9 Town: 5M @55 and 10M @120 (10M is 2.2 times than 5M)

normally 10M plot price is 1.6 to 1.8 times of 5M but what is reason in above cases of DHA ?

Probably, that is due to the bad, poor and neglected location of 5 marla plots as compared to 10 marla's. If you see map 1 kanal plots are well placed and good locations whereas smaller plots are pushed to extreme's
Society where different size plots are distributed evenly the difference is what you mentioned.

Khawaja sb, I guarantee you possession of at least two blocks coming from A,P,Q,R by December 30th 2021. Note my words. And yes when possession does arrive, it will not benefit phase 9 prism prices very much. I've said it before, either prices go up by 10 lac in possession areas or down by 10 lac in non-possession areas to create difference in possession and non-possession plots. Because in DHA Phase 8 prices went down in non possession areas after first possession was given but opposite scenario in phase 6.

Anyways, after 3-5 years prices in prism will double depending upon when next real estate cycle boom comes. Overall giving possession to prism will most benefit end users as they will have both phase 7 and 9 prism as options in certain price range. Phase 7 end user demand will go down as a result.

DHA Bahawalpur Investment

In past 3 months, DHA Bahawalpur has seen healthy gains in files and plots. After new Project Director, things are moving in right direction at quick pace. Today, management announced 100% waiver of development and other charges on single storey construction in sector A and B. It seems Bahawalpur is following the footsteps of Multan.
One one side the area of DHA Bahawalpur is large in comparison to its population and also there are no deep pockets of locals as in Lahore and Multan however, on the other side the price of 1 kanal file in less than 40 lac still seems attractive option.
Will Bahawalpur management issue a year development calendar? Are they going for a ballot in near future? The current 1 kanal file trading at 38-39 lac what will be the price by the end of this year? Comments and discussion are welcomed.

I have a very important question, there are 36,000 plots already in the Master plan you showed to us and they have many more sectors marked which will add at least 36,000 more plots, so my question is 70,000 plots for Bahawalpur's 7,50,000 population seems too much to me, asking this because the End-users are going to be the Locals not the investors, Kindly share your thoughts.

Ali Athar Sb. the similar situation is in DHA Multan and now check the rates there...People buy not 1 plot 2,2 and 4,4 plot/file for themselves and their children and generations. Not all plots will be available at once. They will released it in batches and service benefit residential and commercial plots to be allocated over the decades. Plus a lot of recent interest of buyers from different parts of Pakistan due to ease of investing by DHA by opening sub offices in major cities of Pakistan. You point is valid too invest with caution for local residents I would say it will be their biggest regret for not investing in DHA, the kind of living DHA will give, a status symbol and so on.

With schemes like Gujranwala, Multan and Bahawalpur you shouldn't only consider city population but also population of nearby towns and agri areas as many feudal and rich families from these small towns will come to live in these bigger cities. I know many in Lahore who have come from small towns close to Lahore.

But still, I do agree that there is too much supply and not enough demand of end-user in the smaller DHAs. I think Multan can sustain to become somewhat similar populated to Lahore but Gujranwala and Bahwalpur may not be fully populated when developed.

You have given me some valid points, many families would buy 2 maybe 4 plots but Sir, many of them won't be able to buy a single plot, most of them, it will be the Investors from all around Pakistan who are going to make these plots expensive.
I'm from Karachi, While travelling from Karachi to Islamabad we do make a stay at Multan, Bahawalpur is out of the way, that makes Multan more attractive to the outsiders like me.
I just checked the population of Multan which is 18,50,000 compared to 7,50,000 of Bahawalpur, so that might also be a reason for the gap in their prices?
I have raised the Negatives because all we are hearing right now, are the Positives, there is no doubt that these prices of Bahawalpur are attractive but if they really want to see a sustainable increase in the prices then they will have to restrict the supply a little, which they should not because every Ordinary Pakistani like me should have the right to live in DHA at an affordable price.

PRISM 9. PAST PRESENT & "In shaa ALLAH" FUTURE

This is with reference to PRISM 9.... PAST, PRESENT, FUTURE.
Starting from PAST I would like to share few facts.
The most awaited and biggest state of the art Prism 9 was balloted on May 15 2015. Before its ballot date announced the file of 1 kanal manoeuvred around 54 lack in Jan 15. After the announcement the rates got sudden increase of approx 62 to 64 lack from 57 lack approx in May 2015.
Right after ballot Prism 9 went through a static phase for a month or so. But after that time experienced a drastic rise in prices of A,P,C,D,Q, in 1 kanal & 5 marla in R Sectors. These sectors are supposed to be the best sectors of Prism 9 (I hope some of my friends remember that from day 1 recommend these blocks at the most) At that time intelligent people were buying good location plots. Later on F,G,H also get added in favourite list of investors & builders due to direct approach from Ring Road.
Afterwards by the grace of ALLAH Dha Lahore starts fast track development in Feb 2016 on huge scale with a time line of 4 years. As the time passes by, this development faced different challenges like pockets, Sarkari roads, & Villages etc.
But here I must appreciate Dha Lahore development team for their efforts in developing this precious land and on the other Prism 9 holders (Prismers) who really hold their horses. (Prismers) term is is quite famous & popular here now by many people to be ( Prismer ) in Future In Shaa ALLAH.
So again come to the point Prism development was delayed due to above said circumstances. But again here I would like to emphasise & Insist Dha Lahore that kindly develop Prism 9 at their upmost priority bases. In order to give chance to Prismers to avail benefits of Construction amnesty Scheme announced by Government of Pakistan and as well as avail loan facility by the banks.
PRESENT of Prism 9 is again to over come its challenges and better to get resolved As soon as possible and major Strengths is current development stage. In A,P,Q,R
1. Sewerage done
2. Road Structure done
3. Electric dps Installed
4. Water works done
5. Street lights Installed
6. Main gate Inauguration in August In shaa ALLAH.
As well as buyers are not getting good plots in above blocks less than 2.25 crore today.
Keeping an eye on FUTURE many many good things are still pending and most I rate upmost priority is to “Possession”.
As soon as Possession is announced many Overseas, locals, developers are ready to jump in, to start construction activity in Prism 9. As prism 9 is surrounded by all developed areas so the chance of Construction activity is much brighter than any other Dha in Lahore.
In sha ALLAH it seems like rather than better to say Prism 9 will be A BIG cross over to all other phases of Dha Lahore due to its potential & Location.
At last but not the least thank you once again to my mentor CMY sb. For adding me again to this respected forum.
My last words for those who listened to me, My overseas brothers, All Dhas are good to invest but yes Invest by looking into Time & Location of the project and specially your plot. As well as try your hard level best to invest your hard earned money.

Well explained. Would be nice if someone also made a detailed post for each block so cross comparison can be made on pros and cons when buying. Personally believe P and D blocks are best due to central locations and they are close to the commercial heaven triangle (oval complex, golf course and zone 2 commercial).

I had missed out on Prism train when average plot was for 65. If you add 20 Lakh dev. charges - the price of plot at that time was 85 lakh. If it is now for 225 lakh, that is 2.64 times.
I had invested instead 74 lakh in a tier-two society ( Beaconhouse ) in a 2 kanal possession plot at Adda plot area at that time. The price of this plot is roughly 2.10 crore now. This is 2.83 times gain.

So while prism is an excellent investment - as Jameel sb has said - other areas have shown good gains as well

Alpha thank you for your reply but still I will rate Prism investment above Tier-2 society because of peace of mind, DHA is DHA. Agree there are areas where you can gain a lot more than DHA. The risks associated with DHA are far less. Investing in tier-2 society as other risks associated.
For instance, if you get 12% profit from bank and say you got 15% from stock exchange in a year both are non-comparable because the risks associated with stock were so high if you get only 3% more it is not worth it then!

I agree DHA is a safe investment from illegal qabza and ease of transfer point of view. However as with DHA city and DHA valley, one is not that confident in DHA as well. At the time ( 2015 ) a plot with possession was safer than a plot on paper. Also while it is a tier-2 socient - it has a boundary with a much higher sense of security than a very large phase with multiple exists, thousands of residents and multiple villages. DHA prism has a benefit of faster exit, when required - but now with shortage of housing any plot would sell quickly
