@Ahmed Heard many times it started, FWO was awarded, BOT made and what not. Land aquastion is complete from Sui Gas 1 to Gajju Matta and work is already going on and will be evident soon. Heard so much.

Land acquisition and utility diversion are separately managed than actual contract of main works. There was progress on land acquisition(demolition) and utility diversions but main contract is not yet signed. Anyone can manipulate this information suiting one's goal.

Do not worry Bro, Central Park is a good investment even in case of LRR delay you can not go in losses as it is still under-priced.
Property matters are always long term and can go through many phases. As you mentioned earlier that you have invested in CP, so let me tell you, you did good in this hyper market situation. Just relax.

No its not a straight forward business, too much upfront cost which is a sunk cost if your school doesnt run well.

2 million to 10 million is franchise cost, it would take atleast 4-5 years to reach break even of set up cost like building, furniture etc. Only after then you would be able to recover franchise cost.

Also I inquired whether it really is Block A main boulevard or its just erroneous post.

I think Multan Dha will have sudden rise of around 5 lakhs in 1 day in some point and it will happen in near future. Reason I am saying it because u=its a big gap in between instalment and cash price files. This once happened in Prism Phase 9 aswell and I was one of the investor at that time and we did got benefit of this one day sudden rise. See how it goes....

@ Kb sb. There is no Installment plane in PRISM till now. Don' t be over reacted. It is more than impossible what you are thinking in one day you cant even think 5 lac rise in Multan in long run kindly wake up.
Yes there is difference between Cash files & Installment file. Its because of time factor you are paying more in Installment while less in Cash file. Plz wait for a long period of time.

Surfer sb, the difference is quite substantial in this case. Those who can afford would definitely not go for installment plots, 55 over 32, almost 70% higher only over three years.

The difference will need to narrow down eventually. And that can only happen if cash file price rises.

Dealers 1st share the rumour that LRR construction would start in days, after selling their plots. Now they are saying it would not start in years !

I guess PML N govt would start it after 2018 elections, if they start it tomorrow, they wont b able to finish it before next elections.

House Facing Consideration

Dear Members,

Is house facing considered in Lahore as a major aspect in buying property.

e.g south facing shall get sunlight most of the day, throughout the year. East facing shall get sunlight in morning hours and west facing shall get it in afternoon hours.

Such consideration can affect the prices.

Mostly South facing is preferable @ Lahore due to green area of the house will be looks fresh always, because grass/plants need plenty of sun light. North facing will received wind/rain direction directly toward front of the house but plants looks dull due to lack of complete sunlight.
East & West facing treated almost same by sun. it can be observe practically.

Not many people know of this factor although in my view it is a very important 'Sustainability' factor which helps in Energy saving, ventilation, better in-house temperature and overall feel of the house.

Houses facing SOUTH are the best in Pakistan as mentioned above coz they will get more sunlight in Winter and less in Summer, therefore better temperature inside the house.

Similarly, the lawn and living rooms on the front will remain well-lit.

The ideal orientation however, is South facing but slightly tilted to the East for better ventilation.

People in Pindi/Islamabad do give preference to South facing but in Lahore, not many are aware of these factors or just don't bother.

But one thing is for sure, the feel of a south facing house will be much much better than a north or east or west facing house.

However, South aspect is not the best in all countries, e.g. in Australia North facing houses are the most sought after due to their geographical factors.

Bahria Orchard LDA Approval

Can anyone please shed some light on the LDA approval status of Bahria Orachard. Its not yet approved by LDA. Is there any risk in investing in this project?

Mr. Mubeen,

Each and every project of Bahria Town is safe for investment if invested only in on ground plots. Bahria doesn't need any approval from any department. Remember it.

Even Bahria is helping to provide land to DHA on request of DHA.

For your information, Orchard is already approved by TMA Allama Iqbal Town since a long time before amendment in laws of LDA. :-)

Bahira orchar Phase 2 is not approved from LDA.This is what Lda said.Visit LDA site and see the notification on front page of LDA website.

Bahria orchardPhase 2 is not approved from LDA.it's on there website. You can visit Lda website and see.No doubt bahria have delivered a lot on on ground land.

We understand you have investments in Orchard and DHA Phase 7, that fine. But please explain who will be responsible if something happens due to no authorized approval for Bahria Orchard? Its hard earned money of people investing for Kids' future, daughter marriages and other similar purposes. Why Malik Riaz is suffering due to LRR southern loop? Its still not cleared yet as Punjab Govt has claim on the same land which Malik Riaz is claiming.

Shaukat Hassan sb,Answer is very simple,invest somewhere else if you are not satisfied.why are you wasting your precious time in arguing,suggesting and misleading people.If you talk about risk,then risk is everywhere even crossing a road is also a great risk.If a common man buy a piece of land in open area ,there is also risk of qabza.Everybody has no big budget to invest in dha like you,ponder on these things once again.I think Bahria town and Dha projects are safe and best for investment .

Bahria is a high risk , high reward investment. One thing that I have learnt is to invest in semi finished plots. Profit yield is enormous in Bahria Town.

There is anomaly in lda wording. On front page they have a warning of non approval of Bahria Orchard Phase 2. Against that bahria (at that time in past) said that bahria does not come under lda. It was under TMA Allama Iqbal town. Then a rule was made that every society will be approved from LDA. Lda start collecting the data from TMA. Then LDA published an ad that states that Bahria Orchard's approval is under process in TMA Allama Iqbal Town. So by looking this it seems that Bahria Orchard phase 2 is safe. But gurus on this forum can commit better than me.

I want to know about status of Bahria Orchard Phase 4, Lahore. I have one plot there. I made down payment and 4 installments paid but 4 installments are not paid.
Now Bahria cancelled my plot and instructed me to apply for refund. Infact in the mid of 2018, LDA announced that Bahria Orchard Phase 4 is illegal and ordered public not to invest in Bahria Orchard Phase 4. kindly inform me.

We went to LDA, recently in MARCH 2019, to see whether Bahria orchard phase 1 is approved by LDA or not. The lady in LDA office showed us map of Bahria Orchard phase 1 which had a stamp of TMA only and not of LDA. Moreover, when I saw transfers of Bahria orchard it still shows Zero charges in CVT area; clearly indicating that it is yet to be approved.

PRISM and RING ROAD importance.

Let's have a discussion specifically for the below mentioned topic.

All the folks who have or are interested in DHA 9 prism.

Please let me know do you think when ring road will be made BLOCKS HGF and J BLOCK will they become gateway to prism.

After many times visiting Bedian road side through DHA TOWN I believe future success of PRISM will be direct interchange RING ROAD access. This will give it grand access and will make it very central and accessible from RING ROAD FEROZPUR ROAD etc.

I have a choice invest in GHF J BLOCKS or UPPER blocks.

Plz note I don't want any advises on possession time or phase 7 comparisons. Let's have a good rational discussion and input needed only on the topic above. Investment horizon 3-6 years.

LRR southern loop is delayed for indefinite period, so for now things would just settle down i guess.
