A.O.A Everyone!

Kindly Help me out regarding the payment of Development Charges of my 5 Marla plot, Block R near Marquee which is due on end of this week (as per the discussions in this site) and till now I haven't received the intimation Letter yet! when i contacted the concerned department, no one can yet confirm whether they have dispatched the letter or not! I have even asked them if I can pay the installment charges without needing the letter but they are soo very rude and have pathetic communication skills to deal with the clients (no difference between LDA & DHA staff attitude)! they haven't provided with with any details and hanged up the phone! Even went to the Head office but no one was able to resolve my issue or even tell me the last date of my payment! I fear that DHA deliberately wants us pay with the MARK-UP even though i have the funds ready.

Now my question is what should I do? Should I wait for the letter or I can pay without the letter! what would be the procedure if I pay without the letter? I have also noticed that many forum members who own phase IX Files have already paid 2 installments while I haven't yet!

Is there any confirm 8marla plot in H or J blocks near big round about park and commercials? If yes then let me confirm by UPN. I want a good location plot for my own construction but there is still shortage in the market. The demand of a General plot around 50lac.

What happens in Orchard?? No seller and a rushe of buyers is there.

Bahria orchard is going to become main bahria town center and also a business hub.C and D blocks are the hottest for investment and residential purposes.Here a 8m plot will cross 80 in the end of this year2016 as demand of plots is very high ,but sellers are not in the market.I want 5m in D block off ground pocket starting plots no from 54 to 172,but no plot in market,if none confirm plot is available,the seller is asking 28 to 35 for off ground.If somebody has plot in these no ,please tell me plot no and demand ,I will contact you.I need for my client.

awan Sb , I too am an admirer of Orchard but your prediction of 8 Marla plot reaching 80 lac is over ambitious. You mean to say that price per Marla in orchard will raise from current level of 6 lac per Marla to 11 lac per Marla in next 8 months ?

My assessment is that a good 8 Marla plot can reach maximum 65 lac ( 8 lac per Marla ).

What is opinion of other experts. UPN ?

The trend of buying is very good and according to demand scenario it can be predict that prices will take jump around 70lac easily after announcement of pocession and it would take a further jump as more chances when if LRR construction work start in this year. No doubt about price rising is a right of a big brand.

Dear kureshi,you need not to be worried.I am no over-ambitious,look at the history of bahria orchard,here 10 to 15 lac jump is just a normal thing.Today,8m asking in C block near zoo is 62 to 63 lac without possession,and no plot is available in the market .Think once again,what will happen;
when ring road and possession are announced.Bahria main office is also shifting in C block in coming days.Then you will remember my words.I have ten years experience of working in bahria town ,let's see what happens.InshaAllah.

salam Rana sahib kindly everybody knows that Prism phase 9 is a great investment but keeping in view DHAs previous record of development work in various phases one must keep in mind that phase 7 was started in 2006 and it took 10 years to develop with possession made available for construction of houses . similarly now is turn of phase 8 GOD knows how much time it will take to develop minimum 6 years than it will be Prism phase 9 which is largest project of DHA a PARADISE for all real estate dealers using gimmicks creating new hypes new dreams and artificially inflating its prices to earn more but fact is Prism Phase 9 will be worth living after at least 12 years that is somewhere in 2026. May allah give us courage to speak truth and save us from trap of real estate dealers and those who are circulating wrong information and Statistics Ameen

The construction of main access road and E-block map are a bunch of good news and surprises for DHA Town, but I feel a major price jump will only start after you see 40-50 houses under-construction. The main road and E-block map will accelerate construction activity and as soon as we have 40-50 houses visible the plot price should average about 70 to 75 lacs becuase after the first 50 houses, the next 100 should be built in a matter of months.

The day before yesterday, I passed through the road along with rohi drain and saw the road compaction work on main 150 ft. road of prism. Perhaps, its the road linking oval complex and rohi drain (just my wild guess because of Nishat Dyeing factory). My apologies as I couldn't take photographs because of the trafic mess infront of the factory.

The DHA will be able to complete the work within given time or not that's what time will tell. What seems very clear is atleast DHA is trying its best.

Have A look of Google Earth Phase 7 images in year 2007, Compaction of raods is merely 5% work.
I am wellwisher of prism but not misleading, in 2025 Prism will be at same stage development wise as DHA 7 is today.
