What is the difference between advertised plot rates and the actual deal, especially for Prism 1K residential.

Say someone has advertised a plot for 70 Lac, then what would be a good acceptable offer.

You need to do your market research before making any offer. you can get an estimate of the price range. It is a perfectly competitive market and you can get an information. If someone has advertised 70 lacs in prism than you need to check with few dealers what will be the right price of it. Sometimes sellers need money urgently and they sell below the market price. If market rate is established @ 70 than may be you can give an offer of 65 lacs negotiable. It also depends upon the location , if the plot is average there will be a fluctuation of 3-5 lacs.

The situation of wait and see is prevailing so far in DHA Lhr for phase 9 and IVY GREEN which is un-precedent I suppose. If somebody has concrete information, may share please. Thanks in anticipation. Regards and happy Ramazan for all Muslims.

Please analyse the location and future prospects of P Block of
Phase 7. There are two following point of views about P
Block:

1- It is the only block of phase 7 which is located on the main
boulevard having commercial on the front of it.
Moreover it is the nearest block from Barki Road
approach.

2- It is an isolated block and is cut off from rest of the phase 6 &
phase 7.

Kindly share your observations, opinions and information if
any.

In my opinion, first point of view is correct. The P block not only has the biggest commercial area in it but also is very closer to Golf Club, has bigger green areas, is located on the main boulevard and off course nearest block to Barki Rd approach.
Another, very important aspect is that its development will be done in initial phase because of Main CZ1.If this largest CZ of Prism is not developed in early time frame then it may adversely effect the phase 9 due to obvious reasons.
Since very less number of plots of the block are in circulation in the market, therefore, people are not much talking about it. However, as soon as some more blocks are visible in the market, it will be a hot cake.

In my opinion, first point of view is correct. It is located on DHA Phase-6 main boulevard near to Barki Road. Therefore, its excess is good. It looks the part of Phase-6 not 7.

However, the plot should be in upper half, away from Pungali village and free from litigation.

I fully agree with Farrukh. Block 9 in prism will be hot cake In Shaa Allah.
It has everything... Commercial, park, school and mosque...

@12th player: P of phase 7 seems part of phase 6 rather than phase 7 and its upper part has a superb value really.
