Any thoughts on Phase 9 , 8 marla commercial in ZONE1 vs Phase 5M commercial 8 Marla vs Phase 7 8 Marla ?

Phase 9 Z1&Z2 commercial are in good
location commercial as compare phase 7. No compared will 7 or extention 5 m.
Phase 9 Z1&Z2 commercial may compared with phase 6 MB plot and somehow phase 5 proper cc may be y also.
in property business location matter and always avoid extension block area.

File vs Plot

Guys i am reading so much against the plot values of PH 9. Files and plots are two different businesses. 1-Files is liquid and short term investment. The life cycle of file business was before the balloting. Now you look at your records and see at what rate you bought the file and after how many years you could have exited on 63. So how much money you made. If you did not sell the file before balloting. YOU DECIDED TO GO FOR LONG TERM INVESTMENT STARTING FROM THE BALLOTING DATE.
Now wait, every investment needs time to gain. On 15th May you invested in long term investment and un happy in 20 days that it didn't increase? not fair in my view.
My calculation of my investment, File in five years my first liquid investment, tripled in five years (there were times when it went down from my purchase price, but i was patient it is part of the business).
My second investment started on 15th May the ballotting day, plot bought at bought at 63 may have gone down in 20 days to 45lac but its ok its just 20 days i will see after 3 to 5 years. just wanted to say these are two different business cycles. Second cycle started just 20 days before relax bros Real estate is long term investment. If you want results in 20 days go to stock market.
My two cents, hope not offending anyone if i did my apologies in advance.

Ahmed your point of Holding long is right but there different need of holding of people, some people recycle money more faster and get more profit, my uncle was in car business and I used to sit with him sometimes. Once i questioned him that this Mercedes have have much more margin than than that Civic but you are interested in Buying civic for investment why. He replied that "In the time I will sell one Mercedes I will sell 10 Honda and Toyota" The logic was right.
Selling one plot In 5,6 years time a smart investor will make 2,3 switches and in 2020 will buy two plots in DHA 9.
In 2007 and 2011 I Bought two plots in Total of 61.5 lac at that time price of 10 merla old House was 65 in Johar Town, Now If I sell both I can buy a kanal House in Johar Town.

Dear Jameel sb.
Would you like to share where did you buy the plots and what was appriciation on these. As if you have bought DHA9
files in 2007 when it was 13 lac with five files you still could have bought the house in Johar Town of your choice.
This is not critism but being curious to learn as you sound more calculated and risk averse in your analysis.

On a 4/5 year time horizon, how do you compare Phase 5 M block (at 105-110 lacs) or Phase 7 possession area plot any block of your choice (at lacs). In percentage terms which one wud give more return and where do you see each of them in 4/5 years

lets talk about return only in next 4/5 years time for now.

Difficult to answer this question my vote is for DHA 7 upper Cuttings, Like S and R Block As I think DHA 6 is The center of DHA now , However as you saw in last 5 years DHA 7 DHA 8 and DHA 6 grew at same pace with minor differences.
DHA Phase 5 M Block will be considered as a good Block of Phase 9 as B Block Upper Cutting is not far away from it. As long as in this cutting plots are there in 55 to 60+ development DHA phase 5 M Block will not pick.
If I am a buyer and want DHA phase 5 M Block and ready to hold 5 to 7 years then I will wait for Little More supply and will Buy upper Cutting of B Block.
Now DHA 9 is Out of File Phase you will not see much up and down Fluctuations any trend which is set will prevail for a while. Current news is only that in 15 days it shed 7 Lac after Ballot in Kanal and 4 to 5 lac in 5 Merla . The phase is so huge that any trend will continue for a while.

Imran bhai ph9 will gain a lotttt but only those will make money who have good
location plots ... bad or worst locations to be switched. Ph9 is 100 times better than ph7 and ph8ivy green

what the price is for prism plot at least i will not sell for next 5 to 8 years inshaallah. we bought
files to retain and for long term investment after selling saving certificates and other plot. And we believe that after couple of years it will be hard to buy plot in DHA lahore

DHA Gujranwala and Multan came into existence.

I think at this stage price is somewhere like this and many options are available with many dealers.
Bad Locations 55 Plus Development Charges
Average Locations 60 Plus development Charges
Good Location 65 Plus development Charges
These are demands I am not sure how much bargain possible Still there are not many deals in Market. Depending upon seller and buyers imbalance
prices can go down or up.
However every one have right to keep his holding and demand what he thinks appropriate. As You goto Bakar Mandi People ask for similar animal 60K other ask 30K it depends.

location plots are very hard to find in this stage. U cant find 52-75 range. it would be above this range.

Yasir, I Like your post, I am potential buyer every where, be it right price and time as I said before before buying in DHA I should be convinced to hold for 8 to 10 years and I am questioning myself that in those 7,8 yeas if some slump hits then
prices will go to a price attractive for an investor. [likely hood is 70 to 80%]
Currently I am focusing on LRR side and inshallah will revert to Prism in 2018 if appropriate.
As i already have 7,8 Baraks in my yard so no desperate need.
