Red line Marking of plots by Cmy

Al tough Cmy is doing a great job but this marking the plots red is simply unfair. As at one side you are saying that not to buy these plots and on the other hand you are saying that you should sell them asap...you are this way more discouraging others ...and no one chose these plots and you are the one advocating a lot to go in balloting saying that even the bad location will earn a lot of profit...already the people who got these plots are hurt and now "unkay Jale pe namak chidka ja rha hai"
Secondly I think you are wrong regarding Q and P block red line mark as on the map u can see that around its boundary there is no village, no graveyard, no drain and that is just open land and there are a lot chances that it belongs to dha and left unplanned and in future something very big and interesting will be planned here which could simple multiply the prices of these plots and could become more expensive than the other plots around .so like you always advocate for the plots Lre is selling telling the plus points so here i am giving my pros of these plots.. I am just and ordinary man but Its my advice don't just blindly follow cmy..he is not an angel..and don't be sad if you have plot in the red line marked as the game has just started ..there a lot of steps still remaining in prism.. so many revisions to come and so many stages yet to be unveiled.. just have faith in Allah Almighty and only sell these plots if you need money badly..other wise selling these plots thinking its bad and then buying by adding money will be just feeding your dealers tummy with double commissions ..be stead fast .I leave the rest on Allah Almighty !

MHS the plots that I have marked are way too close to Nallah on other side of Lahore Ring road or they are facing towards the built up area. (I am talking about Nallah that is comming from DHA5 and going to Hudaira drain)

I didt do the ballot and draw the map. I am just telling you what is ok to hold and what should be tried to switch soon than latter. More you wait to switch more it will cost to come up for the price difference. If that is not making sense to you please keep holding these weakest plot. yes they will gain but a lot less than 95% plots average
prices.I cant change it. Its written on wall. Just trying to open your eyes to see it. dont be scared. Act when its needed.

I am sorry i once bought a cheap boundary and paid heavy toll for that mistake. But I have never bought or ever suggested a boundary for my clients.

A new type of investor seem to have invested with phase 9. This unusual breed has an emotional attachment to its balloted plots and prefers to be kept in the dark about how their "investment" might fare in the future. Rather than bring up counter arguments on why plots on nalla, or facing villages may not be tough to sell, they prefer no one say anything that might affect the price of their plot. .... Weird indeed.

readjust property prices with dollar rate?

I have a question

Since dollar is increased 3 % against Pakistani rupee in recent days.

Should property holders readjust their demands while selling?

If property was for 60 lakh then after 3 % increment, should they demand roughly 62 lakh ?

Prices are set by market forces. Property holder should and does adjust his demand to extract the max value from a buyer. Seller who wants to sell for 62 will be fine as long as there is no seller who is selling for 60 lac a plot of same quality.

Why IVY green is gaining

We are hearing a lot of Discussion about phase 9 it is balloted just 8 days back and there are many Conspiracy theories about it that dealers are trying to devalue it.
But on the Other hand, DHA phase 8 Z Block was balloted on 31st March full month there no news about DHA phase 9 ballot, So there was ample time for discussions/ rumors, There are thousands of plots in it. None of the dealers try to devalue it to get business. Price is stable rather a bit increased in last 2 weeks, As per CMY it will go to Back burner but it did not happen, why is this difference.
Any thoughts.

Largest owner of Ivy Green 100s of plots and its extension land is also a top 10 estate owner dealer with closest ties to DHA admin and DHA registered dealers association. He himself is running a campaign against Prism by asking and even begging all 600 registered dealers to keep Prism
prices under Ivy Green prices so his extension files can be sold at good price.

Less than 5 actual transfers of Ivy Green plots since ballot. Almost halt in buying or selling. Buyers are not buying and sellers are not scarred by dealers like you are witnessing in Prism.

Jameel sb, please check if there is any trade happening in Z block Phase 8. If plots are not being traded, then stable price is meaningless as there is no liquidity in market for that sector. May be the holding in Z block is concentrated among few investors who can artificially hold price at high levels.

In fact I am potential buyer for 10 Merla there but was waiting for
prices to soften and Development charges announced. Reason of preference of IVY green is personal as I belong to that side of Lahore.
I think if Development Charges are 9 and Plot drops to 40, in 49 that is not bad deal, As Phase 6, 10 Merla is reaching 100 Lac, its 10 merla location is better than Phase 7 which is very near BRB.
To me this Makes sense that Plot to be delivered in about 3 years is at 50% of ready plot.

All Pakistani nationals anywhere in the world are allowed to invest in these projects as long as they have CNIC / NICOP / POC

Lahore real estate offers one on the safest easiest and secure affidavit transfers here. When you want to buy a DHA Multan you give us token money on agreed price. We will be responsible for protecting this token for you. Lahore real estate have our own list of time tested trusted landowners of affidavit sellers.

You or your relative or friend will travel to Multan with a pay order in the name of seller plus some cash (Demanded by sellers to pay his dealer commission/service charges for handing over land to DHA Multan).

Transfer fee of Rs 6500 is paid by buyer and a land branch cleared transfer affidavit with your name is handed over to DHA Multan transfer office to get you an intimation letter to be issued on same day.

You or your relative will now wait for few hours until DHA Multan issue you an intimation letter on same day. Once that intimation letter is ready you make payment to seller only after you collect your intimation letter. You never pay any remaining amount to seller until intimation letter from DHA Multan is issued in your name. What it means. You had no risk of any kind at all. Token is protected by Lahore Estate and money is protected because you make payment only after DHA Multan admin hands over intimation letter to you. A lot more secure method even than Lahore proper. After 2 days of collecting this intimation letter the buyer who has name on intimation can collect his DHA Multan allocation letter. If you can't come to collect its kept in your file for ever until you collect it personally. After allocation letter collection pay Rs 50000 membership fee and you are now ballot ready.

Red Line Plots

Primarily CMY’s red lines on plots is to save guard the interest of those who are following CMY’s advise from day one on this web. Insha Allah again will act on it by not buying red marked and if some one has it to be disposed of at priority and switch over to better location now simply with out any waste of time. CMY never forced us to accept his advice. It’s the choice of people now to take decision accordingly. Most of us already knew which are worst & bad location plots however CMY further substantiated it by giving his opinion and made lot of efforts to see which are bad location plots and advised us to be aware of it before acting on any deal.

All the praises for CMY. Wonderful Job done by CMY. Keep it up

@ Jameel, out of various may be acquired portion K block is the major portion which have potential to be acquire or may have acquired by DHA, Further various small balloting will be held as announced by DHA then it means public reading the message wrong.

You are right overtheseas, People need to wait many things will unfold and mostly in positive direction. The issue is people are already exhausted of waiting 12 years and they think the things should happen in days
