Secondly have 1 kanal file...till when should i keep it to get the max gain from this investment?

Since CMY is overwhelmed with so much Qs this moment of time, though still awaiting his opinion, I would seek valuable opinions across the board here from respectable participants for my following Q:-
Going to construct a small house on my 6M plot near Drs.' Hospital Johar Town, Lahore where I've to stay 4 to 5 months each year visiting Pakistan as I'm recently retired in USA; need my own place in Lahore. I was on way to travel to start construction just in 2 weeks time when yesterday I got the news of Ph-9 balloting where I have 2 files of 1K each (investment). Now after balloting I've to pay the development charges though in installments whereas I need money to continue the construction of my house as well.Funds for the proposed house construction are already available.
Should I go for the construction as planned, postpone it, wait for the ballot, and use the money for the development charges or what?
Will appreciate discussion and proper advice please.

2ndly, is it good idea to get file of DHA Phase 9 proper (5 Marla) at this time to sell on 13th May?

9 Town 5 Marla plot Prices

Dear friends,
In my opinion people who have plots in 9 town should hold their plots and wait till possession as the prices will rise from 5 to 8 lacs of good location plots. Presently good location plots of 5 Marla are already in price range from 53 lacs to 58 lacs.
In my opinion as CMY has indicated that possession is in 60 days 9 town market will be fast in coming days and plots of 5 Marla will easily touch 65 lacs. I know lot of my builder friends who are waiting for possession and after this they will start building houses. If any one wants to sell plot best time 3 or 4 days before possession. Rest God knows better.

If on file transfer letter of phase 9 our uae adress is there, so after ballot dha will send allocation to our overseas address or id card adress.

Best time to sell if dont want to hold them after ballot

Best time to sell any DHA Lahore phase 9 proper files or town plots will be after 10th 11th 12th May. You are most likely to get highest price after May 10th sale. Hold all sales till then to get most prices.


Buyers can buy before May 1oth because It will not be possible to buy a transfers ready NDC cleared file in hurry after May 10th. Rest only Allah know what is going to happen next.

Not recommended to sell at all before ballot but if you have to or want to sell now for any reason you should wait till May 11th market open to sell it. Apply NDC now to get your file ready for transfer for buyers. NDC ready will give you extra 25000 to 50000 near May 12th or May 13th from panic buyers

What's ur opinion about 9 town 5 marla investment today?I feel phase 9 plots even if they r balloted they will still remain on papers instead 9 town plots are actually present on ground and as you have forecasted about their possession in next 2 months,I feel that it can certainly give us more incentive in short term than proper phase 9 five marla plot?2ndly,I feel now smart investor's will sell their files of phase 9 before ballot because they have fetched max.prices of their files to date and they will like to take their investment to the place where they can again make more money like town etc.Sir,need ur expert opinion about my questions?

My brother was looking for a file and he just called me that he contacted few dealers who quoted the price 63, and 62. But he told them that he is interested in file in 60, after few hours one dealer called him that allocation file is available in 60, will be ready for transfer on Tuesday, he is asking 3 Lac Cash Token, My Brother is calling me what to do.
The realer is reputed and registered. I can understand high amount of token due to Market Fluctuation, he also told that dealers tells token should be with him.
I advised to give cross Cheque and get signature and Thumb both dealer and seller.
He is in Fix that if File is even more cheaper.
Pls advise what to do

Dear CMY,

I would like to thank you for your service in the field of real estate, specially to overseas Pakistanis.

You have already clarified few times that incase intimation is issued the file will be included in the ballot even if membership fee is not paid.

My question is how would a person with intimation letter find out his plot number as my understanding is that the allocation letter number will be mentioned in the ballot result.

Would be grateful for your advise.
