8 years will be reasonable time line, In DHA 6 they took 8,9 years, in DHA 7 they Gave in 9 years, DHA 8 also 5 ys Completed in April 9th but will take min 3,4 years.
DHA 9 is plain Land I don't think it will be very difficult to develop it, but to acquire pockets will take time. Hopefully in 8 years it will be open for construction.

Motorway interchange is planned at BRB near phase 7 and passing along BRB and not phase 7. BTW these are just plans right now and no allocation as yet.

Naveed bhai 2 DHA Multan files and asap to save some money. More wait more money you will have to pay extra. Ballot there soon as well and good town planing there. Lowest downside risk highest upside room.

Dear Saeed-Abu Dhabi,
I know Phase-9 and Phase-8 as currently I am living in DHA-6.
To me, Never think of converting from Phase-8 to Phase-9.
Phase-8 is the best and Phase-9 is not a good location becuase of far from all DHA Phases.
I can tell you like this, Phase-8 is just 3 minutes drive from Airport and Phase-9 is almost 6-8 KM and is the end of DHAs,ever not directly connected to any DHA Phase.
Again this is my suggestion otherwise you can make your decision your own.

as sir you said that average rate after ballot will be around 75 to 100 lacs are without development charges means 80 -19(dev charge)=61 thats the amount seller will get for average locations.Am i correct ?

To be honest advise,please dont sell you plot files.People have waited a lot to fulfill their dream to buy a plot in DHA 9.Now its time to enjoy the fruit.I personally have no file in DHA 9,i were intended to buy but suddenly prices are out of range.If i were at your place i will never ever sale before ballot.I will want for ballot then i will see what to do depending upon location.You people are lucky that you have chance to get a good location plot and you should avail that chance.I am again saying that i am not a dealer nor having any plot in DHA but as a sincere adviser and market tread analyst i will say,"You must hold till end.Fight till last bowl".

No need to pay installments of development charges at all. Let DHA place fines on development charges installments. They never cancel any plots for non payment of development charges. You are must required to pay development charges only after the sale. Even than buyer pays all amount and deduct it from your agreed sale price.

Absolutely no need to sell your plot just because you cant make installment payments. If you keep your plot gains are so big you can pay development charges many times. This not Bahria town where If you dont pay they take away your plot. To date I have never seen a single plot cancelled. Have seen people pay as high as 8 lacs in fine alone but they were still smiling when had to pay that big fine. Why because his plot was up 120 lacs If he was going to sell it before due to fines he would not have gained 120 lacs on a 86 lacs plot at ballot ballot in DHA5 proper. It was balloted latter on separate because land owner gave land in A block DHA5

Now this kind of good advice for ready to act seller is only available from Lahore Real Estate. All typical dealer will scare you to death to sell your plot just because you cant pay your installment of development charges. We care about our clients and our clients refer all their friends to us.

You can call DHA today at their official phone number and they will tell you to date not a single plots is canceled due to non payment of development charges even for years. DHA never loses a rupee as Its get all original amount plus fines at transfer time of at possession time before you start house construction.

Now please relax and enjoy good gains ahead.

You should go for phase 7 now.I think phase 6 were good option,you should hold that plot if you intended to buy a house in 1 to 2 year.

Set your target ,Wait till 10 may then sale your file if you did bear the development charges.

2nd option buy 10 marla file and pay development charges from rest of the amount you gain in 1 kanal file.

If you can hold that,then i must say hold that file.You will not get opportunity better than that.

I can now safely confirm DHA Town Lahore phase 9 blocks A B C possession will be given in 2 months from today. These are words of DHA Lahore administrator and I trust him 100%. He is very serious lets do it now type guy and taking care of lot of pending business and tasks. Have done more work to buildup DHA image in this short time than past 3 administrators did in past 6 years. Wel done. Credit must be given where its due.

You be able to start building your houses there in just 2 months.

They are calling you as you hold a gem. You sell they buy and that's how it goes. For Phase 9 files, a lot of buyers but sellers is very hard to find.
