Assalamlykum brothers

There has been much recent hype of PECHS Islamabad.

I have a 300 sq yard plot in (EXT C -20 ) best location and intend to sell so that I can make Masjid for fi sabillah and sadaqat Jariya for my younger sister who just passed away. Can someone give please give me a me a guidance on the market price and if anyone who is willing to buy.

I know if you hold for another year or so, it would be more lucrative, but I have a firm intention to make Masjid ASAP from the money I will receive by selling this plot in shaaa allah.

Brothers are also welcome to advise some small town or district where I can get a plot on waf and then pay for the construction of masjid where there is no place of worship near by.

My suggestion :
1- deposit money in a bank and from the interest help needy/Older people on Monthly basis
2- Give scholarship to those who comes on Top positions and also are poor.

Ma Shaa Allah Akbar...very noble cause....May Allah bless you for this virtue....If I may suggest since constucting a Masjid would be a time consuming task, you may also look at other alternatives such as short listing at least 5/10 Masjids (depending upon the funds you have) and renovate those, put water heaters (for Wadhu in winter) and Electric Water coolers (for drinking water), new matts, vacume cleaners, fans. In this way instead of having one functional Masjid you will have 5/10 fully funtional Masjids...

Its just a humble suggestion.

another latest fact, for information of everyone, in future (incl 2014), all askari flats for army officers to be given on retiremnt will be constructed on DHA lands.flats for dha islamabad are being constructed near jacaranda club. for lahore in askari xi near phase ix town.i know this cuz , i will be geting a flat soon:)

Thanks for the suggestion. But what do you expect when the balloting will be done for both? And if we see the scenario that balloting is done early for phase 7 its value as a plot will get higher comparing with phase 9 file if for 9 balloting is not done till then.
Please provide your feedback.

phase 9 may have an amazing location but its only worth keeping if you want to construct in 2025 or so otherwise phase 7 is a much better option for construction within next 5 years.

I have around 5 mio at the moment and planning to buy 5 marla in DHA 9 town or DHA 8 Y block.
Kindly advice , which option is the best for investment and as well as living purpose??

The development related to house construction is very fast.
I have visited 8 months ago and now again and found a big difference.
I believe sooner the amenities like super markets and hospitals will be opened.

Thx. AS in my last visit in Dec 13 i also found big change in phase 6 but hospital and markets are main amenities which are now immediate requirment to serve residents. Why DHA not taking interest to build and if they are not willing atleast they should offer private sector to start.

Hi irfan,

As You know already that DHA development is not as fast as it shall be. Might be there is reason of controlling prices or investment or might some other reason.
I remember, few years ago when a school branch opened in DHA 6 - near J block.. The prices shoot up 10-15 lax in near blocks.

No one can give you 100% confirm information. DHA real estate runs on guesses rumors and therefore prices fluctuate regularly.

I have been waiting for balloting more than anything.. I hope they now consider doing it. My estate agent sold a file to me that it would be done last year but nothing happened as yet!!

will be soon, as construction of overhead water tanks is nearing completion. drainage and sanitory test was conducted in recent monsoon.
so hopefully in coming six months or so.

It was not supposed it is just expected. IN DHA Town A, C and B block electrification work and streets light bulbs erection is due. where development work in D block will be completed next year. moreover the main hurdle is access from Bedian Road. Currently people are coming via Askari 11 which is quite reasonable. You might predict in 2015 but not sure in which quarter. Nothing confirmed update from DHA itself.

If one expects an entrance to be completed through bedian road, it is not going to happen soon, as a fly over is planned linking ix town to phase vi. as far as entrance from askari 11 is concerned , this is what is planned at the moment and for quite some time will remain like this, that is why a under pass is made in askari xi .

Phase 9 town entrance from askari 11 is temporary and will be closed once flats construction is complete as the truck and trolleys use bedian road entrance of 9 town for bringing material to Askari 11 rather than using its own entrance. once the wall is built Block C will be the back block. Block B and A would be in the front as per DHA 9 town map. Possession will be given in phases and not in one go like in dha phase 7... Block B and C will be first to get possession as water tanks are built. Block D water tank digging is in progress so it will be second for possession and last will be block A as water tank still to be built. History shows DHA and Askari have never been good friends so forget Askari will give entrance to dha 9 town. Remember they are both in competition.

Had the dha planned a seperae enterance from bedian road, with possession announced, it would have been in some shape by now. i think they are settled for some enterance from askari xi. moreover a decision by army people that in future all army offrs flats and houses will be constructed in dha. so it seems ok if the entrance remains from askari xi. Mr ahmed seems right here.
