Market determines demand and supply. My dear, it is Economics 101. In this case, the demand is high and the supply is limited. Increasing demand will increase the price of the commodity as well. In simple terms, if you are getting more buyers than sellers, the price is going to go up. But if you are getting more sellers than the buyers, then the price is going to decrease. So in this case, the rates of Ph 9 are increasing every day. This means you have more buyers in the market than the sellers. So the demand for these plots is increasing. Hope it helps.

Real customer determine the demand and supply.
If more customer then supply then market is up and expensive and if less number of customer, then less demand and hence price fall down.

Its like if you go to buy a Qurbani animal, if more buyers then price is really up but if less customer but more animals, rates are down. Very simple.

I think the question was who is the authority and how it determinrs demand and supply. To answer this there is no regulated body and these prices are based on different real estate agents daily transactions.

approx 9-10Lac including everything...But AC will be 1.5 ton inverter base not a normal split. Which is expensive ... not sure about its current price in market...maybe around 1 lac depending on the brand...

But remember...Saudis are here to bailout or buyout Pakistan once again...so think before making this investment...

The easiest and best to see the new houses in DHA ph5 etc. and select the desinging of a paticular house, than find out its architect this way you can get a good discount by almost copying except few changes according to your desire. I did the same and get a healthy discount, almost 40%.
Also pray five time and offer nafal for ALLAH PAK's help in building your home which should be ba barkat and with good fortune InshaAllah.

currently 2 top designers in DHA right now are Faisal Mirza and Mazhar Munir.... before going with them remember that your project will be about 10%-20% high in cost becuase they do luxurious work to keep up their name. i've worked with Faisal MIrza, person is very nice but problem with both is that you dnt get drawings in time because they are too busy... so project delays and cost goes up. but designing is very high in standard.

[Dear Admin, Please keep it on for few days.]

I wish to enroll my 3 years old son in a good school [preferably Pakistan curriculum]. For this purpose, I went to Pakistan International School Riyadh [English Section] in Sulimaniya. But the admin informed that admissions for the year were closed until further notice.

Please suggest some good schools in terms of the quality of education and Fee. Your valuable suggestions and guidance is welcome.

Aamer Bhai, in my opinion you should refrain from putting your daughter in school at such a little age. Let her reach to proper age of 6 and then put her in. Class 1. In Riyadh there are no good schools at all for Pakistani community and like other so many things we are extremely unfortunate in this respect also. My sons go to Sulemania but since it is controlled by our embassy,..so should not be hard to understand the kind of irregularities going on in that school...whether be it new admissions, teachers appointment, standard of education, school building, so on and so forth. If still you want your daughter to put in some initial learning and don't mind spending some extra money...go for some play group around, there are many.
