now property rates will boost inshallah and investments will double within next 6 months, i heard from reliable dealers that soon there will be no sellers and ppl will hold theor properties and lot buyers and in this case seller will sale property on boosted rates.

this was already expected before elections that in case of PML (N) govt, the property prices will go upward tremendously, because PML (N) is business friendly party and overall economy will be better inshallah in pakistan.

The minimum price of ph.9 after 5 years would be as much as of today's price of ph.1 to ph.5 i.e. 185 lac and maximum would be 250 with the relevation of Pakistan's conditions, Insha ALLAH.

@ Rana Sahib, You are absolutely right. One day all DHA 1K plots will be same and being the latest DHA-9 will be more advance and modern construction wise. Location is an other plus point of DHA-9, the one and only negative point of DHA-9 is time factor. If any one who can wait OR not in need of quick construction of home, there is nothing like DHA-9 right now.

Price wise there is no U turn in price for DHA-9. In current scenario when economically & politically is no good at all, price of DHA-9 is increasing more then any other real estate option and I believe it will keep going up in coming days.

However, keeping in view the inflation history of Pakistan, you may be getting up-to 50% advantage (dollar and gold prices). I think, phase-9 will sell/buy like hot cross buns in coming years because of its upward trend in price.

I just need your expert opinion on 1 kanal plot in phase 7 versus 1 kanal plot in Phase 9. I have a plot in phase 7 but I have no intentions to make a house for another 6-7 years or even later. I wanted to know the following:

1. Will it be sensible to sell off phase 7 plot and buy one or two kanal in phase 9?

2. Is phase 9 location better than phase 7?

3. In the long run, (6/7 years), do you think phase 9 would be a better investment?

phase 7 has already reached about 4 Lac per Merla for Kanal Plot , 2 ys back same was less than 1/2 of it.i still have SMS of dealers when I visited Lahore in April 2011, an average plot was 36 lac. In other words you may not get much Price gain in Phase 7 but phase 9 can grow still, but will take time. If You buy a 80 Lac Plot in Phase 7 S Block and You Invest 2 Files of DHA 9, when DHA 9 will be developed and ready for possession the return will be more in DHA 9, thiugh it cant be told that when possession of DHA 9 will be. Ballot of DHA 7 was in July 2006 and in 7 years it is developed and ready for possession.
