Bahria intellectual village and phase 8 Rawalpindi

Brothers
I intend purchasing a 35/85 plot in intellectual village and if that becomes expensive would like to buy one kanal or 10 Marla in phase 8.. Can u put me wise. Please suggest best block with price tag in phase 8 . Will it be good for investment and are the prices ok at present or has escalted in this area
thanks

SI replied on Thursday, October 4, 2012 11:59 PM PST

You can buy kanal plot in Bahria-8 prime sector D in same budget

ZNS. replied on Friday, October 5, 2012 12:09 AM PST

I personally think that IV is overpriced. 45+ lacs for 35x85 facing river and 40 for back ones. You could buy 1 kanal in Ph-7 or Sector-1 of overseas enclave or sector D (I have not see sector D tho). Sector-1 of OSE looks good and you might get 1 kanal from 37-40 lacs.

I just finalized 1 kanal plot on sector-5 of OSE based on my fathers feedback.

Imran replied on Friday, October 5, 2012 12:49 AM PST

@dear zns
please throw some light on Ose sec 1 or sec d which is better. But intellectual village is a VIP locality. I dnt mind some extra lacs now but think it will pay In Future here .

IV plots replied on Friday, October 5, 2012 12:54 AM PST

Hi I own 35x85 plots facing river in IV . Let me know if you are interested.

Imran replied on Friday, October 5, 2012 01:31 AM PST

Ur e mail or
contact . How do u see it's future. Please share

ZNS replied on Friday, October 5, 2012 02:01 AM PST

I don't much about sector-D so dont want to speculate either. Sector-1 looks good majority of kanal plots facing DHAI-1 F sector or Lake itself. Firm ground, closer to Bahria Expressway and only 2-3 km from IV, Spring North or DHAI Business Bay. I saw few houses also when I was visiting in Jan 2012.

Sector-D I heard is being populated fast, on higher ground so the price reflects that. If I am going to spend 45-50 lacs I buy in Phase-7, closer to GT road and well populated.

Choice is yours. VIPs are snobs, you need good neighbors instead :)

Si replied on Friday, October 5, 2012 02:55 AM PST

Sector D & Lake VIew are populated at a very fast rate, almost 14 house construction started within last two months, highly recommended area as centrally located & each facility is at just walking distance. 10 marla plots are available in the range of 24. - 26 lac while sector D kanal plots are available 40, all dues clear. There is no kanal plot in lake view.
INtellectual village is good for 4 kanal holders, others will be looked as ......

ZNS replied on Friday, October 5, 2012 04:25 AM PST

@Si
your take on sector-5 of Overseas Enclave? Will appreciate feedback.

Thanks.

Imran replied on Friday, October 5, 2012 11:09 AM PST

@ iv plot , please tell Ur plot number and demand as well as your email address.
@si I don't know about lake view please guide about it's
location. Does overseas block have further sub sectors , which is most sought out and it's price. Please compare with intell village
thanks

Transfer

I want to transfer about USD 90k from my own foreign currency account in Pakistan to my own USD account in Dubai. What is the safest, quickest legal way of doing that?

If anyone has previous experience, please share. Thanks

Ahmed replied on Thursday, October 4, 2012 07:17 PM PST

Sorry can't answer, but what about the bank where you have USD account in Pakistan they can't?

dollarman replied on Thursday, October 4, 2012 07:33 PM PST

you can carry USD10 K per adult via airplane ... for the remaining make dollar draft ...or make a direct transfer a/c to a/c .. there is no issue if both the bank a/c are in your name .... btw why are you thinking of moving you money out of pakistan??? you know of any inside news? is the paki govt again going to freeze our hard earned money like they did in 1998 ??

Overseas replied on Thursday, October 4, 2012 08:09 PM PST

My bank says there may be objections by authorities on huge transfer by direct account to account transfer. I could do it via Trunk Transfer 5-6k every 2-3 weeks later. May be it's easier according to them.

But I want the money there quickly. Still looking for a way.

No I don't have any inside news. I am investing in Dubai for my
business.

Ahsan replied on Thursday, October 4, 2012 10:35 PM PST

Bullshit. Pakistan has no objection on incoming wires no matter how much the amount. Open a dollar account in any good bank in Pakistan and transfer less than 10K USD everytime and you will be charged around $40 for every wire transfer by the US bank. It reaches Paki Banks in 2 working days. If you do more than 10k in single time wire, you may be answerable to IRS for tax liability.

Ahsan replied on Thursday, October 4, 2012 10:39 PM PST

I am sorry guys, I misunderstood the post. I thought he wanted to transfer into Pakistan rather than taking out of Pakistan.

Onlooker replied on Friday, October 5, 2012 01:09 AM PST

It is perfectly legal to transfer money out through your bank account. If your bank in Pakistan is SCB, they will give you all kinds of excuses. Most of the banks will tell you to transfer money in chunks smaller than $50K so that State bank doesnt ask questions. However there is no law which prohibits bank to bank transfers for individuals.

another overseas replied on Friday, October 5, 2012 02:00 AM PST

Live with an open mind....you can transfer any amount out to your a/c in uae.....just go to your bank and do it.....there are no restrictions or need to be afraid of anything

Pak-European replied on Friday, October 5, 2012 04:29 AM PST

Brother,

You can change with some one in uae or ec.

Overseas replied on Friday, October 5, 2012 01:50 PM PST

DHA hasn't offered yet any of commercial plot in phase 9 so how can one predict the price?

jk replied on Thursday, October 4, 2012 01:35 AM PST

DHA is offering much bigger number of Commercial plot then actually needed to earn money But not worth to buy Un less people from central Lahore start coming to DHA for buying

furkaan replied on Thursday, October 4, 2012 04:41 AM PST

I am agreed with jk DHA does not need more and more commercial hub for shoping purposes and expect only the local population of DHA will boost up the enough revenue to satisfy the invested money by the shopkeepers or the owners. Every commercial site can not become like a "Y" block commercial or fortress stadium market. I live in DHA but still go to fortress I dont know why?

mere awaz soono replied on Thursday, October 4, 2012 03:59 PM PST

mr furkaan
why u goes to fortress it is a matter of surpires. i think there r many marktets in between y block and fortress.secondly, dha having no policy about phase-9 as its look like a lengthy project might take a decade or more before decide.so personally i feel no inspiration to think seriously about dha phase 9,better to look ferozepure road which future looks more bright keeping in view the facilities going on in that area

Capital Development Authority Islamabad

ISLAMABAD - Tuesday was the day full of dramatic developments in the Capital Development Authority. The authority not only got its second chairman within a single day but also the former chairman Farkhand Iqbal in a defiance move challenged his transfer orders in the court of law, terming it “an effort tantamount to political interference”.
Rumours continue to circulate throughout the day among officials and officers of the Authority, giving an unprecedented rise to uncertainty and speculations. Officers remained busy to get-in-touch with the officials of the Establishment Division and other informed quarters while some kept trying to save their postings in the authority.
Around 2:00pm, the Establishment Division notified the appointment of Syed Tahir Shahbaz - a BS-21 officer of Pakistan Administrative Service - as Chairman of the Capital Development Authority. Without any delay, Shahbaz assumed the charge.
While, Javed Iqbal Awan, who was appointed as CDA Chairman a day before yesterday (Monday) was posted as Chairman National Highway Authority (NHA).
Question arises what is the factor, which persuaded authority concerned to make appointments in such haste.
Engineer Farkhand Iqbal, former Chairman of the authority who has been directed to report to his parent department, Planning and Development Division, on Tuesday morning moved the court against his transfer.
In his writ petition, Farkhand Iqbal made as respondent the chairman CDA Javed Iqbal Awan, besides Secretary Cabinet and Secretary Establishment Division.
He prayed the court to grant stay orders against his transfer. On Tuesday, Farkhand Iqbal preformed his duties as Chairman CDA and according to sources made over a dozen appointments in back dates, besides clearing outstanding bills of contractors.
As soon as the news regarding filing of petition and making appointee Javed Iqbal Awan as respondent by Farkhand Iqbal reached quarters concerned, they “promptly” assured the appointment of Syed Tahir Shahbaz as CDA Chairman.
Prior to this posting, Tahir Shahbaz was working as Additional Secretary, Prime Minister’s Secretariat. “Syed Tahir Shahbaz, a grade-21 officer of Pakistan Administrative Service has assumed the charge as new Chairman of the Capital Development Authority (CDA) after the Establishment Division has issued the notification to this effect with the approval of the Prime Minister of Pakistan, Raja Pervez Ashraf on Tuesday,” said a statement issued by CDA Public Relations directorate.
Sources said that Javed Iqbal Awan who was appointed as CDA Chairman on Monday was not interested in this posting. He had not assumed the charge till Tuesday morning, as he was present in Lahore and also he was made respondent in the writ petition.
Newly appointed CDA Chairman Syed Tahir Shahbaz has also served as Additional Secretary Cabinet Davison, Joint Secretary in Establishment and Cabinet Divisions and other ministries. He also remained the Deputy Commissioner Okara, Punjab, and District Coordination Officer Shikarpur, Sindh.
The 27th Chairman CDA, Syed Tahir Shahbaz had joined the Civil Service in 1983 after securing third position in the Central Superior Services (CSS) examination. Having the reputation of a talented, efficient and hardworking officer, Syed Tahir Shahbaz has a degree of LLM and M.Sc from reputed educational institutions.
