As the sector is not developed yet, Can FGECHS CHANGE PLOT LOCATION from Corner to Non-Corner or from Main road to smaller road, etc by the time they finish development work?

Is there a new revised map coming for G-14. If anybody has info about it, please share or upload the new map.

Should I pay extra to buy a prime location plot or just buy a general plot as the posession in not available yet?

Yes the plot can be changed from corner to ordinary Unless FGECHS have not charged 10% extra cost for plot being corner.Those who have corner plots have to pay 10 % extra at final stage if map does not get changed.

If you are buying and paying extra for corner the money will go to the seller's pocket and not to FGECHS. G-14/1,2 and 3 are not final map yet and revision of map are possible.Above is 100% confirm and not a guess.

someone said the plot number and street number will remain the same.
in other words, the plot will remain on the same street but if it is a corner, more plots can be created next to it.

I am having this dilemma now, coz i really like the
location of the plot on the current map and the seller is demanding higher price coz of it, wondering should i go ahead buy it or save around 1 million and buy a general plot.

and on the other hand, there is a high possibility that map is not changed then it will become a good buy. what do u suggest?

Past record of FGECHS is not very good They have changed G-14/3 twice. I know people have lost when their corner plot converted in to ordinary plot. You are right plot number remain same to avoid confusion but on different
location.

In your case it is all gambling you might have the same location what you are buying but nothing is guarantied. Check and get it confirmed from Housing office is advised.

Sector D-12 Islamabad

I think D-12 prices are pretty realistic and will actually increase gradually 5-10% every quarter moving forward. This is simply due to the three rules that set the land prices anywhere in the world; location, location and location and D-12 needs no explanation in this regard. It’s the last sector that there will ever be right beside lush green Margallah hills. Demand-Supply gap and access will be even better than many other places since Margallah Avenue and 11th Avenue construction has already started (we all know that powers that be have vested interests in building this road as well as MPCHS and D-17 residents are pushing hard for early completion to connect B-17, F-17 and D-17 to Islamabad. These roads should be completed by December 2013 along with D-12 pending development in any case. Note that no other sector is going to be available for construction in real Islamabad for at least another 10-15 years, this might be the last chance actually. I'm sure that that there will be another 100 additional houses that will kick off construction within 2012. Simple does it, D-12 is an elite sector and should be treated like one. You don't argue about how expensive BMW and Benz are, if you want them you buy them. Take it or leave it.

location of D-12 and view the scenic views of Lush green Margala Hills and Faisal Masjid in one glance and decide own their own.

For me Sector D-12 is a true feature of Islamabad.

D-12 is not for everyone and perhaps if one wants good roads w/o class
location then one should invest in other zones or elsewhere. They usually make up for the location part through good roads initially.

The most important issue in Pakistan is security at the moment. One can compromise on other issues but it is extremely difficult when it comes to security. Not only bomb blast but street crimes, kidnapping and sectarianism are so common that hardly anyone can deny this fact.

I need expert opinion regarding purchasing of one kanal plot in Bahria town Lahore, overseas block A. What is the current price range? Which plot numbers qualify for lower limit? Salam,

I paid 2M PKR in August 2010 to DHA Lahore as 1st installment for a 8 Marla commercial plot located on Phase-VIII Commercial Broadway. Within a few days, I noticed and realized the devaluation since DHA started allocating plots to “powers that be” on a far less price hence the steep decrease in market value. I didn't collect membership form and requested DHA to cancel my plot and reimburse 2M PKR after deducting 20% penalty as per the rules and regulations. However, DHA categorically denied the cancellation and is still not willing to reimburse the amount.

I am now in court over this issue along with 16 other effected people having more than 24 commercial plots on Commercial Broadway.

Need advice from Gurus out here.

I second overpaki, we are family of seven (including my parents). I also of an opinion that 10 marla is good enough but recently I thought that one can build a sq ft house (typical 10-12 marla) and leave space for lush green garden with beautiful landscaping. A friend of mine did and I really like the concept.

If you do not have plan to sale it or rent it at later stage than it is fine to go with unconventional covered area. I guess, 1 kanal plot with construction less than 4500 sft will have less commercial value.

This could be my personal judgmnet only. Experts may guide in a better manner. Actually, I am also in the same state of mind these days having 5 members family, living abroad can manage in 10 marla house quite comfortably but looking for bit bigger lawn.

Bigger plot always has an advantage. You can realy enjoy your life pleasure. In response to respected AHM, Commercial value of the plot will remain same as per the sorrounding
location, but only the covered area price may affect. I have 5 member family and I am planning about 25-30 ft lawn.

I was in same situation with family of 6. I went for 10M as I heard that IK is more than enough and many people told me that they and their kid have never sit in lawn (they sit in front of TV or Computer instead). They even do not know what color is grass or flowers in their garden. Working people come late in the day too tired to notice anything.

ZNS, Javed and Dubai are right. The bigger the better. You can leave lawn and it could also be used for family functions and events if you children dont like to play in it. Or you can grow vegetables and fruits there. or may be you can leave lawn on backside of your house and when you feel like you can do construction on that space and include it in your house.

One more advice. If you can afford , then do go for bigger plot. With time everything is getting expensive and after 10-15 years middle class people would not be able to afford to buy a bigger plot for their houses. So better to build a big house today for your children. Make their lives easy for them in future and they dont have to struggle much.

Phase 9 file and a 10-marla plot in U or T block phase 7 are available at 2.8 million. I want to invest this much amount for a period of 5 years. But in a fix which of the two options should I go for ? One could be on ground plot after two years but other is still a file. I shall appreciate if both of you advise please

One of my office friend wants to buy 5 marla plot on installments. Some of his relative advised to buy in Khiyaban-e-amin society.He visited this society and following is two plan from existing owner.

L Block-Khiyaban-e-Amin-5 Marla Plot

275,000 + 165,000+78500 (Downpayment& 1&2 quarter)
78500 rs onward per quarter
total Payment (10,90000)

N Block Khiyaban-e-Amin-5 Marla
250,000 + 165,000+66000 (downpayment & 1&2 quarter)
66000 rs onward per quarter
Total payment (765,000)

Kindly advise should he buy plot in this society and which one L or N block?

Khiyaban-e-amin is good but pace of development is v slow in M,N,P blocks.

A lot of development has been done in L block, the
location of the block is better. Buy in L if want better location and don't want to wait looooong time :) for possession.

I am dealing in a property the area is less than 5 Marla and it is not in a society. Can someone guide me please how I can do all process to make transaction clean and transfer to my name.

- I am in abroad is it possible the property can be transfered to my name.

- How can I verify that there is no loan against the property from bank.

- According to seller and property dealer if area is less than 5 marla it is exmpted from property tax, is it true?

Please help me on it.

If it is not an approved society then it is an area under registrar [patwar Khana] No tax means no Tax in Form of CVT and stamp duty that is correct,
As per rules any of your attorney can transfer the plot in your name. But he should be a trustworthy person. He will act on your behalf and sign the deal. It will a difficult procedure and will have your name but your attorney's signature on registry. For this you will have to make Mukhtar Nama Khas from Embassy stating that this attorney is only authorized to Make purchase in my name [nothing else]
Other illegal option is to get papers signed by yourself by courier, and get a lawyer/agent to complete the deal. It will carry your signature on Registry but will also [illegally] show that you appeared in front of Magistrate. This can be challenged by anyone in future to prove that you were actually not there in that time.

I myself will never advise to do deal like this best thing can be do good amount of Biana and get the things done by yourself when you can reach Pakistan.
Last advice is never get it transferred to any one else whom you not intend to gift the property forever, no matter how good the deal is.

He is paying advance and in few days he will pay full payment and seller will sign on the registry and I will be there in 2-3 months then i will tranfer it to my name, do you see any issue on that?

property tax is not related to Taxes at time of transfer, usually 5 Merla house Does not have property tax unless rented or used or located in commercial area, normally it is Nominal and in good area it just 2 thousands for 10 Merla per year.
For registry type area it is difficult to verify loan, One have to deposit original registry in Bank to get loan, and Bank Inform the registrar office that there is loan on the property. As Patwar Khana system is full of corruption so one can pay some thousands to Patwari not to disclose this information.
In this case it is very Important to recognize and understand original registry. If it is duplicate or called Naqal which every owner can request from Court then it is advisable not to do deal. So it is very important to understand papers.
In regulated society you pay major amount in front of transfer officer in form of Pay order, The Transfer officer's Job is to get the File of Property and study it then see and verify the Originality of Papers of seller and recognize seller in person by ID. when these things are done then you can give Pay order, These officers are expert and reliable so chances of deception are less.
In case of Patwar Khana the actual transfer takes place months after payment. The Court Registry does not verify originality of seller or his documents, neither Court have previous record. A Max they ask for Fard which is proof of ownership.
I dont know why you are doubting about loan if there is news like this it leaks
