Information required from all those persons who are familiar with USA
Dear All!
Greetings from Lahore!
Sir I am attach with an NGO working on social development, in 2010 I applied in University of California for one month long course, luckily I got scholarship, so I applied for visa for one month in which I mentioned the dates. Unfortunately US Embassy called me for visa at that time when course was near to end, they give me multiple visa (5 years) under the category of B1/B2 Visa, it will expire in 2014.
Sir now I need guidance and suggestions about following questions.
1. Can I go USA on that visa without any invitation?
2. Can I stay there, if yes for how long I can stay there..?
3. Can I work there on that B1/B2 visa.
4. Can I further study there in my field on that visa..?
5. I don’t have any relative and friend there, for initial few weeks where I should stay..? (hotel, hostel and paid compartment) and which one low cost and what exactly..?
Yours answer would be helpful for me to select the future way.
Actually I want to live there, can I find some reasonable job there

I have answers for some of your questions, since I have visited USA couple of times on B1/B2 visa.
1. Yes - you can visit USA on B1/B2 visa, since it is visitor's visa.
2. When you will arrive there, the immigration officer at the airport will stamp your passport after brief interview / questions for maximum six month stay in the USA.
3. You cannot work on B1/B2 visa. Work is only allowed on H1 visa.
4. You cannot study there in your field on B1/B2 visa.
For answer to your question 5 someone will give you a satisfactory response.

the cheapest to stay is a youth hostel or a motel, but a motel will be usually in suburbs and transportation will be a problem as public transport is practically non existant in US except for a few major cities like NY, Washington and Atlanta. You can also surf on the net and you will find a paying guest type single room arrangement with some family who wants to make some quick bucks, that is quite common nowadays, just search for "bed & breakfast" and you will find plenty of family room options.

Though you can go there, but my advise would be not to go there just for hack of it. Try to fetch another scholarship course with your talent and go with some purpose.
The immigration officer at airport is empowered to ask you about why you are there and who has invited you? So try getting some invitation letter to show at airport and satisfy them if asked.
For cheap living try airbnb website.

They will issue a file in my name. I want to know what is this file system. Why are they reluctant to registry? What is the legal value of this file? How will I be able to transfer this plot or house to my name ? And what if I want to sell it?

it looks fraud, there are only 2 valid ways one is registry, other is transfer in reputed Cooperative society which have NOC from LDA [in case of Lahore] or whatever applicable in Gujranwala and also keeps registration in Registrar office.
They Might have Qabza on some land that is why they are not giving you option for registry, better mention the name of society with some anonymous name and experts will discuss what is legal situation.

You are paying for what you want to buy. So mention the name of society that someone can help you. I think some colonies like wapda town and DC Colony etc transfer on file without registry

Lets look at the recent history of Phase 9 file, it goes up 5 or 6 lacs in a month, comes back down for a few weeks, but never at the start level, only about 3 to 4 lacs. Then goes back up again 5 or 6 lacs. This time, it will cross 30 lacs, will probably come down after Eid but never below 25 - 26 lacs. And then, if suddenly there is a ballot announcement, which i expect to be sometimes later this year (based on DHA ballot and development record of one phase every 3 years), the DHA 9 file will cross 40 lacs before the end of the year. If you are a small time investor looking for short term gains, the time has come and gone already for you. If you are a big investor or someone like me who is willing to hold on for a few years, there will be no better time than today to buy Phase 9. This is only my humble opinion, God bless us all.

once I had a loan from bank 20 lacs and was calculated to pay 27 thousand per month I paid for 29 months and then went to find out the balance and was informed you are paying the interest and Rs. 20 lacs stand as it is. Make sure you fully understand what is the deal.

Similarly I had some experience of borrowing some money from HBFC and I was paying every month and paid for 2 years and when went to settle the account I paid 1.3 time what I own from HSBC.

Remember they will have your plot registry in their name when give you money and you have no choice but to go as per their desire. My suggestion is never ever borrow from bank it is not like mortgaging in world. Find some other way out OR make as you earn.

To buy a a house on Bank installment or HBFC is not a good idea , the interest will be too Much, this option is used by people who have done almost every thing but they are short in money at the end and few Lacs help them to finish the house and shift, I am sure you understaffed difference in 3.5% interest in USA and 17% interest in Pakistan.
For the people who dont have resources and want to make house the way is
Buy cheap Land with savings, when area gets populated You start making bit by bit and get small loan which enables you to make only necessary structure, then you shift and rest of finishing which is usually more expensive than structure is done slowly. Till house is completed in many years.
This is only strategy for people who dont have big resources, it is the "Desi" way of surviving,

It is good that you are thinking to have a plot for your family in some good housing scheme of Lahore. As per your monthly savings, you can only go for some scheme which introduces plots on installments. For any reliable housing project in Lahore you needed AT LEAST following amounts:
Advance or Down payment: Rs.400,000/=
Monthly amount for installment: RS.70,000/=

As per your present situation it seems very difficult but it is not impossible. Please keep dreaming and trying your best to save more funds. I assure you brother that you will find some solution.
I have passed through same process and by the grace of Allah I was able to have my dream home in Bahria Town.

@Overseas,
In real estate investment short term means (three years) because when one buys a plot the cost goes significantly up on the same day from the market rate. Reason is that a buyer spends lot of time and money to finalize the deal. This extra spending (commission, tax and transfer fee etc) are generally not covered within a year. If you can afford to wait till three years then any ON GROUND (physically existing) and good location plot in Bahria Town will give you a reasonable profit. Thanks.

Bharia Enclave is isolated society and is not big enough on its own and neither have much high profile societies around therefore Daily ammonites can not be expected here. Mostly low profile and less developed villages are around and I don't see it a good area for living.Bharia might develop it well enough but can never be ideal for many year unless the whole area does not get developed.

hmm... i don't agree with JK's comments ... as what he is saying will be a good point for Bahria enclave because if it is not surrounded by more housing socities then there will be less traffic from bahria enclave to reach main islamabad ... and also bahria enclave is much closer to to main islamabad than DHA and Zone2

Bahria Enclave will turn out to be one of the best places to live. I am not a dealer or an investor but I do own 10 Marla there. I have see the area and development myself and truly believe that it was a right decision to put my money. Although I was skeptical when I applied since I live out of Pakistan but after 2 visits I by the grace of All might of the opinion that it was the right decision. Rest is on HIM as no one can predict the future.

The only drawback is its a secluded and remote place. although they r building expressway but it is still far, near jigyot surrounded by villages.

Do u not think when Dha II and its extension is completed and phase 8 comes up, the south of islamabad will be a great place with very well managed societies.

It's personal preference, if have job in Islamabad or want to have a business in Islamabad then BE., if you want to closer Pindi, you have business there the. DHA-2. Try Bharia phase 7 & 8 also. It's nice too.

But the current prices are artificially increased by bahria. You can get plots at cheaper rate on old booking which is much more developed.

Also, they have revised the map for the 3rd time in less than a year. Few streets of kanal plots are changed and whole of 5,8,10 marla plots are coming to further east instead of northern side where they initially seemed to be planned.

Brothers I have a technical question if someone can help I will be grateful.
10 years back I bought a 10 marla house in Lahore cantonment area with house building finance corporation. I paid all dues and installments and now I have the registry with me.
During the process HDFC guys told me that it should be co-ownership with someone who is in Pakistan as I was in Saudia at that time. So the ownership of the house was put on my brother and my name.

Now I need to transfer other half also to my name. what is the process for that ? what type of fees are there to be paid? Should I peruse it myself or some lawyers help will be required.
I will be really thankful if brothers can give some information regarding this issue.

Your Brother is owner of 1/2 House You will have to get registered to Your name it will cost you a lot but better fix is today than Later, Discuss with some lawyer there is some way to tarnsfer land to Family members at lesser Cost, Father can do that to sons and daughters but I am not sure about brother, Plain stamp paper with affidavit also called Memorundom of understanding also called Biana Paper will cost you only 200 Rs but have no legal value..

one way is to take a power of attorney from your brother, however, if God forbid something happens to you, that POA will be nullified, and your brother will be able to claim his share from your family. Therefore, if you want to sell the house, take POA. If you want to keep the house, your brother has to sell his share to you with new registration and you have to pay the registry charges plus VAT and so on. As Mr. Habib suggested, you better do it now than later.
