I just received the intimation letter from DHA for the ballot result and development charges of my parkview file.

The development charges are 15 lacs and should be paid in 6 equal 2.5 lacs installments in 15 months starting from 30th june 2012.

I'm surprised because 2.5 lacs after every 3 months is a huge amount.

Any comments?

Dear Salman sahib,

I am confused now. I have done a little survey on your website and only about 3-4 weeks ago you have replied to somebody's post that the price of plot around V-1244 Phase 8 is in the range of 45-50 lacs. However, even the worst location plots listed on your website are over 60 lacs. How is this possible? Is this simply to confuse somebody only or price of 45 lacs in phase 8 near graveyard or village is real.

Dear LRE Team,

Can you tell me current price for my plots as below:

1) L-1314, DHA Phase 6, 1 Kanal

2) A-122, Central Park, 1 Kanal

3) G-786, Central Park, 10 Marla

Kindly also advise what is the status and scope of Central Park Housing Society. There was rumor about its merger with DHA, what happened about that. Is it better to sell or retain both the plots. I am holding for more than 5 years now.

Please guide, I am looking these days a plot for construction of house after 2-3 years and have in mind the DHA phase 6 (c, G,and F blocks) and phase 8 (w or T blocks)but could not decide based on high prices in phase 6 and no development in phase 8. My budget is around 7m Rupees.

Suggestions / advice from brothers shall be appreciated as I intend to finalize the deal latest by this June.

Military Farm area with DHA

Military Farm area is now with DHA and ParkView area of Phase-8 will now continuous with DHA proper and Phase 6 and 7. The prices of ParkView area will now rise sharply and swiftly due to it location. Prices of ParkView Plots prices have already increased after all litigation plots are now shifted to Phase-7. Now no litigation plots in ParkView.

I have also heard that the main road opening from Parkview throughout the phase 7 will be announced shortly. some VIP has already keen eye around it and capturing area as much as possible; specially block C will get appreciation as well as commercial zone.

I'm interested to buy a plot (Not file) of 1 Kanal in DHA Lahore Phase 7 with a budget start from 32 Lac to 40 Lac Max.

Would any of you (especially LRE) please advise what Sector in Phase 7 I can buy 1 Kanal Plot in this budget?

- What things should I keep in my mind for investment point of view while buying 1 Kanal plot under 40 Lac budget. For Example, where would be the location, Road width etc. of this plot in Phase 7?

- When is possesion date going to announce for Phase 7? Please add any other Valuable information that will help while buying 1K plot in Phase 7?

Please share your experience who has recently bought 1 Kanal Plot in Phase 7 under price of 40 Lac.

- On Daily Lahore Property Rate Updates, it says DHA Lahore Phase 7 Allocation Files Available.... 10M = 18.75, 1K = 27.75.

Its confusing, is there still some part of Phase 7 which has not yet balloted that some files are still in market? Please advise.

Some Practcal Insight:
1. All files are same. No two plots are same (closer to park, MB, 150' wide road, etc)
2. Very little chance for 'margin' in files for property dealers
3. Only DHA 9 files left for wheeling dealing

I were a filthy rich person, this is the place to invest.
What I mean there may not be a sharp drop. See the graph
