Hi,
i have visited this site and find very useful for all people who want to know about property.I also have one concern which i want to know from expert.
I have a plot in lda scheme.I bought from person (alote of that plot),that plot transfer to my name but the problem is that i have lost that alotment paper.I have only transfer letter which i got during transfer.
Does this make any impact on ownership of my plot.
Plz help me and is there any method to get duplicate of that or there is no need for that.

Steel grills can be fabricated through welding shops available near by @ Rs.200 to 500 per sft.

society is very good, and infrastructure is also good. But you need to remain active in persuing them to build your house in time, otherwise they will delay as per normal practice of all builders in lahore. However one thing i will say that they did good quality construction and the delay was not too much (only 1.5 years :)), as i was in uae during that time. had i been actively following them it would have been completed earlier. Price for 12 marla double storey house is 85 lacs. society is opposite jubilee town main gate on canal road. Seeing is believing.

I don't think T-114 is a bad location plot except having grid station in front and if ever thing is under ground there should be no issue

Even indoor type gridstations are hazardous because radiations from incoming/outgoing transmission lines & gantries affect areas at least upto 350 meters away.

Grand Hotel is in Bahria B , just three minutes drive from the hospital. For rates and costs please contact them directly. Generally, I have heard positive comments both for hospital and hotel.

Bahria Hospital charges in Ph 8 Islamabad are too high. A child suffering from motions was detained for one night was charged Rs 17000/=.Any how it is a good facility who can afford it

If Bahria Hospital is as good as Doctors hospital and charge half of that, then it is still acceptable and should be appreciated. But if it's the same looting then sorry to say, it's all business and nothing else.

Being a Memorial Hospital Bahria Hospital charges must be much lower than Doctors Hospital. However patient's relative have the option to stay in near by 5 Star Bharia Grand Hotel if they can afford.

its all about management. if u will rely totally on thekedar then he will increase your budget very much. but if u will give only labour theka and provide material yourself then you can manage to make a A grade house in 70 lakhs.

I am making a house these days in DHA PH VI just finished the Gray structure. My estimate is that it will cost around 70-75 lac. This is with best quality material and medium range tiles, fittings etc. I have given only labour theka buying material myself.

If one can afford to put the required effort & manage selection, purchase & supply of material himself about 15 to 20% on the total cost of construction can be saved.

Apporximate Cost of double storied house of your given diemnsions will be approximately = 17 x 225 x 0.65 x 1.6 x 1800 = 71 lacs

17 means 17 marla and 225 sq feet in each marla. then what is .65 or 1.6 and 1800.
A 17 marla plot can be assumed as 1 Kanal (20 marla) plot.2. FAR (Floor area ratio = Total Covered Area/Plot Area) for 1 Kanal plots in most of the societies is 1.53.

Assuming a Construcction Rate of PRs. 1600/- per sq. ft the Total Cost = 17x225x1.5x1600 = PRs. 9,180,000/-4.

You can opt to go for a smaller covered area & the total price will reduce accordingly.
December 13, 2011 04:47 AM PST builder promised me to build house in 1800/sq ft.but now he says that the things are v v v expansive so i have to raise it to 2200lsq ft.THERE IS NO HARD AND FAST RULE FOR BUILDING HOUSE.
