investment in lda avenue1

i want to know the opinion of all people of this forum if any body buy a one kanal plot in lda avenue1 in 22,23 lacs i think after possession its rate will be minimum double from 22 lacs to 44 lacs as possession will be awarded.i have noticed many plots in lda avenue rates are too much high even without possessio and you can imagine what will be rates after possession.in all lda socities rates are very high.lda avenue is on main riwind road and location and infrastructure is best then awt,fazia and dha rehber.if i have money i will must buy there insted of awt ,fazia and rehber.i want to know your opinion about lda avenue.

Excellent idea as there is no risk in investment in LDA Ave 1 as
prices are at the rock bottom.There is no chance of prices going down. The prices will increase many fold whenever possession is announced.

Dear Ahmed,
Proper water proofing and roof insulation is very expensive item and not advised to spend much on this issue as it is not the only roof that brings in heat but single core walls and windows as well.

I will suggest to lay roof with very minor slop so that water does not stand on and then use gypsum false ceiling as it gives decoration and prevent heating too.

PAEC-ECHS PHASE 1 RAWAT

Could some one shed light on PAEC Scheme in Rawat and other one in Chattar both of these schemes are near Islamabad? I am planning to invest in these schemes but need expert advice from the experts on this forum.

The one in rawat is ok and lot many houses have been constructed. Other one in chhattar park is a symbol of corruption of administrators and apathy of members who have resigned to fate. Pls avoid this one if possible. Rawat is just ok.

PAEC Rawat is equally bad as well. NO WATER and high tension line passing through are killing fectors. Rawat starded in 1988 and the number of houses you see are of people left with no choice and no money after paying multipul development charges.

I visited Rawat and Chattar sites of PEAC. Chattar one is at least 9 kilometres away from Chattar park. Only a few physical work is done. Not good for investing money.

The scheme in Rawat still lacks NOC. I visited the streets and majority of plots are under high tension electric wires. Moreover, there are CNG stations at the front of the colony. I do not think this housing scheme will gain value.

Ring road is not getting built for the next 5 years or more due to no funds and in the next elections imran khan may have half of Punjab Govt and he may resist this project, so with this in mind there is just going to be a huge surplus of plots in the market with a huge saturation of commercial and residential plots and the current
prices may fall or they will not rise furthur till ring road actually touches BT.

the MB 210ft road will be expanded about .75 of a kilomiter, it will consist of 200 commercial plots 100 on the MB and 100 on the back of main there will be approximately residential plots of both 10 marlas and 1 kanal plots. mostly their will be 10 marla plots, their price will be between 25-27 lacs with exceptions added. BT will give an option of 3-4 installments with a total time period of 6 months.

bros, what I have been able to find out is that BT is into making quick money now-a-days 5 marlas will be on the main and 6 and 8 marlas might be at the back of main this is because people buy 5 marlas much quickly then the other sizes coz a 5 marla is very cheap to construct and untill there is considerable multinational activity in BT lahore only 5 marla plaza goes on rent at a good rate., not 100% confirmed on that. It 100 persent confirmed that BT has bought Morabas and Borabas infront of the Masjid towards ring road, the thing is the ring road is passing exactly 1 KM from where the current 210ft MB ends so BT has obtained the actual route of the LRR from Punjab Gov.t and have BOUGHT an interchange from them. they will only develop upto 3/4 of a kilometer for now and start more sectors after wards, according to my information they have bought land as far as sundar industrial estate.

no impact because sector D only consists of 5 marla plots so the clients for both sectors are different, on the other hand it will make a difference to sector C

the five marlas are not a good investment because only the value of the main commercial or main road commercial in a society gains true value and all Proper Multinationals only go for the main road or at-least the main commercial market, this I see as the vegetable shops and cloth shops and desi restaurants nothing more. I would sagest if you have modest budget then go for the back of MB in Sector C or Sector E. The best commercial investment in Sector D is the 8 marla commercials on the Main Canal road SEEMINGLY but the 40ft road in-front of them and the green area in-front of them worries me because BT has a history of deceiving, I think after all the development is complete they will take out 5 marlas in-front of them. Only buy plots when they are on ground in any society espacially in BT :)
