Urbanization

Kindly make comments on it

GOD please help my Pakistani brothers.

AG replied on Wednesday, November 16, 2011 09:31 PM PST

Urbanization is the process of migration of Rural Population (People living in rural areas i.e villages etc.) to urban areas (Cities & towns etc) which is a continuos large scale process in Pakistan mainly due to economic reasons. Although the Tile of the article does'nt give a clear picture the author, perhapes, is trying to emphasise that to meet the requirements of this Urbanization process it is extremly necessary to have basic infrastructure (Roads, Water, Power, Sewarage & Telecommunications systems with proper planning) in place.
The article is an honest & extremly important effort to highlight a very important issue which is related to welfare of our future genrations for all times to come.
The unplanned development of housing colonies in & around big cities not only make lives of their residents miserabl but also do not allow them to struggle & contribute to the welfare of their familes & development of the country. This situation leads to crimes.
In the end I would like to point out that due to rapid increase in world population & rising energy costs food
prices are rising worldwide & agriculture based economies will be more comfortable in the cominig decades. Further Pakistan's own population is increasind rapidly for which we will need more agriculture products. So we, as a nation, must plan to discourage the migration of rural population by making them comfortable in their present places.
We must also modernise of agricultuer system to make it competative.

I congratulate the author of this article for bringing such an important issue to this forum.

Regards

Hi all readers,

I need your help in terms of planning my move back to Pakistan. Currently I am in Canada and have about Rs 10 million. What does everyone here recommend to do to get 1.5lac/ month? I have CFA and would really like to teach. What are tuitions expectations if I teacher daily e.g. 5-8?

Thanks to all.
Kamran

Sana Mukhtar replied on Tuesday, November 15, 2011 01:08 PM PST

HI, teachers earn a lot if they join a well known academy plus tuitions at their own residence but it takes time to make your repute as a good teacher.I have a question too,my son is doing A-levels and want to do CFA in future.he has US nationality ,how much he can earn there or in Canada and England. Are you satisfied with this or not.kindly do give me answer.what do you see the future of CFAs in world.thanks.

Khan replied on Tuesday, November 15, 2011 03:22 PM PST

Mrs Sana,

I am also from finance field and have related professional qualifications. Please keep in mind CFA is a "real passport to success" and its only qualification which is well respected world wide. Your son's future endeavor is perfect if he wants career in finance.

If you have a house already built in Pakistan then it is not a bad idea to have income from fixed deposits. If not, depending on your lifestyle, you better plan for a house first. 1.5 will be a good return for average living, you will have to make extra bucks for a better lifestyle and better education for kids.

baba replied on Tuesday, November 15, 2011 07:23 PM PST

dears
most of the fixed deposits are not as per islamic law,pls think on that also before putting in fixed deposit.

sarkar replied on Tuesday, November 15, 2011 08:02 PM PST

Putting your money in fixed deposit actually reduces the purchasing power of your money over time as inflation in Pakistan has always been in double digits and banks usually don't give as much to even compensate the loss of the value of your original deposits. What you can do, move back on temporary basis and have first hand experience of the situation in Pakistan. I think you could move back any time you want. Please don't forget to share your experience once you spend some time in Pakistan.

kamran replied on Wednesday, November 16, 2011 02:20 AM PST

HONEST ADVICE...................PLEASE DON'T MOVE BACK TO PAKISTAN. Mark my words you will definitely regret it.

In Pakistan its not what you know, Instead who you know and how much you got in your pocket. Common and honest man who want to play by the rules and make an honest living has no chance.

Sometimes i really wish that Allah bring some AZAAB on us and our nation just vanish from the face of this earth.

AG replied on Wednesday, November 16, 2011 03:31 AM PST

Dear Kamran.

I appreciate your boldness. I can understand Pakistan is going through "What?"
Apart from all known problems faced by Pak. Expats they live in constant fear of "Losing their children/future genrations to the values of the societies they are living." So, sometimes, they decide to return irrespective of what they will have to face back at home.
I have gone through very difficuld times both in Pakistan & here but I never lost my Faith on Allah (SWT) & always kept on praying to Allah (SWT).
We are well settled here but I have already started taking steps for our final settlement in Pakistan.
Let us not loose hope, Pray & work hard for the peace & prosperity of Pakistan.
The best way to bring positive change is to elect "Honest People" from the educated middle class in the elections.

Regards.

It is interesting that you are a CFA and still you need advice from the forum participants even though most of them are not trained investment professionals while you are. As I know, CFA equip you with tools and knowledge to undertake investments and extend advice to people who have money but do not have knowledge. However, I don't undermine practical experience of the forum participants.
Further, you know that investment professional charge customers for giving them investment advice. A profitable advice is not free as if someone knows the opportunity he will materialize the opportunity himself instead of giving to someone else. I think you should evaluate different opportunities himself and go for the best one you identify. ISA, once you are successful everyone else will ask you about the advice. And you know advisers are very expensive...

Estimate

AoA to every one. can some could give experts opinion that what is total number of bricks used in one kanal house and no of cement bags used at the same time on an average type of home in covered area of 4500SFT from foundation to top.

Aamir replied on Tuesday, November 15, 2011 02:53 AM PST

Its an open ended question. Floor plans and total covered is required for estimation. And also, one kanal plot (50x90) in no way can have covered area of 4500 SFT.

Dr. Shahzad Sarwar replied on Tuesday, November 15, 2011 04:09 AM PST

For a double story 1 Kanal House, approximately covered area 5000 square foot (sqft).

Nearly, 130,000 (130 K) bricks would be needed, please keep in mind 5% variation in the estimate depending upon your floor plan that includes number and size of rooms.

About 1600 cement bags would be required if you want to have reinforced cement concrete (RCC) slabs, you can reduce the quantity by 200 cement bags if reinforced brick concrete (RBC) is used.

Take care,

Dr. Shahzad Sarwar

doctor sab please tell us how much steel will be used and what are the price of one tone.and if any body wants to make basement then what will be total cost of only on basement.thanks

AR-Riyadh replied on Tuesday, November 15, 2011 09:14 PM PST

Dear Shahzad Sahib,
To build a boundry wall (8 ft height apprxomately) on One kanal plot (4500 sqt), how many bricks are needed? Your reply will be apprecaited.

Nadeem replied on Tuesday, November 15, 2011 10:38 PM PST

approx 25,000 Bricks for 9 inch wall.(90 x 50) plot

Dr. Shahzad Sarwar replied on Wednesday, November 16, 2011 02:42 AM PST

aoa,

Double story one Kanal house would require nearly 9 ton steel for 5000 square foot covered area. As a rule of thumb 1.8 Kg per square foot of covered area that includes the steel for roof slabs, door/window lintels, pergolas, and kitchen and bath room slabs.

Saeed Steel is Rs. 73,000/ per ton. Model, mughal and others are also in the same bracket. It would be interesting to note that 3.4 foot of number 4 (full in size ... half inch) steel weighs 1 Kg. Typically for slabs, steel is fixed in the form of 9 * 11 inch grid. This information may help you estimate your steel requirement.

Nadeem Sahib is right .... 25,000 bricks are enough for 8 foot high boundary wall, please keep in mind this estimate does not cover the foundation of boundary wall, also the brick is not under-size. Try to select a good brick with dimension (3 inch * 4.5 inch * 9 inch) dimensions.

Dr. Shahzad Sarwar

Ahmad replied on Wednesday, November 16, 2011 10:54 AM PST

Dear Dr. Shahzad Sarwar,

Which marble and washroom fitting do you suggest to use? Hope you have crossed that stage.

Regards,
Ahmad

Dr. Shahzad Sarwar replied on Wednesday, November 16, 2011 08:25 PM PST

Dear Ahmad,
aoa,

Using marble is a good idea if you can find marble with out color variation and cavities. In the common areas such as Living Room, Kitchen, and Lobby, one can use granite Tiles by Master, SONEX, or imported from China.

In the bed room, using wooden (laminated wood) floor is more suitable.

Take care,
