AOA,CMY sahib and all on this forum.I need an honest opinion that I have budget of around 10 lacs and i need to buy a 5 or 10 marla plot for my daughter in any society of lahore,preferably near defence so that if i buy today ,after 8-9 years i can sell it for her marriage.what are the safe and fruitful options.i am scared of any frauds.kindly help.THANKS.

first of all sana ,,shadi 10 lacs main bhe ho skte hai :D
but if your not able to find a suitable place to invest ur money ,,,,go for a fixed deposit account in any bank,,,,they will give you double after 5 years...it means after 10 yrz u will have 30 lacs...

Go for a 10 marla plot in NFC2 Lahore or IEP Lahore. They are good for long term investment.

Dear sana It is not possible to get plot in this budget near defence, Formanite and state life phase 2 r two societies in them you can get plot in this budget but both are not good for investment point of view. formanite's management is corrupt. State life phase 2 has no future so far. In this budget you can get 10 marla plot in Awt phase 2 on Raiwind Road and 5 marla plot in Jubliee Town on Canal Road near Izmir. Both r consider fraud free societies. For making any final decision you plz visit these societies personally.

Just add 2 more lakhs and buy a plot in Fazaia Society. It runs under PAF management. After 3-4 years, its value is gonna be doubled. And will be 3-4 times after 8-9 years.

Dear Sabir Sahib ,

I would not be able to advise you on the house itself but i would only recommend that it is not a goo idea to have an outdoor swimming pool in a 10 Marla house ,you would rather build additional bedrooms so in future if you plan to dispose it off it has a better market value .Doing a swimming pool maybe suitable for you and the family but the maintenance costs are high and once the kids grow up Mashallah there would not be much use ,

Dear Muhammad Sabir I fear you will end up wasting your time & money. Get in touch with some Architect for your house design. It will not cost you a fortune. I paid PRs. 18,000/- for the design of my in BT Lahore. I, my family & all those who happen to see the house are happy.
Only Ground floor on a 10 marla plot will cost you around PRs. 3 million.

according to CDECH two houses are currently under construction just in the start. More than 100 houses has taken possession. According to source, Society owns a 35 crore commercial plot on the front of G_T road. They have 20 crore in the bank account. No other society i know do have that much money in their bank account. Most society buy certificates. members should call them and forced them to take action just like Multi professional is doing. They give money to first 100 houses also they give commission to all agents and dealer so they promote. call at

Dear Khaleel

Based on my experience and limited knowledge, the X block village will stay there for some time to come. Unless DHA pays them rather heavily to vacate, otherwise they will probably relocate the plots that are on the village. If your plot is away from the village, you dont need to worry. However, for all practical purposes, DHA will not put a boundry wall to isolate the village from X block as it is part of the block, and it will be there by the time you plan to build your house. However, Mr. Salman will be in a much better position to comment on this.

Dear riz , older areas r expensive than dha. I live in ravi park near minare pakistan. Here avg price per marla for a land is 10-12 lakh.. Here 1 kanal plot costs 180-200. Dha land is far cheaper than older areas of lahore

I was wondering as there are strong chances of double dip in usa europe uae etc(its all availabe on net)dont you you think it will hurt our property also. I know some big investors who say they have stopped the investments due to the strong fear of doule dip(duoble manda). I had a freind in uae he also told that last week in their local news paper it was said that prepare for further down.

in my view. Pakistani real estate will not damage too much. why?

1. Pakistani property prices r realistic not like Dubai where a property is made for rental purposes maily. here we have end users in large qty. and homes r already less in pakistan compared with population.

2. Pakistani economy is undocumented. means most of people in Pakistan dnt pay tax n have no loans from banks, so they play with their own money so they will be uneffected even banks will crash in worst case.

3. Safe options for property in Pakistan are quite less. so investers will keep buzzing in DHA, BAHRIA n other reputable places.

infact it may increase prices in Pakistan becasue large expatriates will try to move their money in safer places. and in trouble home always feels best choice.

same appreciation of property has been noted since April 2011 to Nov.2011. when america was due to bankrupt. in that time large buyers turned to property and prices increased. in feb 2011 a dealer sent me sms of about 10 plots in phase 6 and max price was 55 lakh for G block, N block was on 44 lakh. now u see where they r?

so i think if double dip comes in usa-europe then it will benefit probpery in Pakistan.

A double dip in the Western world would benefit Pak property prices as overseas Pakistanis move their money back to Pakistan to avoid the massive amount of inflation that will follow such a recession. I totally agree with comments above, our problem is corruption and mismanagement.

The future of daisy and dafodiz is good as these blocks are adjusant to DHA Homes.morover the dafodilzzz also has an other route through oleander which will increase its market value. daisy is also good but it will develope later, the construction work is progressing from the western side, eastern side will be developed in a later stage, You guys only wait till DHA managment offer the DHA homes, that will be turing point in this scheme,

Aoa. in islamabad i suggest AWT society is at the lowest possible level ( ten marla for 6 to 7 lacs) , other options is river-garden society there you can get a good plot for 15 lacs ( ten marla ) .
both the societies are in CDA and with NOC from CDA.

Islamabad sectors in zone are in range,,,u can get plots in sector i-14,i-15,-i-16
f-17,e-16,e-17,b-17
while sectors g-15 and f-15 are best option in zone 2 but are expensive because they are populated and running commercial area.

Please let us know the available plots no.s and their respective prices for 4 kanal plots in Executive lodges and their payment criteria. Is it from Bharia Town or some private owner.
