Investment Options

Being overseas for long time I came to Know that there are only two options for investment for overseas one is to Buy Plot in some valid dispute free area, or Fix money in some scheme like National savings or Islamic Banks etc.
My question is to most of members of Forum that could they find other valid option for investment which is relatively hassel free so that overseas can handle it , if so what had been their experience.

i also lives abroad and visited pakistan i personally feel that edengardens is the best option for investment due to its
location,approach and keeping in veiw future lahore.i understand that eden most project r delayed,but looks at dha 9/10 investers loose their everything,so atleast edengardens is not having such problem

After, loosing money from each side , overseas people have no choice to deposit in the bank. Rental is very scary because once your tenent knows that you are in USA and can't come every year, he will not give you your rent.

Don’t be so cynical particularly about relationships and Pakistan, it’s not that bad buddies , I have been out of country and my house in Wapda town Lahore is been on rent for last couple of years and the tenant is very decent family always pays the rent on time Moreover Bad and good are everywhere in societies but my personal observations, still the values of our societies as far as relations are concerns are far better than so many other on the world. Still majority of us feel the pain in case our brothers or sisters are struggling financially and try to help them whatever means we have. Hence please don’t discourage your countryman in this fashion.

One more thing I would like to highlight which is to believe in Al Mighty Allah , if your money is hard-earned from right sources, It’ll always be with you….. that what one should believe and faith in.

New Lahore launched

I have seen ad for new Lahore launched by Rafi and Zaitoon Group. Although the group gave some "Mall Projects" to Lahore, this appears to be their first land development project. Plz provide your valuable comments on how good it can be as an investment. THe location appears good as just near to Bahria.

Latest was that Punjab govt will talk to Chinese for loan. So far no latest
update on that. Meanwhile, govt is already spending too much on current development, like completion of current packages of Ring Road, Bhatta Chowk, Kalma Chowk, Danish Schools, sialkot-gunjranwala dualization, Ashiana housing schemes and many projects in other cities. For Ring Road, its seems quite impossible that southern loops start soon.

THE issue of Punjab’s landless tenants is in the headlines again. On Monday, the Anjuman Mazareen Punjab organised a march to Lahore to press for ownership of the land the tenants have been cultivating for over a century. The marchers’ route was blocked at Khanewal, and the police, which had made the highway impassable by placing containers across it, resorted to unnecessary force. Cases were registered against scores of tenants under the anti-terrorism act, prompting the Human Rights Commission of Pakistan to issue a statement of concern on Wednesday. The following day, the police said that the demonstrators would not be released, adding that only 29 individuals had been arrested. Reportedly, an attempted dialogue on Thursday between the tenants and the local administration failed. The protesters have set up hunger strike camps in seven villages, and the AMP has accused the Punjab government of intending to hand over portions of the land at the centre of the conflict to multinational companies and Gulf-based enterprises.

The use of force is unlikely to achieve much; we cannot expect the matter to die down quietly. Over the years the issue has cropped up time and again, with the Punjab government doing little other than making empty promises. In 2000, protests were launched across the province to counter the government’s attempt to change the tenants’ status by putting them down as ‘contractors’ in the revenue records. It is time that the administration took concrete steps to address the tenants’ one-point agenda of ownership rights. At stake are nearly 70,000 acres of state land in 10 Punjab districts that has been cultivated by tenants since 1905. Some of the land has already been taken over as military-owned dairy farms and for agricultural research. The provincial government and the military have continually overlooked the rights of the tenants, and as the 2000 move and the police violence on Monday show, have at times acted directly against the tenants’ welfare. The interests of the province and the military must be balanced against the tenants’ rights and the injustice they have long suffered.

Pakistan Property News: Govt asked to end speculation in real estate

LAHORE: The government should ban sale of residential plots in housing societies and restrict developers from selling houses and apartments, to end speculation in real estate sector in the country.

Given the measures are taken, around 160 allied industries, which create employment and reduce demand supply gap in the housing sector, would become operational. These views were expressed by the discussants in Jang Economic Session on ëBudget 2011-12- Priorities for Housing Sectorí, held here on Friday. The participants in the session included the chairman of Regional Standing Committee on Construction and Development, Federation of Pakistan Chamber of Commerce and Industry (FPCCI), Engineer Akber Sheikh, former chairman of Pakistan Industrial and Trader Association Front (PIAF) Irfan Qasir Sheikh, chairman of Regional Standing Committee on Housing and Cooperative FPCCI Capt ® M A Farooqi and Ali Builders and Developers chairman Malik Zahid Mustafa.

The event was jointly hosted by Sikandar Hameed Lodhi and Intikhab Tariq. Akber Sheikh said there was shortage of over eight million houses in Pakistan, while every year demand increased by a half million. He said Pakistani housing industry had 500 billion rupees annual portfolio so that the government separately dealt with the housing and real estate sector in the budget.

He called for tax exemptions for housing sector in budget. He said builders should be restricted from constructing multi-storey buildings in their society. He said that private developers had learned a lot from their experiences and started construction of houses, and now the government should also come on this side. He appreciated the Punjab governmentís Aashyana Housing Scheme, saying that it would not be sufficient to meet the housing demands of the public.

Irfan Qasir termed progress of housing and construction sector crucial, for economic growth of country. He said that the construction sector could create huge employment opportunities in no time. He said construction sector contributed two per cent in the total GDP of the country. He said unskilled labor also earned Rs 500 to 600 per day from housing sector. Stressing the need for the government to develop skill-development board for housing sectorís unskilled labor, he said it would reduce the mark-up rates for industry.

M A Farooqi said that, after agriculture, housing and construction sector was the second largest employment generating sector of Pakistan. He said that by improving this sector, growth of 160 allied industry could be enhanced. He said that, in the next budget, the government had announced development of new housing societies in every district of country. It would stop urbanization in the country, he said, calling for government support for Cooperative Societies. He demanded cutting down stamp duty, CVT, and sales tax from housing sector.

Malik Zahid Mustafa said that the government had never considered the housing sector an industry, pushing it on the verge of collapse. He said there was a large number of small developers in Pakistan but the government was discouraging them. He said that, presently, housing societyís approval fee was two rupees per square feet but the government was not ready to approve them even for Rs 1000 per square feet.

Dear friend, economic reasons & greed (not religion) were the cause of World wars 1 & 2. Same is true today. Science & Technology are tools which can be used for the benifit or destruction of mankind. Wars in Middle East & Elsewhere are good examples of use of technology for destruction purposes by greedy for economic reasons.

If you study Islam in detail you will notice that it guides all the mankind towards creation of a tolerant & amicable society in which everybody can live in peace.

I agree that there may be some people whose actions, on the name of Islam/religion, are contrary to the teachings of Islam. We should not generalised them.

I think for us, the Pakistanies, the Need of the Hour, is to bring tolerance, patience, mutual respect & decency back into our day to day affairs.

Pl. remember "Anger starts from foolishness & ends in shame"

May Allah Rab-ul-Ezzat be mercyfull to all of us.

Files, I Guess File is Bit easy to get and transfer, Best thing is some one on Your Behalf do Token Money and Go through some good delaer and only allocation file the Process is
Deal and Token Token Today
Process to buy Stamp peres Min 2 working days
in same Time CVT and Other Formailities can be done
Get DHA appointment when owner is also available usually dealers can get Transfer date in one or 2 days
Transfer papaers ready in 7 days if You pay urgent fees next day
You can Calculate if you take action from day one it is over in less than a week if Urgent fees paid.
The only problem is Deal and Token cant be done at so fast pace especially in plots where at each step of Bargain seller will try to confirm other offers. On the Other Hand if you pay more than market price then it is possible.
Dont tell You weakness to seller that you are here only one week then people will exploit you.

Thanks for your advice and you are right it's lot of headache in USA due to high property taxes/Maint fees/insurance cost so after paying every thing you don't get a whole lot plus danger of demanging the property too and for few thousand dollar, you can't even pursue case because attorenys are so expensive.

Well brothers let us look into our following two problems.

1. Some of us have savings & would, preferably, like to invest in a secure & Islamic way to have some regular income.
2. We have an acute shortage of housing units at national level.

The best way out for the people with savings, would be to invest in housing units & rent them out.

Main problem in the implementation of said proposal is lack of confidence among the investors due to usual disputes between the Tenants & Landlords. If we manage to take care of this problem we can help both the investors & tenants.

I invite all my valuable friends on this forum to contribute their ideas about "How we, as a nation, can reduce, if not eliminate, the Tenant - Landlord disputes" & help the nation to move forward.

In western countries all muslims have mortgages and credit cards with interest rates and it's hard to imagine life without them. No body has cash to buy home here like in paksitan so which category that comes in.Is this one is against islam or not.

2. Some property dealers have good values. CMY for instance advised me against selling a plot in bahria and buying in sukh chayn losing an opportunity to make money on both transactions. That was the only time i spoke to him over the phone, never met him and never spoke to him before or after him even on the phone but i witness his sincerity.

I dont know which western country you live in. I have been living in USA for 20+ years, studied here, worked her, and raising my family here. Even though most muslims use credit cards, most of these credit card users do not indulge in interest and use credit card as a charge card by paying what they spend every month. There are many people who dont use credit cards even as charge cards. Now there are many forms of sharia compliant mortgages available, some of the models you can argue about but the other models dont even leave room for argument.

When everybody has the right to hold his own view, don't insult others. Valid & prudent arguments with evidence (even from Quran & Sunnah) should be posted against any argument instead of taunting personally. Some people argue even not to talk of riba (or other haraam) as stated in Quran & as advised by our beloved Prophet Mohammad (SAW). I insist, let us bring all the arguments on the table & then let the individual decide: hell or heavan.

If one is not offering Salah, it does not implied that he should also be indulged in riba & other haraam activities; each one will have its own consequences.

Let’s see it from a different perspective, these days, the easiest way is to keep your money on haraam interest based bank & the most difficult is to put your money & yourself into the hassel of a halal business exposed to all risks. You need to ponder upon all possibilities. The dynamism & beauty of this phenomenon is to squeeze the human mind to bring new ideas & innovations. This will even triggers new technology & advancements. I have 2 Kanal plot in Chinar Bagh and i want to transfer it on my son's name. Dear Readers can anybody let me know how can i do it and what are transfer charges.

as far as i works in that area SO far DHA does`nt seems to be taking it, yes its the best future investment and safe one too, so far no litigation or problem like tht in this society along with AWT2.
after some years the future of chinar bagh will be the road which is coming from expo center towards valencia is heading towards CHINAR BAGH nd ll the continue towards ferozepur road.( these r the RUMORS in this area) to me it seems tht this thing can happen because punjab govt has acquired some land almost 7km behind for his employees scheme.
with MIAN SB IN THIS AREA, ANY PROGRESS CAN TAKE PLACE AT ANY TIME.;)
