DHA Islamabad phase-2

reference: DHA Islamabad web site.

As you could see the ex-commoners is now part of phase-2. it used to be DHA-2 ext but now it has been changed, development work is really slow but I think they will start giving possession in non-possession areas e.g. DD in next 12-18 months. No construction activity though.

FAROOQ replied on Thursday, December 23, 2010 02:31 PM PST

islamabad plots

dear all aoa,can you tell us the development status of following schemes:
1.I-15 islamabad
2.gulberg islamabad(IB housing society)
3.jinnah garden phase 1 and its extention.

Investor Islamabad replied on Wednesday, December 22, 2010 10:33 PM PST

Jinnah Garden in zone 5 islamabad is not going to develop in december 2018 because its case is in the NAIB ,because their land problem with CDA as CDA warn to people not invest therr.
Location wise is very good place. I really like the location and place of Jinnah Garden.

Syed replied on Thursday, December 23, 2010 04:41 AM PST

Gulberg IBECHS Phas-III Islamabad situated in Zone-V, about 08 K.M from Airport, CDA NOC approved,(Its old name is Pakistan Town phase-III, you can see on `wikimapia` search). Your mind will clear to see on wikimapia how it is precious land compresion to other societies. The plots have been given to only employees, you can purchase plot from any employee or real estate, they are transfable on ownership basis. Its development work will completed till December 2012, ballotting have been done, Gas Pipeline have been approved, and 120 feet wide Gulberg Expressway are being building from Airport chowk. Safe investment, no fear of grabing or double filing, no one can touch your plot even you go abroad upto 25 or 30 years, It is very suitable for overseas pakistanis and local investors, I can say it is a hidden Gold. plot size are 2-canal, 01-kanal, 12-marla, 10-marla, 07-marls,

Mian Nadeem replied on Thursday, December 23, 2010 02:01 PM PST

Info. regarding echo reduction.

Dear Experts,

I hope you will help me with my query, the lobby of my house is quite open more like a big rooms and it connects basement and first flooor lobbies as well since not much furniture or curtains can be placed out there , sound echoes a lot, can you please let me know what measures should be taken to reduce echo.

I would really appreciate your early eapertly advise.
Regards,
Tahir

tahir replied on Wednesday, December 22, 2010 04:57 AM PST

Expertly*

jameel replied on Wednesday, December 22, 2010 05:51 AM PST

No much can be advised without seeing the site. But Following thing decrease the ech
1. curtains
2. false ceiling
3. wood work
4.Thick wall papers.
5.Decrations like fancy lights hanging from the floor usually big like flowers made up of simple plastic material or Simple fancy lights made of special papers like globes [very cheap see ikea website]

jameel replied on Wednesday, December 22, 2010 05:57 AM PST

Get some idea from this site but I think lase ceiling leaving few inches gap with actual ceiling is best and cheapest

MS replied on Wednesday, December 22, 2010 04:43 PM PST

I'm amazed to see how can people issue technical solutions with no scientific back ground and global perspectives without any insight or experience.

Finally, Jameel sb. you guided to right link after your first misleading post.

Hi Tahir,
In Pakistan houses or any project are examples of waste of money.
Problem starts because engineering work is not done properly on the first place.
You were not suppose to discover this after the construction of house.

You must understand echo is natural in large spaces and without counter measures it will stay.
Some noise can get absorbed while you fill your house by stuff like sofa etc.

False ceiling with sound absorbing material is definitely a best solution but with renewed electrification work it will cost you fortune and since it was not considered in house design it will reduce the ceiling height.

Link given above is fine but are you willing for import and spend the cost?

I agree the resolution is not going to be free of cost, but to get a custom made cheap solution
contact some civil engineer. I know a talented engineer in Lahore who has experience in doing international commercial projects involving echo issues.
He may help you... His name is Jarrar Siddique. His phone is

Jameel replied on Wednesday, December 22, 2010 06:29 PM PST

MS, sahib we are helping each other why don't you put few lines what is correct in your opinion Rather than keeping all secret and trying to fish a client.

limu replied on Thursday, December 23, 2010 01:52 AM PST

First of all the loby
location you are describing is such that (stairways for going up and in the basement, should be having couple of doors and windows) echo should not generate. But since it does so the best thing you can do is to either go for acoustical celing pannels or acoustical partitions. It is the most effective stuff avilable to attain optimal sound conditions and same time best meet your aesthetic considerations. You might have to spen few bucks in engaging an interior decorator and he will do the rest. Hope it helps.

MAS replied on Thursday, December 23, 2010 02:05 AM PST

Mr. MS has denounced common sense based useful suggestions by Jameel in quite a contemptuous and disdainful manner. I was very impressed and was expecting to read some highly technical and informative piece in the following lines but this is what he had to add:

1.“You must understand echo is natural in large spaces and without counter measures it will stay.” I think Tahir already knows that, which is why he posted his question.
2.“Some noise can get absorbed while you fill your house by stuff like sofa etc.” Jameel pointed to curtains. Are the two statements not similar?
3.“it will cost you fortune and since it [i.e. false ceiling] was not considered in house design it will reduce the ceiling height”. I think that is why Jameel has given other suggestions as well besides false ceiling.
4.“Link given above is fine but are you willing for import and spend the cost?”. I think the link was supposed to help develop a better understanding of the issue, not to import the materials.

Mr. MS you could have made yourself very useful by just giving the
contact info of the engineer. How is your explanation more scientific or more technical or more insightful or less misleading is something I fail to appreciate. You have not added one bit of useful information other than the contact number.

I am amazed at how so many people (especially on our TV talk shows) survive so well by just being a loud mouth and by out shouting others.

Naveed Yaseen replied on Thursday, December 23, 2010 03:34 AM PST

Break flatness of space and surfaces by necessities or decorations. Especially at their centers.

Cover as much as acceptable by not-hard material. Small but scattered patches are better than large continuous pieces of same area.

Keep some doors, windows, vents open when possible

Try to orient seats/speakers at oblique angle to walls.

visitor replied on Thursday, December 23, 2010 05:16 AM PST

MAS, all the points you made are valid. I too was musing, "what an a$#^le" .... but in his defence he did end his post by being helpful. It is merely a difference in styles.
