UK to build 120 housing units in Charsadda

ISLAMABAD: The Prince of Wales Charity has announced to construct 120 houses in Charsadda district in Khyber Pakhtunkhwa province.

A 25-member UK delegation led by James Caan and of Prince of Wales Charity Managing Director John O Brien called on Interior Minister Rehman Malik at the Ministry of Interior on Monday.

The visiting dignitaries discussed the updated situation on flood devastation and rehabilitation work. The head of the delegation said that they would not only evaluate the losses of the flood devastation but will also construct 120 houses in Charsadda district in Khyber Pakhtunkhwa province.

Housing finance to GDP ratio less than 1%

KARACHI: Pakistan has one of the lowest ratios of housing finance to gross domestic product (GDP) in the world, according to a World Bank report on housing finance for low-income groups in South Asia.

The report said that in contrast to the impressive growth in the banking sector, Pakistan’s housing finance to GDP ratio is as dismal as some of the most underdeveloped countries in the world.

Loans for residential housing and construction amount to less than one per cent of the GDP in Pakistan. This is in stark contrast to India where the same ratio is seven per cent. The housing finance to GDP ratio is between 50 and 70 per cent in developed countries.

The report said that housing finance is out of the reach of low-income groups and housing finance loans are extremely expensive. Housing loans are normally provided to high-income groups and the share of private financial institutions is quite low.

The report said that the inclusion of the private sector is necessary for effective policy-making which can stabilise property rights and land administration prices. A property development framework can develop the building industry and help the residential housing finance market, the report said.

A registration system for mortgage loans was also suggested by the report. The system may be used to upgrade slums in an orderly manner and increase land values and tax collection.

Is it good or bad to have a plot on the boundry wall, considering that behind the boundry wall is the land for another housing society - a good reputable name(and not a village or a graveyard)?

Boundry wall plots normally treat and develop in end and treat as society border. Major facilities and commercials are always given to first blocks. These blocks will also be very close to main entrance or main roads.

Making Back Door on the wall will not be allowed in most cases so no way that you can enjoy the facilities given by other societies.

To understand more if you have a plot on boundary wall of small industry, or Sui Gas. On the other side there is DHA 5. Do you think that you can make a door and enjoy DHA level ?

Brother STRANGER, i am a middle class guy whose last 10 years of hardwork in the job has finally enabled him to get a plot on installments in DHA phase 8 and incidentally it happens to be on the boundry wall.

It might look futile to you, but for an ordinary man like me, its important to know if paying all these installments through the "sweat of my brow" for next 3 years will make any sense or should i just sell it off to buy at a better place right now.

I hope you understand the PERSPECTIVE Now.

It is not bad if already developed and you know the ground realities, usually they are sold bit cheaper than average plots, For living they are good but purely for investment should avoid as these are not quick sell.
On Boundary Plots are discouraged in market the only reasons are, Till possession available Boundary plots have uncertainty, Like usually they can be smaller or bigger, Not purely rectangular in shape and security risks are involved if behind is open place. As on map all are plots are considered same size so Boundary buyer keeps margin of these uncertainties.
Once plot is developed and possession is available and good society is on the Back then it no harm in buying, But as it still carries the "tag" of being boundary so price is about 5 to 10% cheap.

Basic facilities like shopping centre, club, mosque etc. are provided at central place and are away from boundry plots so cheaper and difficult to sell.

Keeping a newly constructed house locked!

Can someone suggest / share his experience about keeeping a newly constructed house locked for longer periods. Normally people don't recommend it, but when you don't have any option other than locking it, what necessary precautions one is supposed to take.Since the house is in Bahria, so i believe seeing the Bahria's security standards that no theft issues can be anticipated.Thanks

Good question. I do have a similar situation. I am an overseas Pakistani and am building a home in one of a regular Islamabad sector which is not gated community nor any security provided by the sector. How safe/unsafe is it to keep a house vacant for longer periods? I intend to visit there but no more than once a year.

I am thinking of keeping a full-time servant and a security guard in the evenings/nights for protection/maintenance purposes. Is that enough or should I expect to have bandits/druggies living there when I get there? I don't mind Jinns sharing my residence; it's the humans (just the bad ones) that scare me the most :-)

If anyone had any similar experience, please shed some light on this topic. Perhaps renting it out is a better option than keeping it vacant. I will have two sections of the home, of which I can at least rent one of them.

draw backs are

1)continous bahira maintenance fee is to be paid even house is not occupied.
2)Watch man salary to be paid
3)Chances of strong termite attack
4)Lost attraction in market if you are planning to keep it for resale
5)Constructed elevation will be out dated
6)Most important you will be loosing in term of time value of money and not getting any benefit from a constructed house.

When you have no options then you can leave it vacant in a sequre society like DHA, People on both sides usually complain as they have security risk from such house.
Few tips are keep the house locked, but leave the windows open. Pay special attention to roof and water drainage system. The Roof Slope should be good so that water may not stand on roof.
Keep water and gas supply closed and drain all water from Tank out.
Keep a sharing watchman like I have seen some Chokidar are looking after many houses and you ahve to pay little sum.
If you are absent for long time still there is ggod chance that your House will be ruined and usually it happens with Stagnant water on roof.

In my opinion rent it out to a small family with nominal rent who looks after as for as thay live there (but keep in mind just give it to Educated & with 1 or 2 kids or without kids.

If you will rent it out on nominal rent, the tennant will never ever vaccate the house as he will not be able to find the other place at the same amount of rent. In my opinion, you need to hire some one to live in your house to take care. You can lock the whole house except for one room for him to live.

@Habib,
Thanks for valuable tips but keeping the windows open sounds a good idea for ample ventilation if there comes no rain and heavy sand storms in the middle.However i think instead of keeping the windows fully open, one can keep them crack open but again the rain water !!
How about if i keep the house locked with one of my relatives visiting it once every two months, or it should be opened once in a month atleast.
